Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one, half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. As part of our investigation, we visited the site on December 4, 2007. Photographs taken during our site visit (attached to the Appendix of this report) document the observed conditions and are considered illustrative and corollary to the written portions of this report. The photo numbers referenced in this report refer to the digits preceding the ".JPG" portion of the filename beneath each photo. Purpose and Scoae The purpose of this investigation is to provide structural repair recommendations to retum the framing to its pre-loss condition. This report is based on items that were visible during our site visit. If other damage is discovered, our office reserves the right to amend this report accordingly. Descriptlon The subject building is a two story wood framed structure with a finished basement and an attached two-car garage. For orientation purposes the front of ae: 3os sWrooera cout Forl CdBro. Accorciing to Larimer County records, the house was constructed in 1978. The exterior wall framing for the house consists of 2x6's at 24 inches on center. The floor is framed with 2x10's at 16 fnches on center with the roof framing consisting of 2x10 vautted rafters at 16 inches on center above the living room and metal piate connected wood trusses at 24 inches on center at the upper level. There is a 6x12 wood beam that supports the living room rafters approximately 15 feet from the east wall of the house. At the north side of the living room, there is a chimney framed with 2x4's, approximately 22 feet high. A fire occurred in November 2007 causing structural damage to the rear upper and lower patio decks, upper and lower level north wall framing, roof trusses, main level rim joist and sill plate, cantilevered floor framing at the fireplace, 2x4 chimney framing, east gable wall framing, 6x12 wood roof beam above the living room, the north outlook framing for the living room roof, and the top plate of the north master bedroom wall. The subsequent sections of this report discuss our o6servations and the structural repairs required to retum the structure to its pre- loss condition. Structural Damaae and Reaair Recommendat(ons During our site visit on December 4, 2007, we observed the following: • The upper and lower wood framed decks were damaged beyond repair (photos .05 and .06). . There were varied degrees of charring to the 2x6 wall framing at the back of the house (photos .05 through .14). • Some of the 2x4 chimney framing was charred (photos .14 and .17). • The rim joist and sill plate at the back wall, to the west of the chimney were charred (photo .12). • The cantilevered 2x10 floor framing at the west side and north side of the chimney was charred (photos.15 and .16). . The 6x12 roof beam supporting the rafter portion of the roof was charred (photo .27). • The east gable framing at the upper roof was charred between the ridge and northeast comer. • 7 trusses at the upper level roof were charred (photos .28 through .31, .35 through .37). The mold growth is most probably the result of water from the fire fighting effort and ioss of power to the sump pump. The sump pump is located at the southwest comer of the eastem half of the basement (photos .32 and .33). The water used to fight the fire most probably traveled into the basement through the backfill soiis adjacent to the foundation walis. With the sump pump inoperable, the water overflowed the sump pit and also seeped in between the basement slab and foundation walls. Upon receipt of this assignment these conditions were described to us. At that point, we recommended restoring power to the sump pump to aid in draining any residual moisture that may remain in the surrounding soils. Based on our observations and evaluation, the following structural repairs are required to retum the framing to its pre-loss condition (See Attachment 1 for repair details): 1. Re-framing the decks in accordance with the requirements of the Building Department. 2. Removing and replacing approximately 6 feet of 2x10 main level rim joist and sill plate. New epoxy anchor bolts are to be installed 3 inches from each end of the new splices in the sill plate. 3. Removing and replacing a double 2x10 and single 2x10 floor joist, approximately 4 feet long each at the fireplace cantilever. 4. Removing and repiacing a double 2x70, 5 feet long at the north face of the fireplace cantilever. 5. Removing and replacing approximately 10 feet of 2x6 at 24 inch o.c. north main level wali framing to the east of the fireplace, including a(3) 2x10 header at the doorvvay. 6. Removing and replacing approximately 10 feet of 2x6 at 24 inch o.c. north upper level wall framing to the east of the chimney. 7. Removing and replacing 10 roof trusses and the 2x4 at 24 inch o.c. outlookers and blocking at the east and west edges of the roof. The west gable truss and, if possible, the west outlookers and blocking are to remain. 8. Re-framing approximately 20 feet of the east 2x4 gable wall between the ridge and northeast comer. Removing and replacing approximately 14 feet of the double 2x6 top plate on the north wall of the master bedroom. This includes (6) 2x10 outlookers, approximately 4 feet long each and 10 linear feet of 2x10 biocking. 11. Removing and replacing the damaged 6x12 wood beam, approximately 14 feet long. 12. Re-framing the chimney as required. Straps shall be installed at the corners to tie the upper and lower level studs together. 13. Removing and replacing 1100 square feet of roof sheathing. 14. Removing and replacing approximately 600 square feet of exterior wall sheathing. 15. Removing and replacing approximately 32 square feet of Floor sheathing. It is the purpose of our investigation to determine the cause and extent of the damage and to make repair recommendations. As part of our investigation, we inspected the site on September 21, 2007. Photographs taken during our inspection aze attached and considered illustrative and corollary to the written portions of this report. The residence is a single-story wood-framed structure with brick veneer. According to the owner, the dwelling was constructed in 1960. The basic roof structure consists of numerous hips and valleys constructed of 2x6 @ 24" o.c. Hip and valley rafters, where observable, consist of 2x8 members. For orientation purposes the front of the residence is assumed to be facing west. A noticeable sag and hump exists on the south roof over the garage and rear patio areas. Access to the attic area from the garage reveals several cracked roof and hip rafters. With this being the only access, we were unable to inspect the attic area over the main house. However, walking on the roof surface, we did not discern any other areas of distressed roof inembers. Our analysis indicates that the member sizes are inadequate to resist the Code mandated snow load of 30 psf plus drifting. In all probability, the failure of the observed roof inembers occurred during the recent storms in December 2006. Given the nature of the geometric configuration, it will be necessary to replace a large section of the roof structure on the south one-third of the residence. This includes new roof trusses as designated on the attached drawings as well as new columns at the covered porch located in the southeast comer of the residence behind the two-car garage.
