Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process

Hi, I need to know what I need to do to get my building permit renewed. I was issued permit # 093168 on
10/08/09 for repairs caused by the July 20, 2009 hail storm. I had intended to have the repairs completed last fall
but I could not get my preferred roofing contractor scheduled before the weather turned cold. I did not want my
asphalt shingles installed in the freezing weather. At the time I acquired my permit, the extension had not been
approved for the permit rebate so I had to get it before time ran out. I look at my permit now and see that it has
expired on 04/06/2010. 1 plan to have this completed by October 30th.
When do I need to be done to still qualify for the permit fee rebate program?
How much lead time is required for the different inspections for the roof and siding?
How long do the applications for licenses take to process?
I have a garage that is heated part time. The ice and water shield will also required on the perimeter, correct?
How about a well pump house? I must keep it above 30 degrees in the winter.

lines. If you don't know where they are, call
the Pubiic Service Utility Notification Center of
Colorado, 1-800-922-1987. They wil] come out
and locate lines for you. Remember to ask them

Chad, Thanks for retuming my call. I am writing a note explaining the situation with my building permit.
On 11-3-2006 Bill Mazowski was at my residence for a courtesy inspection that I had requested. He said
everything looked good and that I was not far from completing the project. He also informed me that my permit
had expired and that I would need to contact you to see if we could work something out. You said you should be
able to extend my permit for an additional 180 days to allow me some time to complete my project.
The addition was roofed and sided in less than 6 months of the permit being issued. It appears to be completed
from the outside. There are a few more things that need to be done inside before I can get my certificate of
occupancy.
• Install and grout about 200 SF of bathroom floor and shower tile.
• Install two vanities, sinks and faucets
• Install a jetted tub and fixtures
. Install a toilet
• Install shower door and fixtures
• Install the smoke detectors a few electrical outlets and the wall plates
• Tape and mud a few small sections of drywall.
I have purchased all of the materiais required to complete the addition except for the tile, shower door, 2 sinks,
counter tops and a couple light fixtures. I have the funds to purchase these items once we have selected what we
want. In doing most of the work myself ( and with some help from a brother-in-law) I have been able to afford to
upgrade the quality of the materials and amenities which, of course, requires a lot more time. Lately, the main
obstacle I have had in completing the project has been time . My wife and I have a 2 year old daughter and about
a year ago my workload at my job increased dramatically due to a sale of the company I work for. An extra 180
days would be greatly appreciated and should be sufficient time to complete what I need to do. Please reply with
you answer to this request.
