Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

interest to be paid, Lender shall not be required to pay Borrower any interest or earnings on the Funds. Borrower and Lender may agree
in writing, however, that interest shall be paid on the Funds. Lender shall give to Borrower, without charpe, an annual accounting of the
Funds, showing credits and debits to the Funds and the purpose tar which each debit to the Funds was made. The Funds are pledged
as additional security for all sums secured by this Security Instrument.

apply any Funds held by Lender at the time of acquisition or sale as a credit against the sums secured by this Security Instrumant.

4. Charges; LienS. eorrower shall pay all taxes, assessments, charges, fines and impositions attributable to the Property which
may attain prioriry over this Security Instrument, and leasehold payments or ground rents, it any. Borrower shall pay these obligations in
the manner provided in paragraph 2, or if not paid in that manner, Borrower shall pay them on time directly to the person owed paymant.
Borrower shall promptly furnish to the Lender all notices of amounts to be paid under this paragraph. N Borrower makes these payments
directly, Borrower shall promptly furnish to Lender receipts evidencing the payments.
Borrower shall promptly discharge any lien which has priority over this Security Instrument unless Borrower: (a) agrees in writing to
the payment of the obligation secured by the lien in e manner acceptable to Lender; (b) contests in good faith the lien by, or defends
against enforcement of the lien in, legal proceedings which in the Lender's opinion operete to prevent the enforcement of the lien; or
(c) secures from the holder of the lien an agreement satisfactory to Lender subordinating the lien to this Security Instrument. H
Lender determines that any part of the Property is subject to a lien which may attain priority over this Security Instrument, Lender
may give Borrower a notice identifying the lien. Borrower shall satisy the lien or take one or more ot the actions set forth above
within 10 days of the giving of notice.
S. H8Z8rd IIl8Uf811C2. Borrower shall keep the improvements now existing or hereafter erected on the Property insured against
loss by fire, hazards included within the term "extended coverage" and any other hazards, including floods or flooding, for which Lender
requires insurance. This insurance shall be maintained in the amounts and for the periods that Lender requires. The insurance carrier
providing the insurence shall be chosen by Borrower subject to Lender's approval which shall not be unreasonably withheld. H Borrower
fails to maintain coverage described above, Lender may, at Lender's option, obtain covafage to protect Lender's rights in the Property
in accordance with paragreph 7.
All insuranca policies and renewals shall be acceptable to Lender and shall include a standard mortgage clause. Lander shall
have the right to hold the policies and renewals. H Lender requires, Borrower shall promptly give to Lendar all receipts of paid premiums
and renewal notices. In the event of loss, Bortower shall give prompt notice to the insurance carrier and Lender. Lender may make proof
of loss if not made promptly by Borrower.
Unless Lender and Borrower otherwise agree in writing, insurance proceeds shall be apPlied to restoration or repair of the Property
damaged, if the restoration or repair is economically teasible and Lender's security is not lessened. N the restoration or repair is not econ-
omically feasible or Lender's securiry would be lessened, the insurance proceeds shall be applied to the sums secured by Mis Security
Instrument, whether or not then due, with any ezcess paid to Borrower. H Borrower abandons the Property, or does not answer within 30
days a notice from Lender that the insurance carrier has offered to settle a claim, then Lender may collect the insurance proceeds. Lender
may use the proceeds to repair or testore the Property or to pay sums secured by this Securily Instrument, whether or not then due. The
30-day period will begin when the notice is given.
Unless Lender and Borrower otherwise agree in writing, any application of proceeds to principal shall not extend or postpone the due
date of the monthly payments referred to in paragraphs 1 and 2 or change the amount of Me payments. H under paragreph 21 the Property
is acquired by Lender, Borrower's right to any insurance policies and proceeds resulting from damage to the Property prior to the acquisi-
tion shall pass to Lender to the extent of the sums secured by this Security Instrument immediately prior to the acquisition.
