R-2 zoning in the Ciry of Wheat Ridge does allow for two family dwellings, however there are other specifications that must be met by the property in order to be in conformance with our zoning code to allow for a legal duplex in the City of Wheat Ridge. • Minimum lot area: Our R-2 zone district regulations specify that the minimum lot area for a properiy to have a two-family dwelling is 12,500 square feet. It has been determined that your lot is approximately 10,815 square feet according to Jefferson County's assessors map. Consequently, the lot is too small to be in conformance for a two-family dwelling. Minimam lot width: Our R-2 zone district regulations also specify that the minimum lot width for a property to have a two-family dwelling is 100 feet. It has been determined that your lot is approximately 75 feet wide according to Jefferson County's assessors map.
