First, a temporary parking lot, measuring approxiinately 200 L.F. (WadswoRh frontage) by 350 L.F., was designed for the area direcUy south of the existing service facility. A drainage report and plan for the pazking area was prepared by Martin Design, Inc. and approved by the City of Wheat Ridge on Mazch 25, 1997. Briefly, the majority of the proposed grading for this design consisted of slopes directed to the west, away from Wadsworth Blvd. A small azea, located at the northeast corner of the site, was to remain essentially unchanged, maintaining the tustoric pattern of drainage towazds Wadsworth Blvd. Finally, uid most importantly the surface of the entire temporary parking area was to consist of a Class 6 road base, placed 6-inches in depth. On September 29, 1997 this entire azea was paved with an asphalt surface, at the direction of Chesrown Ford representatives. A drainage report and plan for this surface type was never submitted to the City for review and approval. In addition, the City was not notified prior to the commencement of this wark, and Chesrown Ford representatives did not attempt to obtain prior authorization from the Public Works, Planning or Building Departments. Please be aware that subsequent inspections of the parking lot suggest that a substantial azea of this pazking/sales lot azea now appears to be sloped towazds the noRheast corner and Wadsworth Blvd.. This grading, combined with the rainfall intensities associated with a major storm, the increased imperviousness of the asphalt surface placed, and no detention facilities to control this flow, create a situation that could have a significant and adverse impact on Wadsworth Blvd. rj Recvcieo RnNta Mr. Rudy Blea CDOT Page 2 Secondly, the City would like to make you aware of a potential access problem on Wadsworth Blvd. as a result of the new parking/sales lot. As you may be awaze, there is an existing curb cut on Wadsworth that has historically served as access only to Chesrown's service center. It now appeazs that this curb cut is also being used to provide access to the new pazking/sales lot to the south of the existing service center. The City is pursuing all relevant avenues of enforcement within its authority as a result of these and other violations that have occurred as a result of the recent consmxction activities on the site. It would be appreciated if CDOT could investigate within its authority, the two issues presented and provide the City with a copy of the violation(s) determined, along with any actions that will be pursued to correct these violations.
