Dear Sirs:
I examined the roof at 3135/3145 Saulsbury St in Wheat Ridge, Colorado. As a part
of this inspection I examined the underlayment, I checked the nailing pattern and nail
placement. I examined the roof for uniformity and general compliance with the
manufacturer's requirements. The roofing system for the referenced building has
been inspected and found to be in general compliance with the minimum
requirements of the Wheat Ridge Building Code and in general conformity with
the manufacture's recommendations and specifications.
I consider this roof as having passed the requirements for a mid -roof examination.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

Saulsbury Properties, LLLP, wishes to erect a shed for the storage of lawn
and garden equipment on the Happy Landings property for the use of the
property.
Saulsbury proposes to place the shed next to the existing trash collection area
on the north end of the pazking lot adjacent to Saulsbury Street. The shed
will be located within the setback lines of the property.
For your informarion, the open area behind the garages on the property is part
of Lot 1 of the property. As such, it is part of the pazcel which contains the
apartment struchue. Lot 1 belongs to Saulsbury Properties, LLLP, which
intends to reserve the open portion of the lot for the use of the apartments
which may be converted to condominiums in the futute. The reference in the
PID to the homeowners association which governs this lot, is specific to
Saulsbury Properties, LLLP until such time as an associarion is formed.
Lots 3 and 4 of the property have to been sold to individual homeowners
which are members of the Happy Landings Pario Home Association. They do
not own an interest in Lot 1. The members of the HL.PHA may have access
to and use the open area of Lot 1 under an access and use agreement
between them and Saulsbury Properties LLLP.

As applicant for a building permit in the Ciry of Wheat Ridge, I do hereby agree to the terms and conditions
set forth belw for the issuance of a Certificate of Occupany in connection with this building permit. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and framing systems. Inspeclions are perfonned by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan, if such report and plan is applicable. For all residential and
nonresidential projects with an approved final drainage repoR and plan, a letter of certificauon is
required from the projects civil engineer of record. Inspection aze performed by the Public
Works Department.
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of construcUnf said
improvements. The Public Works Departrnent performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspections
aze perfoaned by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Works before a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the

SUBJECT: Happy Landings / 32nd and Teller
Since Greg Knudson is presently on vacation, I have reviewed the resubmittal of corrections to
the revised drainage plan for the referenced project. The initial comments were taken care of
to a degree, however, there are still minor details which need correction. I feel that these
details may be worked out when Greg returns and are not significant enough to hold up the
Building Permit. Therefore, I will approve the issuance of a building permit with the condition
that these minor details are corrected in the very near future after Greg's return and
appropriate response to the Engineer. If these items are not addressed, we reserve the right
to issue another stop work order until such final set of erosion control and drainage plans are
approved by Greg. Final signed approval of the building permit will occur when the plans are
complete to Greg's satisfaction.
As you suggested, this memo shall be attached to the building permit so that Mr. Garbini is
aware of the conditions of the permit.
