Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be J
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

S. OWn-up. Contractor shall keep the premises free from accumulation of waste material and rubbish.
Before the Contractor Is entitled to the payment provided for in subparagraph 5(b), the improvements on the entire
property, as well as all parking areas and appurtenances, shall be to "broom dean" condition, completely free of all
trash, rubbly, debris, boxes, wrappings, etc., and all of the Contractor's equipment as well as any leftover materials and
Inventory. In the event the Contractor does not perforin this clean-up operation to the Owner's satisfaction, the Owner
may, after 48 hours' written notice to the Contractor, perforin the dean -up operations with owner's own contractor or
agents, charging the Contractor with the cost thereof, plus 10 percent, and deducting the same from the payments
provided for In paragraph &
9. Permits and 1/C2nses. The Contractor shall at its cam cost and expense apply for and obtain all necessary
building, occupancy, and other governmental permits and licenses required in connection with the construction and for
the use and occupancy of the improvements with the appurtenances, The price for the same Is part of the "total pry'

conform to all rules and regulations of the applicable Fire Department or Fire Protection District, any other special

subcontractors, agents, or employees, or arising In or about the Property at any time from the date of this agreement

12. Insurance. The Contactor shall at all times, commencing with the date upon which this Contract begins,
carry the Wowing types of insurance with an Insurance carrier or carriers acceptable to the owner and the leader and

which are on or about the property, in an amount equal to the full insurable value of the improvements and materials,
such insurance to be made payable to the Owner and the Contractor, as their interests may appear, with standard
mortgagee endorsement to favor of the lender, If applicable. Contractor shall also have In effect, "Completed
operations" or similar coverage, in a form acceptable to Owner, which shall affiord coverage not on a calms -made basis,
but on an event-cf-eonsbwdon basis.

13. Uens. The Contractor shall Indemnify and hold the Owner harmless from all Hens, or claims of rrghts to
enforce liens, against the Property or the impnmmivads arising out of any work to be performed or labor or materials
to be furnished under this agreement. Neither final payment by the Owner nor acceptance of the lmprovenerrts shaft
constitute a wahver of this indemnity, and d any lien or claim for lien shall at any time be filed the Contractor "I

14. Assignment. The Contractor shall not assign this agreement or any amount payable hereunder without
the prior written consent of the Owner. The Contractor shall, upon request of the Owner, disclose to the Owner the
names of all subcontractors or other persons with whom It contracts or intends to contract with or hereafter contracts
with In Connection with the performance of this agreement.
15. Cwrectbn of defaults. AN Contractor`s work scrag be completed In a good worim anlike manner. The
Contractor wig, for a period not to be less than one (1) year after completion of the building, at the request of the
Owner correct any defaults due to faulty materials or workmanshi6 without cast to the Owner, and neither the final
Payment by the Owner nor the final acceptance by the Owner of the improvements shag relieve the Contractor from
responsibility for any defect In materials or wod manshlp. Any warranties offer by Contractor, suppliers, or other
vendors will not be diminished by this section.
16. Protection. During the conduct of Contractor's worn, Contractor shall protect the building premises,
adjacent property and the public from damage, and be responsible for any damage or injury due to Contractors actions
or neglect.
17. Dispute Resolution. In the event of a dispute over the enforcement or Interpretation of this contract,
which results do arbitration or litigation over the tein and conditions of this contract, orthe rights, duties and
