This letter is to inform you that the property located at 7170 -7182 W 44 Ave /4380 Teller St. is
located within the corporate limits of the City of Wheat Ridge, Colorado. The property is part of
the Lathrop Subdivision, and has schedule number 024414 and parcel ID 39- 234 -02 -022 assigned
by the Jefferson County Assessor. The property is zoned Restricted Commercial (RC). This
district is established to accommodate various types of office uses performing administrative,
professional, and personal services, and to provide for a limited range of retail uses which are
neighborhood oriented.
Based on records from the Jefferson County Assessor, the current building was
constructed in 1962. It was constructed prior to the incorporation of the City of Wheat
Ridge, which did not occur until 1969. The Jefferson County Assessor classifies this as a
Commercial property.
The property contains three residential apartment units in addition to the commercial
units. New residential occupancies are not permitted in the RC district. However,
residential uses that were in existence on March 11, 1997 are permitted and may be
continued, extended, enlarged and /or reconstructed so long as no additional dwelling
units are created.
You have asked for verification that the three residential units are legally non-
conforming. Due to the age of the building, the Community Development department
does not have any records of the residential units. Additionally, the seller did not own the
building during the period for which proof of existence is required and therefore has no
records. It is a reasonable assumption that these units are in compliance with code
requirements to be permitted as existing residential in RC, however, it cannot be
confirmed with 100% certainty.

I would appreciate if the person who is going to come out to the
property to see about the dumpster storage area, could give me a
cail the day before so I can be there if there are any questions, the
property is limited to parking spaces already so there is not very many areas
to chose from. If a phone call could come from the inspector, I would gladly
rearrange my schedule to be there when he or she comes.
