This report presents the findings and conclusions reached as a result of my investigation. Observations: The subject residence is a single-story, wood-framed duplex (Photos 1 and 2). For the purpose of this report, the front of the residence is assumed to face west. The hip roof is framed with 2x6 rafters spaced at 24 inches, a lx8 ridge boazd, lx8 collar ties at every other pair of rafters, and a 2x6 beam with 2x4 kickers supporting the rafters at midspan (Photo 3). The ceiling is framed with 2x6 joists spaced at 16 inches and oriented in the same direction as the main rafter span. The hips aze framed with 2x8 boazds spliced at the center with two lx8 boards (Photo 4). The roof of both duplex units exhibits noticeable deflections on the east and west faces. The 2x6 supporting the midspan of the rafters on the west side of the roof has cracked and rotated (Photos 5 and 6). A majority of the roof framing members exhibit some form of stress cracking (Photos 7 through 10). Some of the stress cracks appeaz to have existed for some time, however, the majority of the cracks exhibit fresh wood indicative of recent damage. Recommendations: The damage to the roof is widespread, affecting a majority of the members. The most cost effective solution to restore the roof to its pre-loss condition will be to remove and replace the roof over both duplex units with pre-manufactured wood trusses. The new trusses should be placed above the existing ceiling joists as shown on attached Detail 51.0. Provide the truss drawings including plan layout to this office for review prior to fabricating the trusses. A covered porch exists at the southwest comer of the duplex (Photo 11). Limitations: My investigation was limited to the damage to the structure resulting from snow loading as noted above. This report is based on conditions of shuctural elements that were readily observable at the time of investigation. No invasive testing or inspections were performed.
