Driver. We investigated the alterations done by Mr.Tucker, who is the contractor we were told who performed the alterations to her home. The work we observed by Mr. Tucker without obtaining proper permits and inspections are as follows: 1. Full kitchen remodel. Relocated appliances, added kitchen island, resized window. Electrical may not have been done to code. Improper spacing of receptacles, lack of tamper -proof and GFCI receptacles, electrical circuits on incorrectly sized breakers, unable to verify wiring behind walls. Kitchen sink not hooked up to drain. 2. Ceiling height raised throughout and vaulted. a. Unable to verify method of framing of ceiling. Concern is that roof/ceiling assembly may not be structurally sound in vaulted areas. Owner stated that all the insulation was removed and never put back in place. 3. New ceiling lights throughout vaulted area. a. Unable to verify wiring methods. 4. New walls added and furred out in affected areas. a. Unable to verify framing methods. 5. New door opening cut into brick wall inside garage to access house. a. Concerns of how opening was cut. Appears opening was made into a bearing wall, which may require structural design by a licensed professional. 6. New enclosure around equipment located in garage. a. Concerns of proper combustion air for equipment enclosed in enclosure. 7. New laundry room. a. Unable to verify wiring behind walls, electrical circuit on incorrectly sized breaker, opening was made for dryer exhaust to vent illegally into garage 8. Full bathroom remodel with steam shower. a. Unable to verify rough plumbing and electrical installed behind walls were installed to code. 9. New AC, furnace, ductwork in crawl space. Owner stated that the furnace had to be disabled due to improper installation and improper venting. It is our opinion that when the proper permits are obtained, the items listed above will need to be inspected by removal of drywall to verify code compliance and may need corrective actions taken to bring up to minimum standards.
