The garage was constructed with 4 inch CMU block with a brick veneer. It is recommended that the CMU be reconstructed with #4 verticals at 48 inches on center spacing, minimum, and bond beams placed at the middle of the wall and also at the top of the wall. It is acceptable to have the top bond beam be placed on the second to last course. The vertical reinforcing is to extend a minimum of 24 inches into the CMU stem wall below. The vertical reinforcing is also to be fully grouted. These statements represent the opinions of the undersigned based upon the information presented in this report. This report is based upon a relatively short time observation ("snapshot in time") and some of the information may have been supplied by others. Unless specifically noted below this report does not cover electrical, mechanical/plumbing or subsoil conditions including the existence of mold.
