Approval of Variance
WHEREAS, an application for a variance was submitted for the property located at 3260 Routt
Street referenced as Case No. WA -20-04 / Archer; and
WHEREAS, City staff found basis for approval of the variance, relying on criteria listed in Section
26-115 of the Wheat Ridge Code of Laws and on information submitted in the case file; and
WHEREAS, the Community Development Department has properly notified pursuant to Section
26-109 of the Wheat Ridge Code of Laws; and
WHEREAS, there were no registered objections regarding the application;
NOW THEREFORE, be it hereby resolved that approval a 3 -foot (20%) variance from the 15 -foot
side yard setback requirement and a 4 -foot (26.7%) variance from the 15 -foot rear yard setback
requirement for major accessory structures in the Residential -One (R-1) zone district (Case No.
WA -20-04 /Archer) is granted for the property located at 3260 Routt Street, based on the
following findings of fact:
1. The variance would not alter the essential character of the locality.
2. The mature evergreen tree in the southern side yard presents a particular and unique
physical hardship for the property.
3. The alleged difficulty or hardship has not been created by person(s) presently having an
interest in the property.
4. The granting of the variance would not be detrimental to the public welfare or injurious to
other property or improvements in the neighborhood in which the property is located.
5. Unusual circumstances or conditions necessitating a variance request are present in the
neighborhood.
6. No objections were received regarding the variance request during the public notification
period.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extendir}g 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
