as 3658 Teller Street; is in violation of the Wheat Ridge Code of laws.

Specifically, violations based on the adopted 2003 International Property Maintenance Code (IPMC) existing on
such property because of the following conditions.
WINDOWS: 2003 IPMC Section 304;.13 Every window, door and frame shall be kept in sound condition and
weather tight.
2003 IPMC Section 304.13.1 All glazing materials shall be maintained free from cracks and
DOORS: 2003 IPMC Section 304.15 All exterior doors, door assemblies and hardwareshall be maintained
in good condition. Locks at all entrances to dwelling units, sleeping units and common laundry or storage
facilities shall tightly secure the door. Locks on means of egress doors shall be in accordance with Section 702.3
2003 IPMC Section 702.3 Egress doors shall be readily opertable from the side from which
egress is to be made without the need for keys, special knowledge or effort.

2003 IPMC Section 304.18.1 doors providing access to a dwelling unit shall be equipped with, a
dead bolt lock designed to be readily openable from the side from which egress is to be made without the need
for keys, special knowledge or effort and shall have a lock throw of not less than I inch.
(Front door was electrically charged now that screw(s) removed that created the charge; the wiring needs to be
properly repaired. The rearscreen door to open and self close and latch properly.)

2003 IPMC Section 603.4 All safety controls for fuel burning equipment shall be maintained in
effective operation. Tenantshall be provided access at all times to his4hers heating
eqUillillnent, A licensed general contractorshall obtain a porill to Install the coffect type of
ELECTRICAL 2003 IPMC Section 604.3 Where it is found that the electrical system in a structure constitutes
a hazard to the occupants or the structure by reason of inadequate service, improper fusing, insufficient
receptacle and lighting outlets, improper wiring or installation, deteriorated or damaged, or for similar reasons,
the code official shall require the defects to be corrected to eliminate the hazard.
FIRE PROTECTION SYSTEMS 20031PMC Section 704.2 Single or multiple-station smoke alarms
shall be installed and maintained at all of the following locations: 1. on the ceiling or wall outside of each
separate sleeping area in the immediate vicinity of bedrooms. 2. in each room used for sleeping purposes. In
addition, state law requires a carbon monoxide detector located within 15 feet of all sleeping areas.
INTENT 2003 IPMC Section 101.3 This code shall be construed to secure its express intent, which is to
ensure public health, safety and welfare in so far as they are affected by the continued occupancy and
maintenance of structures and premises. Existing structures and premises that do not comply with these
provisions shall be altered or repaired to provide a minimum level of health and safety as required.
Corrections shall commence within 10 business days from receipt of this notice. If commitments are not
met the building will be posted "UNSAFE TO OCCUPY".
The above requirements for correction were sent to you via registered mail return receipt last year in June. I
received notice from a tenant that there were gas leak issues and wben inspected I found that no items were
corrected or were installed poorly and or without permit or inspections.
The following items are in addition to the above that need to be corrected.
