The turn radius shown on the west end of the project will need to be increased to 56 feet in order to complete adequate turning of the aerial. The developer can extend the drive area to Teller Street instead of providing a turn azound if he so desires. 2. The building as presented on the plans will be required to have a complete sprinkler system installed in accordance with NFPA-13. NFPA -13 R is not acceptable to this jurisdiction under the cunent conditions. The building exceeds the I50-foot access requirement. The sprinkler system will be required to be connected to a fire alazm panel and monitored by an outside agency on a 24-hour basis. An outside horn and strobe will be required to be placed over the fire department connection and must activate on water flow only. Strobe must remain on until system is reset. 4. A fire hydrant will be required to be placed within 150 feet of the fire department connection and must be dedicated for the sprinkler system. Additional hydrants will be required on site to provide a required fire flow of 2,750 gpm. for the structure. Smoke detectors need to be added to the second story units. 6. Please hold the building permit until there is a resolve in writing with Consolidated Water Company regarding the water for fire protection, sprinkler system, and hydrants necessary to protect the pmperty. This issue wiil also include the installation of water mains and the creation of a looped water system. 7. Issues not addressed at this time will be addressed as the need arises. 8. A chain and ballards will block the emergency access. The access to the building has been revised and will be acceptable provide there is no fence located on Saulsbury that will prevent access from the street to the rear of the project. This will negate the need for sprinkling the building. Proper detection will be provided for the second floor as required by the building code. The architect will resubmit the design plans for the project showing the changes that have been agreed to. Please be aware of the following items regarding the construction of the project: 1. The proposed drainage facilities shall be constructed and approved by the City of Wheat Ridge prior to issuance of the Temporary Certificate of Occupancy. 2. Erosion control for the project shall be placed in conformance with the approved drainage/erosion control plan and shall be maintained as needed during the course of construction. 3. All drainage improvements shall be constructed in conformance with the approved drainage report and plan. 4. It will be the responsibility of the contractor for the project to repair any damage to the existing public improvements on Teller Street, Saulsbury Street and/or West 32"d Avenue as a result of related construction traffic in the area. Upon completion of the drainage improvements the engineer, Mr. Paul von Fay , P.E. shall provide to the City of Wheat Ridge a letter of certification stating that the various improvements, as defined in the drainage report and plan, have been accurately surveyed to confirm that their construction is in accordance with these documents. The certification letter shall be written and stamped by the engineer who prepared the drainage report, and shall be submitted for review and approval by the City prior to issuance of any Certificate of Occupancies.
