A Colorado Department of Public Health and Environment Certified Asbestos Building Inspector ("CABI") performed the assessment of the material. Upon arrival at the Property, the dumpster was found to be approximately half full of demolition/remodel debris. The CABI inspected the debris for suspect asbestos -containing material ("ACM") and collected a representative sample of five different suspect materials. The sampled materials were: 1) drywall with a textured light gray to light lavender surfacing material; 2) drywall with no surfacing material; 3) a cementitious grayboard; 4) cement board; and 5) black tar paper. The drywall with the textured surfacing material represented the greatest volume of suspect material by far. The samples were submitted to Reservoirs Environmental, Inc. laboratory in Denver, Colorado for asbestos analysis by polarized light microscopy. Although all of the suspect materials contained a fibrous component to some degree, none tested positive for asbestos content. All of the samples submitted were non -detect for asbestos which suggests that the material in the dumpster can be disposed as typical construction debris (i.e., non -ACM). The laboratory reports documenting the results are attached. Although the inside of the structure at the Property was not inspected, it is assumed that the demolition materials in the dumpster are representative of what remains inside. The equipment and materials used in replacing a roof are heavy and CSR&C and its subcontractors and agents are not responsible for driveway or curb cracking/damage that results from settling, compression, or inadequate support of your driveway and or curbs. 10. Replacing a roof frequently exposes preexisting structural problems. You agree that repairing preexisting structural problems is not a part of this contract and CSR&C and its subcontractors and agents are not obligated to make such repairs. The appearance of pre-existing reflections from sagging rafters or trusses may be accentuated by a new roof system and you agree that CSR&C is not responsible if this occurs. 11. Building codes and good building practices require that nails penetrate through roofing materials and a minimum of %" into the sheathing. If the sheathing is less than %" thick, nails will penetrate through the sheathing. Building codes also require that air-conditioning, water, electrical lines, and pipes be located a safe distance below roof decking. You agree that CSR&C and its subcontractors and agents are not responsible for nail penetrations or other occurrences to air conditioning, water, electrical line or pipes that are located below the bottom of the roof deck or any resulting damages thereof. 12. Properly installing a new roof may, and frequently does, require the removal and replacement of existing flashing_ During installation, wood siding, vinyl siding, stucco siding, and other exterior wall surfaces adjacent to the flashing may break, crack, or tear. You agree that CSR&C and its subcontractors and agents are not responsible for any damages to siding as a result of replacing flashing. 13. Removing & replacing a roof creates vibrations that may be transmitted throughout the house. You agree to remove items hanging from inside & outside walls, soffits & ceilings prior to construction beginning. CSR&C and its subcontractors and agents are not responsible for damages caused to or by falling objects. 14. It may be necessary to remove roof mounted equipment (e.g. satellite dishes, antennas, solar panels, weather stations etc.) You agree to remove and reinstall/adjust such equipment at your cost. CSR&C or its subcontractors and agents may remove such equipment if you fail to do so, but will have no obligation to reinstall or align the equipment and no liability for any damage caused. 15. The work will be deemed accepted by you unless you provide us with written notification within 10 days after completion of the work, specifying any and all alleged deficiencies in the work. Any alleged damages or deficiencies not reported within that time frame shall be deemed forever waived and released by you. 16. For any warranties to be valid, the contract must be paid in full.
