Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Term and Conditions of Contract
This Contract and any subsequent amendment hereto is between Shatz Construction, hereinafter referred to as the "Company," and the Customer/
Property Owner named herein. This Contract shall be subject to the laws, regulations, and ordinances of the state of Colorado, as well as the
following terms and conditions.
Shalz Construction maintains General Liability insurance with Western Heritage SCP0934381
LIMITED WARRANTY. in addition to any manufacturer warranty for materials, the Company warrants Customer's roof and/or gutter system
against any defects arising from installation by the Company, for 5 years starting from the date this Contract is signed by Company and
Customer. This limited warranty is non -transferable, and does not cover damage arising from ice clams, excess snow, winds over 50 miles
per hour, hail, or damage resulting from negligent snow or ice removal. This limited warranty shall be voided by any subsequent roof or
gutter replacement or repair made by Customer or any third party.
1. This Contract is comprised of these Terms & Conditions, the material
terms set forth on the opposite side of these Terms & Conditions,
materials incorporated by reference, and any written, signed
amendments; together constituting the entire agreement of the
Company and Customer. Any representations, statements, or other
communications shall be immaterial and non-binding. Company and
Customer understand and agree that neither parry shall rely upon any
such representations, statements or communications as a modification
or amendment of this Contract. The Company may terminate this
Contract at any time, without notice.
2. All agreements or amendments to this Contract are subject to signed
written approval by the Company and Customer.
9 -The company is not responsible for damage to Customer's roof or
gutter caused by anyone other than the Company or its agents or
employees.
10. Customer may cancel this Contract at any time within 72 hours of
customer's signature on the opposite page. If Customer cancels
at any time thereafter, but before Company has secured materials
or begun work, Customer shall pay $1,000 as liquidated damages,
not as a penalty. Company agrees to accept such payment as just
and reasonable compensation for said cancellation. If Company is
required to return materials and/or cancel material orders as a result
of Customer's cancellation after the initial 72 hour cancellation period,
Customer shall be responsible for any restocking and cancellation
fees charged to the Company as a result of the cancellation.
3. Customer grants the Company, its agents and employees full access to 11
the entire premises of Customer's property for staging and execution
of work. Customer warrants that any structure improved or repaired
under this Contract shall be insured.
4. Customer agrees that Company shall not be responsible for slight
scratching or denting of gutters, oil droplets or hairline fractures on or
in concrete, or incidental damage to plants or landscaping.
5. Roofing will expand and contract with changing weather conditions,
and in some cases may cause visible ripples or waves that will not
affect roof performance. These effects are beyond the control of the
Company. The Company does not guarantee absolute flatness or
smoothness of roofs. Cosmetic deformities caused by weather are not
covered by the warranty above.
6. The underlying structure of a roof may be irregular. Accordingly the
Company does not guarantee straight roof or gutter lines, symmetrical
angles, consistent pitch, or any other characteristic determined by
underlying construction.
7. The Company shall not be liable for failure to perform any duties
under this Contract where such failure arises as a result of strikes,
fires, weather, shortage of materials, or any other factor beyond the
reasonable control of the Company.
8. While Customer may rely on insurance to make payments to the
Company, this Contract is between Customer and the Company. The
Company may file a lien against Customer's real property in the event
Customer fails to make payment in full, pursuant to the terms of this
Contract.
In the event Customer defaults on any payment obligation arising
under this Contract, charges shall be added at a rate of one and one
half percent (1.5%) per month (18% per year) with a minimum charge
of $10.00 per month. Customer shall be in default if any balance shall
be due more than 30 days after the date all work under this Contract
shall be completed. If Customer shall be in default greater than 60
days, Customer agrees that the Company may place its accounts
with a collection attorney or collections agency. If Company elects
to place an account in collections, Customer shall be responsible
for legal fees and filing fees arising from the collections process and
procedures. INSURANCE CLALMS
12. Down payment shall be due upon insurance provider approval. Fifty
percent (50%) of the Contract Total shall be due upon delivery of
materials to worksite, provided that Customer shall have received
funds from its insurer. Balance shall be due in full upon completion of
all work under this Contract.
13. All direct cost overhead and profit paid to Customer by its insurer are
included in the Contract Total with the insurance provider and/or due
to the Company in accordance with the payment schedule set forth
herein. Any settlement approved by Customers insurer for additional
work or cost increase will become part of this Contract. Any upgrades
or additional work requested by Customer shall be Customer's sole
financial responsibility under this Contract. At its discretion, Company
may request payment in advance for any upgrade or additional work
not covered by Customer's insurer.
LIMITATIONS OF COMPANY LIABILITY
IN NO EVENT WILL COMPANY BE RESPONSIBLE FOR INCIDENTAL OR CONSEQUENTIAL DAMAGES, INCLUDING, BUT NOT LIMITED TO,
LOSS OF INCOME OR PROFITS, INJURIES TO PERSONS, LOSS OF USE, OR DAMAGE TO FIXTURES OR REAL OR PERSONAL PROPERTY.
CUSTOMER AGREES THAT COMPANY'S LIABILITY SHALL IN NO EVENT EXCEED THE CONTRACT TOTAL PAID TO COMPANY UNDER THE
PRESENT CONTRACT.
