The following scope of work and drawings aze submitted to the Wheatridge Building Department for
modifications to the structure at 3660 N. Wadsworth.
Area-l-Entrv
Install new handicap entry ramp to be wood framed. Remove existing canopy to allow proper head
clearance per UBC (must have 7'0") head clearance. Patch holes in siding caused by demo. Demo and
reframe wmmon wall between storage (D and front entry to allow 60" diameter for wheelchair entry.
Area-I A-Livine Room
Demo and reframe existing doorway from entry to living room for ADA compliance, (see drawing pg. ] 0)
Demo and dispose of existing reception counter, remove exis[ing wood wall panel, patch wall and texture
to match existing frame, and rock new divider partition and install wood header in bearing wall and install
new French doors, frame and rock new corridor partition. Recess ceiling light fixtures.
Area-2Hallwa
Demo and remove existing base and upper cabinets, and counter tops, remove and dispose of existing
carpet, remove existing door into closet adjacent to bathroom and replace with custom made door, patch
and texture all drywall as neaessary, install new oak base and upper cabinets complete with new counter
tops instal] new phone jacks at counter height for fax and phone, existing electrical outlets to remain.

Area-3-Southwest Room
Demo and remove free standing paRition and cabinet, remove wallpaper, patch wall walls and apply orange
peel texture as required, demo and remove all plumbing pipe and fixtures, demo and replace existing door
with custom single panel door to match existing, recess ceiling ]ight fixtures.
Area-4-SoutheasY Room
Demo and remove free standing partitions, closet and work area, all counter tops and cabinets, plumbing,
patch drywall and texture as required, recess ceiling light fixtures.
Area-S-East Bathroom
Demo and remove existing toilet, sink, existing medicine cabinet. Supply and install new flat mircor,
provide and install new custom door, provide and install new toilet and wall mount sink, provide and install
❑ew light fixture.
Area-6-South East Room
Demo and remove existing partitions and cabinets, demo and remove existing soffit, demo and remove all
plumbing fixtures demo and patch hole for electrical floor outlet, supply new custom door to match
existing install new baseboard / trim as necessary, recess ceiting light fixtures, and instal] new light switch
for light fixtures adjacent to new entry.
Area-7-North East Room adiacent to kitchen
Demo and remove existing partitions demo existing cabinets and counter tops, demo and remove al]
plumbing fixtures, patch and texwre plaster and drywall as necessary. Recess ceiling light fixtures.
Area-8-Back Porch Office
Demo and remove existing ceiling and wall paneling, install new drywall ceiling, patch and texture drywall
as required by demo process. Install two new electrical wall outlets and recess ceiling light fixtures.
Area-9-Kitchen
Demo and remove existing base and upper existing cabinets, demo existing drywall soffit, provide a new
ADA framed opening from N.E. middle room, supply and install new oak base and upper cabinets and
counter tops, supply and install new custom door, supply and install new sink, faucets and garbage
disposal, install new GFI electrical outlets, outlet for new garbage disposal and install dishwasher.
Area-lO-North East (ADA) Bathroom
Demo and remove west wall of existing toilei room to allow for handicap / wheelchair access, widen
existing doorway for wheelchair access, provide new door and hardware including lever latch as required,
demo and remove existing toilet and sink, provide and install new ADA toilet and sink, suppty and install
new mirror per ADA requirements, provide and install new light fixture, relocate existing hot wacer
radiator. frame and rock new west wall to accommodate new lay-out of toilet room.

plumbing and electrical demoli[ion / clean up.

Demo and remove existing ceiling, relocate existing hot water supply pipe to "clean up" ceiling and allow
for maximum ceiling height.
