Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

made only for such work and materials as are accepted by the Owner (and the lender, If applicable); provided, however,

(a) The total contract price for all work, materials, and labor to be furnished and performed by the

of this claim.

S. Clean-up. Contractor shall keep the premises free from accumulation of waste material and rubbish.
Before the Contractor Is entitled to the payment provided for in subparagraph S{b), the improvements on the entire
property, as well as all paridng areas and appurtenances, shall be in "broom dean" condition, completely free of all
trash, rubbish, debris, booms, wrappings, etc., and all of the Contractor's equipment as well as any leftover materials and
Inventory. In the event the Contractor does not perform this clean-up operation to the Owner's satisfactiM the Owner
may, after 49 hours' written notice to the Contractor, perform the dean -up operations with owner's own contractor or
agents, charging the Contractor with the cost thereof, Pius 10 perMM and deducting the same from the payments
provided for lin paragraph S.
9. PermPts and licenses. The Contractor shall at its own cost and expense apply for and obtain all necessary
bullding, occupancy, and other governmental permits and licenses required in connection with the construction and for
the use and occupancy of the Improvements with the appurtenances. The price for the same Is part of the "total price"
Identified above, and shall not be in addition to the total price. The Contractor shall at all times strictly comply with and
conform to all rules and regulations of the applicable Fin: Departs nt or pre Protection District, any other special
districts, and to all laws, ordinances, and regulations (including but without limitation all applicable building codes and
requirements) of all governmental authorities relating to the manner of doing the work to be performed under this
agreement

facilities during the period of work on this scope.
11. Indemnity. The Contractor shall indemnify the Owner and hold it harmless against all liabilities, claims,
and demands for personal injury or property damage arising out of or caused by any act or omission of contractor, its
subcontractors, agents, or employees, or arising In or about the Property at any time from the date of this agreement
until final completion of the scope The Contractor shall use proper care in the performance of its work so as not to cause
damage to any adjacent property, or injury to a third party, and the Contractor shall indemnify and hold the Owner
harmless from any liabilities, claims, or demands for damage to such adjoining or adjacent property, or injury to a third
party.

which are on or about the Property, in an amount equal to the full insurable value of the improvements and materials,
such Insurance to be made payable to the Owner and the Contractor, as their interim may appear, with standard
mortgagee endorsement lin favor of the Lender, If applicable. Contractor shall also have in effiect, "completed
operations" or similar coverage, in a form acceptable to Owner, which shall afford coverage not on a elms -made basis,
but on an event -of -construction basis.

14. Assignment. The Contractor shall not assign this agreement or any amount payable hereunder without
the prior written consent of the Owner. The Contractor shall, upon request of Me Owner, disclose to the Owner the
names of all subcontractors or other persons with whom It contracts or intends to contract with or hereafter contracts
with In connection with the performance of this agreement
15. Correction of dtfaults. AN Conbw* e's work shall be completed In a good workmanlike manner. The
Contractor will, for a period not to be Im then one (1) year after completion of the building, at the request of the
Owner correct any defaults due to faulty materials or workman hips without cost to the Owner, and neither the final
payment by the Owner nor the final acceptance by the Owner of the improvements shall relieve the Conor from
responsibility for any deflect In materials or w rkmanshlp. Any warranties offer by Contractor, suppliers, or other
vendors will not be diminished by this section.
16. Protection. Oaring the conduct of Contractor's work. Contractor shall protect the building premises,
ackacent property and the public from damage, and be responsible for any damage or Injury due to Contractors actions
or neglect.
17. Dispute ReWuthn. In the event of a dispute over the enforcement or interpretation of this contract,
which results In arbitratlon or litigation over the terms and Conditions of this contract, orthe rights, duties and
obligations of the respective parties under this cow the prevailing party shall be awarded Its reasonable costs and
attorney fees related to resolving any such arbitration or litigation
18. B*w. No claim for payment (in excess of the amount set forth in paragraph 4) for extra labor or
materials of any kind shall be made by the Contractor or shall be payable by the Owner unless the some is performed or
furnished pursuant to a written agreement wiecuted by both the Owner and the Contractor.
