My understanding of the construction drawings is that it will be constructed on concrete pillars and supported four inches above the existing ground level. Upon review of the flood elevations at this site and the requirements of our flood plain ordinance, the structure must be elevated one foot above the base flood elevation. The base flood elevation at this property is approximately 5389.2 feet above sea level. The elevation of the property at the point of this proposed shed is at or near 5389.0. Placing the structure on four inch pillars will place the finished floor at 538933 which is not adequate to meet the one foot requirement. Since the ordinance requires the floor to be one foot above the flood elevation, the shed must be raised from four inches to one foot-two inches above the existing ground which will place the floor at 5390.2. This can be accomplished by placing fill on the site, or raising the pillars to this height. Placing fill on the site will require a hydraulic analysis of the area by a registered professional engineer to determine if the fill will cause any significant changes to the flood plain. If the owner desires to place the structure on "taller" pillars, I suggest that the number of pillars be reduced to limit the obstruction to the flood flows. This can be accomplished by adding more structural support to the building to allow for greater spacing between the supports. I have enclosed a copy of the flood plain ordinance for the applicanYs information. The applicant must submit and application for a Class I Special Exception to the flood plain for the purpose of constructing this shed. The applicant should review the requirements listed in Section 26-806.C.1, and F.1, 13, 14, and 15. It shall be understood that this application is for a shed only without utility services including elecYricity. Any reconfiguration to the shed which may cause its use to be changed from a storage shed to a workshop or other "structure for human occupancy" will require a Class II Special Exception which must be approved by the Board of Adjushnent after meeting the more strict submittal requirements of the ordinance's Section 26-206.1) far this use. The owner/applicant must notify us by application for a Class I permit if they desire to place fill, or heighten the pillars to raise the building. My understanding of the construction drawings is that it will be constructed on concrete pillars and supported four inches above the existing ground level. Upon review of the flood elevations at this site and the requirements of our flood plain ordinance, the structure must be elevated one foot above the base flood elevation. The base flood elevation at this property is approximately 5389.2 feet above sea level. The elevation of the property at the point of this proposed shed is at or near 5389.0. Placing the structure on four inch pillazs will place the finished floor at 5389.33 which is not adequate to meet the one foot requirement. Since the ordinance requires the floor to be one foot above the flood elevation, the shed must be raised from f,tw-inches to w:ft+;*fto ittches above the e7eisb2tg ground which will place the floor at 5390.2. This can be accomplished by placing fill on the site, or raising the pillars to this height. Placing fill on the site will require a hydraulic analysis of the area by a registered professional engineer to determine if the fill will cause any significant changes to the flood plain. Ifthe owner desires to place the structure on "taller" pillazs, I suggest that the number of pillars be reduced to limit the obstruction to the flood flows. This can be accomplished by adding mare structural support to the building to allow for greater spacing between the supports. I have enclosed a copy of the flood plain ordinance for the applicanYs information. The applicant must submit and application for a Class I Special Exception to the flood plain for the puxpose of constructing this shed. The applicant should review the requirements listed in Section 26-806.C.1, and F.l, 13, 14, and 15. It shall be understood that this application is for a shed only without utility services including electricity. Any reconfiguration to the shed which may cause its use to be changed from a storage shed to a workshop or other "structure for huxnan occupancy" will require a Class II Special Exception which must be approved by the Board of Adjustrnent after meeting the more strict submittal requirements of the ordinance's Section 26-206.1) for this use.
