This report presents the findings and conclusions reached as a result of my investigation. Backaround: The subject residence is a single-story, wood-framed structure (Photo 1). For the purpose of this report, the front of the house is assumed to face west. A covered breezeway connects the house with a two-car garage. An addition has been constructed at the east end of the house (Photo 2). The walls of the residence appear to be of masonry construction. The roof consists of several different types of construction. The roof over the west portion of the house and the breezeway is framed with 2x6 roof rafter spaced at 24 inches with 2x4 and 2x6 ceiling joists spaced at 16 inches. The roof over the east poRion of the original house is vaulted and is framed with 2x8 rafters spaced at 16 inches. The roof over the garage is framed with bolted wood trusses. The roof framing over the addition, which is also vaulted, could not be directly observed and is of unknown construction. Observations and Recommendations: The owner has reported three problems as follows: Sagein¢ Roof Structure: Noticeable deflections have developed in the roof structure over the breezeway and west poRion of the house (Photos 3 and 4). The deflections are consistent with being caused by the Mazch 2003 snowstorm. Several stress-cracked rafters were observed (Photos 5 through 7). The damage appears to be limited to the 2x6 framed areas over the breezeway and west portion of the house. The roof areas framed with trusses or 2x8 rafters do not exhibit similar distress. Recommendations: The damaged portions of the roof over the west end of the house and the breezeway should be removed and replaced with wood trusses. A portion of the roof that frames into the interior masonry wall will have to be tramed with dimensional lumber. Please refer to the attached repair plans. Staining on Brick and Ceilin¢: Black stains have appeared on the ceiling of the living room near the ridge and the adjacent interior brick wall (Photo 8). The ceiling at this location extends up to the brick wall but is not sealed against die wall, leaving a small gap between the ceiling and brick wall. The drywail in this area was cut away to allow inspection (Photo 9). The backside of the drywall and the roof framing showed no indications of water damage (Photo 10). As air is drawn up through the soffit vents, it is being expelled through the gap into the interior of the house rather than through a ridge vent to the exterior of the house. Recommendation: The gap between the drywall and brick wall should be sealed to prevent air infiltration from the attic. Deflected Roof Sheathin¢ Over Addition: The roof sheathing over the addition has deflected significantly in locations (Photo 11). This type of deflection is consistent with being caused by long-term deterioration of the sheathing. The deterioration is likely the result of inadequate roof ventilation. The addition houses a hot tub. Excessive humidity created by the hot tub may have contributed to the deterioration of the sheathing. Although the hot tub has reportedly not been in use recently, past use of the hot tub may have resulted in elevated moisture levels within the rafter space and condensation on the widerside of the sheathing. While not Yhe cause of the damage, snow loads on the deteriorated sheathing likely contributed to the noted deflection. Recommendation: Deteriorated roof sheathing s6ould be removed and replaced. To prevent further deterioration of the roof sheathing, installation oF adequate sof'fit and ridge vents in the roof over the addition are recommended. Limitations: My investigation was limited to the damage to the structure resulting from snow loading as noted above. This report is based on conditions of structural elements that were readily observable at the time of investigation. No invasive testing or inspecrions were performed.
