Boa 3028 Englewood, CO 80161 RE: lnsured: Bergey Location: 2675-2695 Sheridan Blvd, Wheat Ridge, CO Claim Numbi,r. 00-221-063154 Lutz Engineering Job No: 17022.01 Mr. Miller: As requested, I have investigated the reported snow-load damage to the apartment building located at 2675-2695 Sheridan Blvd in Denver, Colorado for the purpose of determining which portions of the structure had been damaged and recommending appropriate repairs. OBSERVAT[ONS The subject structure is a single-story multi-unit apartment building with a l-shape configuration. The interior party walls consists of 8" concrete masonry unit (CMU) wliile the exterior walls consisl: of4" brick and 4" CMU. 'Fhe roof framing consists of2x6 rafters sFaced at 24". 'Fhe rafters are supported at midspan with 2x4 strong-backs and kickers extending down to interior walls. Hips and valleys are framed with 2x8 boards. The roof over the north wing of the apartment building is sagging in several areas (Piiotos I through 3). 'Fhe sagging is due to inadeyuate framing, resulting in deflection ove time, combined with new damage Iikely caused by recent snow loads. The hip, ridges, and v iIley at the west end ofthe north wing have deflected significantly due to inadequate support and broken members (Photos 4 a.nd 5). Inadequate temporary repairs have been performed in this area (Photo 6). Three areas along the north roof face of the narth wing have sagged due to broken m.mbers and rotation of strong-bachs (Photos 7 and 8'L 'Fhe strong-backs were not adequately po~ itioned to prevent rotation when subjected to snow-loads. LIMITATIONS My investigation was limited to the damage to the structure resulting from snow loading as noted above. Lutz Engineering, L,LC did not review the adequacy ofthe existing structure and d)es not accept responsibility for existing deficiencies in the structure. In accordance with buildir g code requirements for repairs to damaged structures, repair recommendations provided in thi~ report restore damaged portions of the structure so as to comply with current buildin;; code requirements but do not address code compliance of undamaged portions of the structu -e. The owner should be informed that the potential for future damage to theroofcould be minim zed by bringing the remaining portions of the roof structure up to code.
