Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Dear Mrs Vic- »W EI
On September 10, 2009 David Benjamin of our office,
and on September 29,` 2009 I examined and measured the
existing roof framing at the 'above' residence for the
purpose of determining the structural feasibility of re-
roofing with new standard weight concrete tile shingles
having a maximum we}ght of 11.0 pounds per `square foot
(psf). Structural design criteria includes: building code
is 2003 International Residential Code (IRC) as amended by
the local building,juiisdiction; snow load of 30,psf; wind
speed is 100 mph, exposure C; seismic zone B.
The existing roof framing consists of all 2 x 4 W,
mono, and special trusses with a 24" spacing, top chords
sloped at a 4:12 pitch, and spans up to 301-6 between
supporting walls; at the front porch, there were 2 x 6
rafters with a 24" spacing, a 4:12 pitch, and a 71-0" span
between supporting walls and a double 2x10 beam, supported
on 4x4 beams. Mr. David Benjamin saw a 1130/45" loading
stamp on a few of the trusses, and I performed computer
analyses on several; of the special trusses and on portions
of the roof framing.'
None of the trusses described above will be
overstressed under maximum load conditions except for
three (3) all 2 x 4 modified queenpost trusses spanning
301-6" across the front of the garage; the overstressing
is due to the 3211 spacing on those trusses; accordingly, I
recommend that new 141 long No. 2 or standard grade S-P-F
2 x 4 sister members be installed onto one side of the top
__chords__using 16d_._nails at._a 6"maxi mum_.,spacing -mum.spacing..as shown in
the attached Sheet No. 1.

The 4x4 beams supporting the double 2x10 porch beams
will be overstressed under maximum load conditions;
accordingly I recommend that new 3-1/211 x 3-1/211 x 3/8"
angles be attached to^ one side of the 4x4's, secured with
3/8" x 3" lags at a 1^,211 spacing. The angles should be long
enough to be above the supporting column and run to the
house wall. Support the house wall end of the 4x4/angle
with a strap passing under the beam and secured at two
legs to the wall studs above. At the south 4x4, attach a
1-3/411 x 3-1/2" laminated veneer lumber (LVL) member to
the 4x4, secured with 16d nails at a maximum 6" spacing.
The double 2x10 beam with the longest span, at the
south end of the porch, will be overstressed under maximum
load conditions; accordingly I recommend that a new 2x8 be
attached to the back side of that portion of the beam,
secured with 16d nails at a maximum 6" spacing. It is my
experience that most contractors know how to install the
above reinforcement; they can certainly contact our office
for clarification and answers to questions.
There is a likelihood of over 3/4" of deflection of
the roof framing under full 30 psf snow load conditions,
which may result in cracks in the drywall, particularly at
the taped joints where the interior partitions meet the
ceiling. Some of this deflection may occur as soon as the
tile is installed. Other cracks and deflections may occur
under snow load conditions, because the maximum mandated
snow load is twice the assumed dead load for the weight of
the building materials. Per our analysis, the calculated
deflection will be within the limits of deflection as
specified in the 2003/2006 International Building Code.
It is my opinion that the existing roof framing will
be able to support any new concrete tile shingle having a
maximum dead load of 11.0 psf once the additional
reinforcement specified above has been satisfactorily
installed, provided that the existing shingles are
completely stripped off and provided that the new shingles
are installed according to their manufacturer's
specifications. Because I am specifying shingles by weight
rather than by brand name, it may be necessary to include
product brochures with this report when submitting it to
the Wheat Ridge Building Department for a re-roofing
_permit,__ so that they can relate the brochure and the
maximum dead load weight we have approved for the re-
roofing installation. To serve the best interest of all
parties involved, I require that you contact our office so
that we may inspect 'the finished repairs at the owners
expense ($150.00) for compliance with this report; we will
provide a letter to you approving the repairs upon proper
completion. Failure to do so relieves Crown Jade Design
and Engineering, Inc of any and all claims arising out of
failures related to improper reinforcement installation.
May I remind you that most building departments require a
building permit for roof reinforcement work in addition to
the building permit required for installation of the new
roof; certainly contact your building department prior to
installation of the roof reinforcement.
Inasmuch as the site review of an existing structure
for the purpose of observing the structural conditions
requires that certain assumptions be made regarding
existing conditions, and because some of these assumption
may not be verifiable without expending additional sums of
money or destroying otherwise adequate or serviceable
portions of the building, the client agrees that, except
for negligence on the part of the Engineer, the Client
will hold harmless, indemnify and defend the Engineer from
and against any and all claims arising out of the
professional services the Engineer provides. If conditions
not identified in this report are discovered during
subsequent inspections or repair work, this engineer
should be contacted for appropriate re-evaluation and
recommendations.

(1) This permit was issued in accordance with the provisions set forth iayour application and is subject to the laws of the State of
Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable ordinances of
the City.
(2) This permit shall expire if (A) the work authorized is not commenced within sixty (60) days from issue date or (B) the building
authorized is suspended or abandoned for a period of 180 days.
(3) If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no changes
have been orwill be made in the original plans and specifcations and any suspension or abandonment has not exceeded one
(1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspector hventy-four (24) hours in advance for all inspections and shall receive written
approval on inspection card before proceeding with successive phases of the job.
(6) The issuance of a permit or the approval of drewings and specifications shall not be construed to be a permit for, nor an
approval of, any violation of the provisions of lhe building codes or any other ordinance, law, rule or regulation. All plan review
is subject to field inspections.
