Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

I have evaluated the Unirac SolazMountT"' "Code-Compliant Planning and Assembly",
Installation Manual 214, copyright March 2004 and certify that the information and
results are accurate. To determine the design level forces for wind and snow, the
Installation Manual - Figure 1 map based upon the Uniform Building Code will need to
be amended with the appropriate wind speed or snow loading intensity determined from
the International Building Code (IBC) - 2003l2006, International Residential Code (IRC)
- 2003/2006, or ASCE7-02/05 as prescribed by the adopted yeaz specified by Coloradds
local code referenced cequirements.
The Intemational Building Code requires that wind loading be determined based upon
ASCE 7-02/05 Simplified Method 1 or ASCE 7-02/05 using Method 2, that which is
dependent upon conditions of spatial form, height and other structure pazameters that are
specified in the code provisions for determining the applied wind loading pressures
imposed onto the Unirac SolarMountTM rails supporting solar panels.
For enclosed buildings that meet specific provisions of the Simplified Method and as
shown in - Figure 6-3, the Unirac's Table 1 wind pressures aze appropriate for design
wind loads for Interior Zones (no restricrion to effective area) and End Zones (with an
effective area greater than 20 square Feet).
For other conditions, the determination of wind pressures should be determined by the
aforementioned ASCE 7-02/05 procedures.

contacted for suitability of installation.
By this letter, I certify that the Unirac SolazMountTM assembly, when installed in
accordance with the Installation Manua1214 will meet the requirements of the adopted
Colorado. Others should evaluate the scructurc: to which the Unirac SolazMountTi" system

2. Determine the exposure category
of your installation site
The Galifornia Building Code* defines wind erzposure catego-
ries as follows:
Itceosuxe e has rerrain with buildings, forests or sur-
face irregularities, covering at least 20 percent of the
ground level area extending 1 mile (1.61 km) or more
from the site.

extending 1h mile (0.81 km) or more from the site in

3. Determine Design Wind Pressure
required for your instdilation
Design Wind Pressure is the amount of wind pressure that a
structure is designed to withstand, eupressed here in pounds
per squaze foot (psf). To determine the Design Wind Pressvre
required for your installauon, apply the following factors using
Table 1:
• your Basic Wind Speed (determined in step 1),
• your erzposure category (determined in step 2), and
• the height of your roof above the ground.
If your values fall signi6cantly outside the range of the [able,
or if your Design Wind Pressure requirement exceeds 50 psf,
consult UniRac, a professional engineey or your local building

Foot spacing refers ro the space between l.-feet (or standoffs, if
applicable) along the same SolazMount rail (see Fig. 2, p. 8).
If you aze spacing feet to match a standazd rafter spacing, con-
sult Table 2 to determine }rour Minimum Design Live and Dead
Loads per Foodng. (If you prefer to maximize foot spacing to
minimize roof penetratlons, skip ro Step 46 on p. BJ
Locate the make and model of the PV module that you plan ro
install and the raher spacing at your installation sire. Read the
Minimum Design Dead Load and read or eactrapolare the Mini-
mum Design I:ive Load for the Maximum Foot Spacing and the
Design Wind Pressure you de[ermined in step 3.
To meet code, you must verify [ha[ the roof rafter assem6ty
a[your installation site has the capacity to resist the sum of
[he Design Dead and Live Loads.

Spacing and Determine Minimum
Design Dead and Live Loads
To minimize roof penettations, consult Table 3(p. 7) ro derer-
mine Maximum Foot Spacing allowable for the Design Wind
Pressure that you derermined in Step 3.
Find the make and model of the PV module you plan to install,
then read or extrapolate Foot Design Live Loads and Dead
Loads at the maximum spacing.
To meet code, you must verify thatfoot spacing is at or below
the dimension Lisred and that the roof raJter assembly at
your installation site has the capaciry to withstand the sum
of the Design Dead Load and Design Live Load for the speci-
fied spacing.
If they do not, try smaller footer spacing. If the result is still not
acceptable, relocate the array m a stronger area of the roof or
strengthen the inadequace frazning elements. For assistance,
mnsult a local professional engineer.
5. Verify acceptable Rail End Overhang
Rail End Overhang (Fig. 2) must equal 50 percent or less of
foot spacing. Thus, if foot spacing is 72 inches, the Rail End
Overhang can be up ro 36 inches. In tMs case, nvo feet can
support a rail of as much as 144 inches (72 inches between the
fee[ and36 inches of overhang at each end).
6. Ensure that Live Loads do not
exceed Pull-Out Capaciries
Based on the characreristics of your roof rafrer or truss lumber
and the lag screws, consult Table 4 ro determine the lag pull-
out capauty per
1-inch thread depth. Compare that value m
the minimum design live load per fooUng
determined in Step 4a or 46. Based on these
values, derermine the tength of the lag-screw
thread depth you require to resist the design
live load. To enture code compliance, the lag
pull-out capacity per footlng must be greater
than the footing design live load.
If your SolarMount requires standoffs, always
use at least nvo lag screws to secure the
standoff ro the rafter.

the roofing undedaymenc Ensure that [he standoff base lies Flat on
the underlayment, but remove no more material than required for the
flaahings to be installed properly.
Use the standoff base as a template to mark Iag bolt hole locarions on
undeday[nen[ above [he cen[er of [he rafters (Fig. 9 or Fig. 10).
In low-profile layouts, stagger standoffs on rafrers (Fig. 9) m distrib-
ute the load.
When determudng the distance benveen the rails in high-profile
mode, keep in mind that the cenrer of each rail will be.offset from the
standoff lag bolt holes by'/. of an inch. .

Keep tail slots free of roofing grit or other debris.
Foreign matter will cause botts m bind as they
slide in the slots.
[nstalling Splices. [f your installation uses
SolarMount splice bars, attach the rails together
(Fig. il) before mountlng the rails to the foot-
ings. Use splice bars only with Flush installations
or those that use low-profile tik legs.
If using more than one splice per rail, con- Q

sion issues.
Mounting Rails on Footings. Rails may be
attached to either of two mounting holes in the
footings (Fig. 12). Mount in the lower hole for a
low pmfile, more aesthetically pleasing instal-
lation. Mount in the upper hole for a hlgher
profile, which will maximize airftow under the
modules. This wili cool them more and may
enhance performance in hotter elimaces.

bolt siots. Loosely attach the raiLs ro the [oodngs
with the Aange nuts. .

Installing the modules
PrewiruigModules. [Fmodules aze the Plug and Play type, no prewiring is
reqvired, and you can proceed directly ro"Installing the Fiat Module" below.
If modules have s[andard J-bozes, each module should be prewired with one
end of the intermodule cable for ease of installaaon. For safery reasons, module
prewiring should not be performed on the roof.
Leave covers offJ-boxes. They wilt be installed when the modu(es are installed
on the rails.
Installi[tg the First Module. In high-profile instaltations, the safery bolt and
flange nut must be fasteued to the module bolt slot at the aligned (lower) end of
each raiL It will prevent the lower ehd clamps and damping bolts from sliding
out of the rail slot daring inscalfation.
If there is a retum cable m the imerter, mnnect it to the first module. Close the
J-box covec Secure the first module with T-bolcs and end damps at the aligned
end of each rail, fillow half an inrh between the rail ends and the end damps
(Fig. 15). Finger ughten flange nurs, center and align the module as needed, and
securely tlghten the flange nuts (15 ft Ibs).
Installing the Other Modules. Lay the second module face down (glass to
glass) on [he &st module. Connect intermodule cable ro the second module and.close the J-6ox covec'[hrn the second module face up (Fig. 16). With T-bolts,
mid clarnps, and flange nuts, secure the adjacent sides of the first and second
modvles. Align the second module and securety tighten the Flange nuts (Fig. 17).

Wind Anchoring System:
The standard racking system uses 1 5/16" diameter lag bolts driven into the rafters or the top
chord of any trusses. These lag bolts have a safe working limit of 1,000 pounds per fastener
in hem-fir, doug fir is higher. This allows a safety factor of approximately 2. The feet need to
be anchored with a minimum of 1 5/16"-shank diameter lag bolt driven a minimum of 1-1/2"
of thread depth into the rafters.

There was no significant storage in the attic space. It is assumed that no additional storage
will be done in the attia Loading the bottom chord of trusses can change their behavior. If
heavy items are to be stored in the attic consult with CSS, Lic. to make sure the loading is
acceptable.
Please note, auytitne you add weight to the roof there is a rapid change of loading. This
change in loading, movemenC of materials and men, and the pounding that occurs, can cause
small drywall cracks. These are not structural. If you observe any crackina, please call our
office so we can make sure that there is nothing else that may have occurred. This type of
cracking is due to normal house movement and is not the responsibiliry of the roofing
contractor or the engineer.
This opinion is based on the conditions observed. Calculations for acceptability are based o❑
the conditions observed using cun'ent versions of analysis software. Change of use or loading
by conditions outside of those observed can change the results of the analysis. Alterations to
the framind will require a new analysis.

3. Foundations: (for spread footing foundations)
A. Assumed bearing capacity of soil is 2000 psf. A Geotechnical Engineer is to provide a complete foundation evaluation for
the Structural Engineer's review and possible modifications to the drawings prior to the start of construction.
4.' Wood:
A. All wood for structural framing shall be visually-graded, surfaced dry Douglas Fir or Hem-Fir. Grading shall be in
accordance with the 1997 edition of the National Design Specification for Wood Construction by American Forest Products
Association. The Contractor's wood supplier shall submit a letter to the Structural Engineer stating the species and grade of
wood that was furnished for the project.
1. All joists, beams, columns and headers shall be visually-graded "No. 2".
2. All 2x wall studs and plates shall be visually-graded "No. 2".
3. All wall plates shall be visually-graded "No. 2".
4. All blocking and bridging may be visually-graded "No. 2" or "No. 3".
B. All lumber exposed to weather or in contact with soil, masonry, or concrete shall conform to ALS Standard LP22 with 0.40
pound per cubic foot retention of CCA.
C. Provide solid blocking between all joists at supports. Rafters, joists, or beams shall not be notched or "bird's mouthed"
anywhere along their span unless specifically detailed on the drawings. Beveled rafter ends, where permitted, shall bear on
the support starting at the heel of the bevel and not the toe.
D. Provide double joists under all non-bearing partitions running parallel to joists and a row of solid blocking if the non-bearing
partitions run perpendicular to the joists.
E. Timber connectors of all members shall be as manufactured by the Simpson Company. Connectors are to be manufactured
for the size of member shown on the plans unless noted otherwise. Connectors by other manufacturers may be used if they
have I.C.B.O. and the Structural Engineer's approval and their load capacity is equal to or greater than the connector
specified. Use manufacturer's furnished nails, bolts, and instructions. If plywood flooring does not lay flat over any top
flange hangers, the plywood subfloor shall be routered at the hanger to obtain a level floor surface. Do not "arch" the
plywood over the hanger.
F. All columns shown on the structural drawings shall be continuous full height including solid blocking through floor unless
otherwise shown. Layers of wood columns are to be glued and nailed.
G. Plywood for roof, wall and floor sheathing shall be APA Exterior C-D and shall conform to standard PS 1-83 of the
American Plywood Association with a 32/16 span rating. Smooth common nails shall be used on all roof and wall
sheathing. Ring shank nails shall be used on floor. OSB may be substituted for plywood provided the grade is equal to the
plywood specifications above.
1. Diaphragms: Plywood at roof and floors shall be placed with 8'-0" dimension perpendicular to span of framing
members and with end joints staggered. All plywood floor diaphragms are to be glued to their supporting members.
2. Install over four supports (three spans) minimum. Install solid blocking at all plywood edges for all one and two span
conditions.
H. Fasten all wood members with common nails according to UBC Schedule 23-I-Q unless otherwise noted.
1. Bolts for wood members shall have a bending yield strength of 45,000 psi, and no threads are allowed in the wood thickness
of the connection. All bolts shall have standard hardened washers at each end.
J. TJI's and Laminated Veneer Lumber (LVL) shall be as supplied by the Trus-Joist MacMillan Corp., or approved equal, and
be erected in accordancewith the manufacturer's recommendations. All plates, blocking, bridging, and other related items
shall be famished by the manufacturer and installed per the manufacturer's instructions.
K. All roof joists and trusses shall be anchored to supporting members with Hurricane/Seismic anchors.
L. Extend all plywood shear walls and exterior walls continuously between each floor or roof. Nail top and bottom wall plates
to floor or roof diaphragms with 2 rows of 10d nails at 6" o.c. unless noted otherwise..
M. Continuous sub-fascia shall not have any splices within T-0" of any comer unless noted otherwise.
5. Concrete:
A. All concrete shall be made with stone aggregate and shall develop 3000 psi 28 day compressive strength using Type II
cement.

B. All reinforcing bars shall be ASTM A615, Grade 60, except ASTM A706 shall be used where welding or field bending of
reinforcing is shown, unless otherwise noted.
C. Concrete Protection for Reinforcement:

D. No splices of reinforcement shall be made and no welding to reinforcing shall be permitted except as detailed or authorized
by the Structural Engineer. Make all bars continuous around corners or provide corner bars of equal size and spacing.
E. Detail bars in accordance with the latest editions of ACI Detailing Manual and ACI Building Code Requirements for
Reinforced Concrete.
F. Provide all accessories necessary to support reinforcing at positions shown on the plans. All dowels, bolts, and embedded
plates shall be set and tied in place before the concrete is poured. "Stabbing" dowels, bolts, or plates into previously poured
concrete is not permitted.
G. Place 2 #5 bars (1 ea. face) with T-6 projection around all openings in concrete slabs and walls, unless noted otherwise.
Terminate all reinforcing bars interrupted by the opening with a standard 90° or 180° hook where possible.
H. Provide sleeves for plumbing and electrical openings prior to placing concrete. Do not cut any reinforcement which may
conflict. Core drilling of concrete is not allowed unless shown or authorized by the Structural Engineer. Submit a proposed
layout of any conduits that are to be placed within a slab thickness for the Structural Engineer to review.
I. No chloride admixtures shall be added to concrete without Structural Engineer's approval.
J. Eight percent (8%) air entrainment shall be added to all concrete permanently exposed to the weather.
K. Concrete shall not be allowed to remain in the concrete truck longer than 90 minutes when the air temperature is under 90
degrees or 60 minutes when the air temperature is above 90 degrees.
Epoxy shall be Hilti C 100 or approved equal unless noted otherwise and be installed per the manufacturer's recommendations.
The Structural Engineer's approval must be secured for all substitutions.
Do not place backfill against basement walls until basement and first floors are in place or wall has been adequately shored and
the wall concrete has reached a minimum of 75% of its 28 day design strength and is a minimum of 14 days old.
The structural drawings and notes represent the finished structure. They do not indicate the method of construction. For this
reason, during erection of the building and/or the demolition of the building or portions of the building, the Contractor shall be
responsible for temporary bracing to withstand all loads to which the structure may be subjected, including lateral loads,
excavations, shoring, stockpiles of materials and equipment, in addition to any worker safety requirements. Such bracing shall be
left in place as long as may be required for safety and until all structural framing and diaphragms are in place with connections
completed.
Discovery:
A. During construction, the Contractor may encounter existing conditions or dimensions which are not now known or are at
variance with project documentation (discovery). Such conditions may interfere with new construction or require protection
and/or support of existing work during construction, or may consist of damage or deterioration to the structural materials or
components which could jeopardize the structural integrity of the building(s).
B. It is the Contractor's responsibility to immediately notify the Structural Engineer of any discovery he or she believes may
interfere with the proper execution of the work or jeopardize the structural integrity of the building(s) prior to proceeding
with work related to such discoveries.
Drawings shall not be scaled. If in doubt, ask.
Where discrepancies occur between plans, details, or notes, the more stringent requirements shall govern. Details noted "typical"
shall apply to all similar conditions. Where no specific details are shown, construction shall conform to similar work elsewhere on
the project.
The Contractor shall verify and coordinate all dimensions, property lines, and details between all trades prior to starting
construction. The Architect/Engineer shall be notified of all inconsistencies immediately. Failure to do so shall relieve the
Architect/Engineer of all consequences related to the inconsistency.
Openings, pockets, etc. may not be placed in beams, joists, or columns unless specifically detailed on the structural drawings or
approved by the Structural Engineer.
All drawings are subject to review by the building department, and any changes or modifications may be subsequently imposed.
The Contractor is responsible for the design of any stair or guardrail detail and/or element not reviewed and approved by the
Structural Engineer.
All information, written and drawn, which appears herein is the work of Mountain Design Group and shall not be duplicated,
used, or disclosed without the written consent of Mountain Design Group.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
