These photographs were sent to provide information for the analysis of the front wall to resist the wind load required by the City of Wheat Ridge Building Department, This garage was framed with dimensions of 24'-3" x 39'-3 ". The roof was a 4/12 pitch. The opening widths in the fi-ont wall were 164", 3' -2" and 3' -0". The width of the shear panel at the comer adjacent to the overhead door was approximately 8". The 2009 International Residential Code requires a minimum shear panel width of T-Y at this location. Based on the calculations for this wall the required shear strength is 117 plf For 7/16" Oriented Strand Board (OSB) sheathing attached with 1-1/2" x 16 gage staples the allowable shear strength is 139 plf which is greater than 117 plf, therefore, the wall should be adequate to resist a. 100 mile per hour exposure B wind load if the OSB is attached with 1-1/2" x 16 gage staples or 8d nails spaced at 6" on center at all edges and 12" on center in the field. Please provide clarification on the height of the shed being placed on the property. The height of your shed will determine the setbacks required for it. The height of the shed is determined at mid- roof, halfway between the bottom of the eave and the peak. 2. As the site plan shows, the rear yard setback is set at 2'6" and side yard at 3'(or less). These setbacks will be required to be increased City code states, sheds less than 8 feet in height are required to have a minimum side and rear setback of 5 feet and setbacks of 10 feet if the shed is over 8 feet in height.
