REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. The Contractor shall Indemnify and hold the Owner harmless from all liens, or claims of rights to enforce liens, against the Property or the improvements arising out of any work to be performed or labor or materials to be furnished under this agreement. Neither final payment by the Owner nor acceptance of the improvements shall constitute a waiver of this indemnity, and If any lien or claim for lien shall at any time be flied the Contractor shall refund to the Owner all moneys the Owner may be compelled to pay In discharging the lien Including all costs and a reasonable attorney's fee. 14. Assignment. The Contractor shall not assign this agreement or any amount payable hereunder without the prior written consent of the Owner. The Contractor shall, upon request of the Owner, disclose to the Owner the names of all subcontractors or other persons with whom it contracts or intends to contract with or hereafter contracts with in connection with the performance of this agreement. 15. Correction of defauhs. All Contractor's work shall be completed in a good workmanlike manner. The Contractor will, for a period not to be less than one (1) year after completion of the building, at the request of the Owner wrrsect any defaults due to faulty materials or workmanship, without cost to the Owner, and neither the final payment by the Owner nor the final acceptance by the Owner of the improvements shall relieve the Contractor from responsibility for any defect In materials or workmanship. Any warranties offer by Contractor, suppliers, or other vendors will not be diminished by this section. 16. Protection. During the conduct of contractor's work, Contractor shall protect the building premises, adjacent property and the public from damage, and be responsible for any damage or injury due to Contractors actions or neglect. 17. Dispute Resolution. In the event of a dispute over the enforcement or interpretation of this contract, which results In arbltration or litigation over the terms and conditions of this contract, or the rights, duties and obligations of the respective parties under this contract, the prevailing party, shall be awarded its reasonable costs and attomey fees related to resolving any such arbitration or litigation IS. Extras. No claim for payment (in excess of the amount set forth in paragraph 4) for extra labor or materials of any kind shall be made by the Contractor or shall be payable by the Owner unless the same Is performed or furnished pursuant to a written agreement executed by both the Owner and the Contractor. 19. Unemployment insumnee and taxes. The Contractor shall pay, at the Contractor's own cost, all taxes and impositions in connection with the work or materials to be performed or furnished, including, but not limited to, state and federal unemployment and old age benefit tapes, income tax, sales taxes, use taxes, and excise taxes. 20.
