Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

1. This permit as issued based on the information provided in the permit application and accompanying plans and specifications and is

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Budding
Official and may be subject to a fee equal to one-half of the original�permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

the Contractor shall be to the satisfaction of both the Owner (aril Owner's Lender, if appiicable), and payment shall be
made only for such work and materials as are accepted by the Owner (and the lender, if applicable); provided, however,
that the Owner (and the lender, If applicable) shall not arbitrarily withhold acceptance of such work and materials or
payment so long as the Contractor makes satisfactory progress and performs all of its obligations in accordance with and
pursuant to all the terms and conditions of this Agreement.
4. Con&wprice.
(a) The total conftd price for all work, materials, and labor to be fumlshed and performed by the
Contractor shah be in the fixed or "total price" amount of g =34.73136 provided.
(b) In the event that a change in design and/or deletion of materials result In a cost ravings to the
Contractor, then and in that event said oast savings, in its entirety, shall be passed on to the Owner as a deduction from
the total price. Included In the cost savings shall be any overhead or profit attributable to the change In design or
deletion of materials resulting in less mcpenditure of labor and/or materials on the part of the Contractor, any
subcontractor, or any material supplier.

b) Upon substantial completion (as defined in 6a below), and acceptance of all work by the Owner,

1. Contractor must also furnish to the Owner a complete release of all liens, in form
satisfactory to the Owner, from all persons, firms, and corporations who have
performed work or supplied materials for or In connection with this agreement as well

which any Men could be flled.
2. All work mWIring inspection by any govt rnmentai authorities having jurtsdictlon has
been duly inspected and appmvsed by such authorities and by the applicable Rre
Protection District, and all requisite certificates of occupancy and other governmental
approvals, licenses, and permits have been duly Issued.
3. If the Owner does not accept the work done by the Contractor, any reserves necessary
to correct faulty work or to replace unsuitable maters will be withheld.
4. If applicable, Actual Cash Value (ACV) from Staterlent of Loss for this insurance claim
must be received from the insurance company, and subsequently, released to the
Owner by the lender of the community.
c) After completion and acceptance of all work by the Owner, the remainder of the contract price
$ 34 41L92 will be paid once die following conditions are met;
1. Contractor must also furnish to the Owner a complete release of all liens, In form
satisfactory to the Owner, from all Persons, firms, and corporations who have parformod
work or supplied maftth for or in connection with this agreement as well as an affidavit
by the Contractor that the releases indude all the labor and materials for which arry lien
could be filed.
2. All work requiring Inspection by any governmental authorities having jurisdiction
has been duly Inspected and approved by such authorities and by the applicable Fire
Protection District, and all requisite certificates of occupancy and other governmental
approvals, licenses, and permits have been duly issued.

completion date shall be extended by a reasonable amount given such cir urnstances. The imposition of liquidated
damages is not the exxJushre remedy available to the Owner, and Owner reserves the right to pursue additional damages
and/or to terminate this Agreement on account of ContracWs bre, and or other non-perfbrmanee.

proceedings are commenced against it (and are not discharged within ten days), the Owner may, and without prejucice

any part thereof, and all tools, equipment, and supplies and finish the work by whatever method it deems expedient. In
such event, the Contractor shall not be entitled to receive any further payment urd the work Is finished. if the Owner's
expense to complete exceeds the unpaid balance an this Agreement, the Contractor shall promptly pay the crdlerence to
the Owner on demand. The Owner's egwnse of completion shall be established as the actual cost of construction plus
10 percent additional for overhead and supervision (and in the event the construction Is not completed until after _M

a. Clean-up. Contractor shall keep the premises free from accumulation of waste material and rubbish.
Before the Contractor is entitled to the payment provided for in subparagraph S(b), the improverneras on the entire
property, as well as all parking areas and appurtenanoes, shall be in "broom dean" condition, completely free of all
trash, nAft , debris, boxes, wrappings, etc,, and all of the Contractor's equipment as well as any leftover materials and
lnvemiory. In the event the Contractor does not perform this clean-up operation to the Owner's satlsfactIM the Owner
may, after 48 hours' written notice to the Contractor, perform the dean -up operations with owner's own contractor or
agents, charging the Contractor with the cost thereof, plus 10 percent, and deducting the same from the payments
provided for in paragraph S.
9. Permft and licenses• The Contractor shall at its own cost and expense apply for and obtain all necessary
building, occupancy, and other governmental permits and licenses required in connection with the construction and for
the use and occupancy of the Improvements with the appurtenance's. The price for the same is part of the "total price
Identified above, and shall not be in addition to the total price. The Contractor shall at all times strictly comply with and
conform to all rules and regulations of the applicable Fire Department or Fire Protection District, any other special
districts, and to all laws, ordinances, and regulations (Including but without limitation all applicable building codes and
requirements) of all governmental authorities relating to the manner of doing the work to be performed under this
agreement.
10. Tew PMW taonsirrrctlon. The Contractor shall provide and furnish at its own -cost all necessary sanitary
teeilities during the period of world on this scope.
11. IndemnRy. The Contractor shall indemnify the Owner and hold it harmless against all liabilities, claims,
and demands for personal Injury or property damage arising out of or caused by any act or omission of contractor, its
subcontractors, agents, or employees, or arising in or about the Property at any time from the date of this agreement
until final completion of the scope The Contractor shall use proper care in the performance of its work so as not to cause
damage to any adjacent property, or injury to a third party, and the Contractor shall indemnify and hold the Owner
harmless from any gabilitles, Bairns, or demands for damage to such adjoining or adjacent property, or injury to a third
party.
12. lnsara=. The Contractor shall at all times, commencing with the date upon which this Contract begins,
carry the following types of Insurance with an insurance carrier or canters ameptable to the Owner and the Lender and
In policies approved by the Owner and the Lender.
(a) Workers' compensation irmrance fully covering an persons engaged In the performance of this
.agreement in accordance with Colorado law.
(b3 Public (iablifty insurance covering death or bodily injury with limits of not less than $1,000,000
for One penin wW S2,000,0W for any one accident or disaster and property damage coverage with limits of not less
than $2,000,000 which insurance shall name the Owner as an additional insured.
W "Builder's risk" insurance agalnst damage or destructlon by fire and full extended coverage
Including vandalism and malicious mischief, covering all improvements to be erected and all materials for the same
which are on or about the Property, In an amount equal to the full insurable value of the improvements and materials,
such insurance to be made payable to the Owner and the Contractor, as their interests may appear, with standard
mortgagee endorsement in favor of the Lender, if applicable. Contractor shall also have in effect, "completed
operations" or similar coverage, in a form acceptable to Owner, which shall afford coverage not on a cialms-made basis,
but on an event -of -construction basis.

13. Uens. The Contractor shall IndemnTy and hold the Owner hamfess from all Hens, or damns of res to
enforce liens, against the Property or the improvements arising out of any work to be performed or labor or materials
to be furnished under this agreement, Neither final payment by the Owner nor acceptance of the Improvements shall
constitute a waiver of this Indemnity, and 9 any lien or claim for lien shall at any time be filed the Gontractar stat,
refund to the Owner all moneys the Owner may be compeHedto pay in discharging the lien Including all costs and a
reasonable attorney's fee.
14. Assignment. The Contractor shall not assign this agreement or any amount payable hereunder without
the prior written consent of the Owner. The c7ontracw shall, upon request of the Owner, dlscdose to the owner the
names of all subcontractors or other persons with whom It contracts or intends to contract with or hereafter contracts
With in connection with the performance of this agreement.

responsibility for any defect in materials or Workmanship. Any warranties offer by Conuxtor, suppliers, or other
vendors will not be diminished by this section.
16. Praftction. During the conduct of Contractor's worker Contractor shall protect the building premises,
acbacent property and the public from damage, and be responsible for any damage or Injury due to Contractors actions
or neglect.
17. D%Wft Resolu ibn. In the event of a dispute over the enforcement or Interpretation of this contract,
which results In arbitration or litigation over tare teen and conditions of this contract, orthe rights, duties and
