REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Floors must be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway. The area of the widow well shall allow the emergency escape and rescue opening to fully open. Bathroom may have a ceiling height of 6 - feet, 8 -inches at the fixture front clearance area and over the fixture. (IRC R305.1) X2.4 Attic access must be provided for attics that exceed 30 square feet and that have a vertical Height of 30 -inches or greater. The access must be located in a hall or readily accessible location with a minimum 22 -inches x 30 -inches access opening. The access must provide a minimum of 30 -inches headroom. The glazed areas need not be installed in rooms where section M1507 is satisfied and artificial light is provided at an average of 6 foot candles at a height of 30 inches. Safety glazing shall be installed in the following hazardous locations and be permanently '1'afieled as safety or tempered glazing: glazing panels in doors; glazing enclosing spas, bathtubs or showers; glazing panels adjacent and within 24 -inches of the edge of a door; glazing panels greater than 9 square feet within 18 -inches of the floor; glazing used for railings; glazing used for barriers for swimming pools and spas; and glazing enclosing stairways, landings, and ramps within 36 -inches horizontally of a walking surface. The windows need not be openable in a room where an opening is not required to be an egress window and a mechanical ventilation system is capable of producing 0.35 air change per hour in that room, or a whole house mechanical ventilation system provides 15 cubic feet of outdoor air per minute. Bathroom exhaust fans shall exhaust directly to the exterior and must be provided in `bathrooms where windows of at least 3 square feet are not provided. The mechanical ventilation must be capable of providing an exhaust capacity of 50 cfin intermittent or 20 cfin continuous exhaust. (IRC R303.3, M1507.4) 36 Dryer vents must be rigid metallic, independent of all other systems, shall terminate outside the building, be equipped with a back draft damper, and sized and terminated per the manufacturer. Where fittings are used, the maximum length of the exhaust duct shall be reduced in accordance with (IRC Table M 1502.4.4.1) Flexible transition ducts are limited to 8 -feet, shall not be concealed within construction, and shall be listed and listed per UL 2158A. Electrical Requirements 44 All electrodes present at each structure shall be bonded together to form one grounding electrode system to include: Concrete Encased Electrodes (UFER), water piping, ground rings, grounding rods, and plate electrodes. Bonding shall ensure electrical continuity. The electrode conductor must be connected in an approved manner and inspected prior to concealing. (IRC E3607, E3608, E3609, E3610, E3611) S All hot, neutral, and grounding conductors in electrical boxes shall be tied together with a `-mechanical connection at the time of rough inspection. 4 6 Recessed lighting fixtures must either be IC -rated or installed in a sealed box in which the insulation is at least 3 -inches from the light fixture. All recessed lights must be tightly sealed or gasketed to prevent air leakage through the fixture into the ceiling cavity. We planned on pulling this permit early last fall to ensure completion by the spring. We ran into a number of delays in the process including the request for a variance and all of the processes that went with it. When we finally were able to pull a permit, it was winter. It was tough to break ground (frozen soil) and get our concrete poured. Once we were really able to get going, it was spring and my busy time of year. As a small business owner with the tough economic times, we also ran into a shortfall of cash flow and could only purchase small amounts of material at a time. In addition, our residence was hit by a hail storm this summer and we were in need of a new roof. This halted us in our tracks as we wanted to make sure that the shingles on the house match the shingles on the garage. Through a painstaking process with insurance and Interstate Roofing, the shingles on our house are finally complete. We passed all of our rough inspections for the garage in the spring and are now ready for a mid roof inspection. The roof has been covered with felt paper and tarps in the meantime and has been "dried in" since those inspections. I am asking that you look at our case and all of the hardships that we have faced and take all of this into consideration. We are ready to get this completed this winter and can't wait to have final inspections behind us. We were under the impression that this permit lasted a year and this is the reason that we are contacting you this late. I personally apologize for the oversight. We only need 3 months maximum to get this completed and would like to do so with minimal fees paid toward a permit extension if at all possible.
