This letter is being sent to you because a project for which a permit was issued by the City of
Wheat Ridge Building Division and plans and/or other documents were required was recently
completed and approved. In accordance with the Building Division's document retention policy,
the associated plans and/or other documents are scheduled for disposal.
We are writing to offer you an opportunity to retrieve those approved plans and/or documents
prior to their disposal by the Building Division. The plans and/or documents are available for
retrieval for a period of 20 working days (4 weeks) from the date of this letter — December 4th —
and must be retrieved in person at the Building Division offices. This letter must be presented
at the time of retrieval of the plans and/or documents. Plans and/or documents available for
retrieval CANNOT be mailed and plans and/or documents will NOT be available for retrieval
after the expiration of the retrieval period.
You may retrieve plans and/or documents between the hours of 7:30 a.m. and 3:30 p.m., Monday
through Friday, at the Building Division offices located at 7500 W. 291h Avenue in Wheat Ridge.

1. This permit was issued basedonthe information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Off tial and is not guaranteed.

Dear Mr. Tiessan,
On behalf of the Wheat Ridge Sanitation District (WRSD), Martin/Martin Inc., acting as the District Engineer, offers the
following in response to the design plans received August 29th, 2017 concerning a proposed addition for the property at
4560 Yarrow St. The proposed addition appears as if two new living spaces, bath/shower, and toilet are proposed. The
Wheat Ridge Sanitation District has no objections with the proposed addition conditional on the items identified herein
are fully addressed. The following are general requirements for sanitary sewer service. Rules, Regulations and
Standards of the District must be complied with at all times.
The subject lot is entirely within the service and boundary area of the Wheat Ridge Sanitation District. Treatment of
sewage generated within the Wheat Ridge Sanitation District is provided by Metro Wastewater Reclamation District.
Per the submitted plans, it appears that there are modifications or additions planned to the existing structure. If there
are any plumbing modifications or additions, the District will need to review and approve plans prior to construction.
Please coordinate with Wheat Ridge Water to determine if the current water meter size is acceptable. If the water
meter needs to be upsized, please further coordinate with WRSD for plan review.
Costs
All costs involved are to be deposited in advance— engineering, reviews, design, construction, observation and
inspections — are the responsibility of the Owner/Developer at the then current rate fee structure. A minimum 72 -hour
notice prior to construction is required following District receipt of all fees. These fee amounts can be paid directly to
the District Office prior to connection, payable to Wheat Ridge Sanitation District, which also collects Metro
Wastewater's "connection fees".

GENERAL
American Geotechnical has completed a subsurface investigation of the site known as:
4560 Yarrow Street
Wheatridge, CO
This report presents the results of that investigation. The investigation was performed at
the request of Dan Teissen in order to comply with local requirements and to determine
the allowable foundation construction at this site.
This investigation was not intended to check for any chemicals or hazardous materials.
This report may contain references to structural components not necessarily a part of this
construction. These references are included in the unlikely event that a structure is built
that is other than that which was specified to us.
Please read this entire report. Frequently overlooked are details regarding the
requirements for open hole inspections and the use of float in the construction of
non-bearing partition walls. Please ensure that these sections and all other sections
are fully understood. If there are any questions regarding any part of this report
ask for clarification.
PROPOSED CONSTRUCTION
It is our understanding that an addition is planned for construction on this site. This
structure will be built over a crawlspace. This report is written based upon with the type
of construction presented by the client, modified by any soil limitations present, and is
ONLY applicable for this particular construction
FOUNDATION RECOMMENDATIONS — NEW FOUNDATIONS
These recommendations are applicable for conventional construction only, defined as
foundation walls or footings which do not exceed 11 feet in depth. With respect to the
soil investigation performed at this site, and the intended structure as described by the
client named above, the following is one or more of the allowable foundation type(s).
Footings
A footing type of foundation system may be utilized at this site, provided that all
foundation walls, including garage walls and interior and exterior pads, as well as all
interior slabs, bear on undisturbed natural soil. Foundation components must also bear
below all organic material. Depth of foundation may be limited by proximity to adjacent
buildings. See shoring discussion below. Some movement of the structure on this type
of foundation system is expected, but this movement is anticipated to be less than 1 inch.
The maximum soil bearing capacity at this site is 2000 psf.

Prior to placing concrete, all bearing surfaces must be cleared of loose material.
Disturbed material may be re -compacted in place only after contacting, and with
guidance from, this office.
To verify the soil conditions and to verify the design bearing pressure for any footings, it
is required that an open hole inspection be performed at this site. This inspection must
be performed only after the entire excavation has been dug to final grade. Though
unlikely, potentially expansive clay or other unsuitable conditions may necessitate
revised construction and foundation recommendations. Failure to complete the open
hole inspection voids this soil investigation as incomplete and may be grounds for
denial of the certificate of occupancy for the structure.
Note: A `mono -slab' is not a footing foundation system and is not allowed for this
project.
FOUNDATION RECOMMENDATIONS — EXISTING FOUNDATIONS
Adding additional load to an existing foundation is not recommended without careful
loading analysis. The soil must not be loaded in excess of the soil bearing capacity
specified herein. This may require the use of cross -footings, footing extensions or other
means. Over -loading existing foundations may result in failure of the existing
foundation, movement of the existing structure, or differential movement between the
new and existing foundations.
WATER
No free water was encountered While excavating, look for soil which `pumps' from
construction traffic, or any evidence of soft soil conditions, or free water, or very moist
soil conditions. Contact this firm if any of the above are found.
OTHER FOUNDATION RECOMMENDATIONS
On narrow lots allow enough room for construction of foundation, footings, window
wells, exterior perimeter drain, and any shoring system.
Ensure that any new construction does not intercept the bearing plane(s) of the adjacent
structures, unless an engineered shoring plan is developed and followed. This bearing
plane extends out and down at a 45 degree angle (1 to 1 slope) from the base of a
foundation.
The case equivalent fluid pressure at this site is 47 pcf. Pressure can result from the
presence of expansive soils — soils which can exert additional pressures when wetted.

Often, more expensive foundation options are not shown — such as the use of drilled
piers when footings are allowable. If a different foundation option is desired, contact
this office.
ADDITIONS
When the proposed construction is an addition to an existing structure, the new
foundation must be well connected to the existing foundation using rebar doweling.
This connection must be comprised of a minimum of two #5 steel rebars located at the
top and bottom of the new wall, as well as #4 rebars which are spaced no more than 10
inches apart in mid -wall. The rebars must protrude a minimum of 7 inches into the
existing foundation wall and a minimum of 24 inches into the new foundation wall.
Epoxy must be commercial grade auto -mix epoxy, injected into and filling the pre-
drilled holes in the existing foundation. These dowels must be a part of the foundation
`steel' inspection for this project.
When working on or near an existing foundation DO NOT excavate into the bearing
soils of the existing foundation! Vertical cuts directly adjacent to existing foundations
intrude into the bearing soils and are not allowed, without some means of approved
support for the existing foundation. Contact a geotechnical engineer and structural
engineer for guidance.
When building an addition, avoid adding load to an existing foundation. The
combination of a properly designed and stable new foundation, connected to an older
foundation which has load added to it, can cause differential movement between the new
and old foundations and between the new and old structure. This may result in structural
damage.
SITES OF PREVIOUS DEMOLITION
When building on sites where there was an existing structure that has been demolished,
areas of previous excavation such as basements, may have created voids into what was
once undisturbed earth. These areas may also have been backfilled by the company
performing the demolition. This backfilled soil is not acceptable for support of
structures, even if some amount of untested compaction was performed on it during
backfilling. This backfilled soil must be removed so that the requirements contained in
`Foundation Recommendations', above, are met. Specifically, that foundation
components bear on `undisturbed natural soil'.
After the disturbed soil has been removed, the new foundation may bear at the depth at
which undisturbed soil exists (if allowed by the soil report), or Structural Fill Material
may be methodically installed to bring the bearing grade back up to a preferred level.

SHORING
Depending on the proximity of the excavation to the property lines, shoring of the
excavation may be required to protect adjacent property. Where space is limited, site
excavation might otherwise result in slopes steeper than 1 to 1. In which case, shoring is
required. On sites of limited size or where local regulations warrant, contact the local
building agency for requirements. If shoring IS required due to proximity, contact this
office for engineered shoring specifications. There is an additional charge for the
specifications.
For other locations, follow OSHA requirements for proper shoring or benching of
excavations. These soils are considered Type B soils by OSHA.
Any shoring design shall take into account the proximity of adjacent structures, and
depth of adjacent foundations. Shoring should never be constructed closer than four
feet, from the centerline of the shoring to adjacent foundations.
Never excavate into the bearing plane (bearing soils) of existing foundations.
SITE DESCRIPTION
The site contains an existing structure. The vegetation consists of conventional
landscaping. The site is generally flat.
FIELD AND LABORATORY ANALYSIS
A test hole was drilled in the vicinity of the proposed structure (see Site Map) using a
Mobile 53B drilling rig. Test holes are generally drilled to a depth of 20 feet. Holes
may have been drilled to greater or lesser depths if bedrock or water restrictions exist, or
if additional depth is needed to make bedrock determinations. In-situ soil samples were
retrieved from depths appropriate to adequately anticipate foundation requirements.
These samples were retrieved utilizing a 2 -inch California sampler. In-situ samples
consist of relatively undisturbed soil. Additional loose samples may also have been
brought to the laboratory in order to make a determination of the soil types encountered
at depths other than those where in-situ samples were retrieved, or to indicate where
changes in soil composition occur as a function of depth. These samples were returned
to the laboratory for analysis.
Laboratory analysis consists of a determination of moisture content, density, swell and
consolidation potential, and particle size distribution, where possible. In order to assure
valid results, non -cohesive, highly granular samples, may not have been tested for swell
or consolidation potential as valid results of same are often not possible, or are
inaccurate.

Subjective analysis of the soil conditions was also made in the field during the drilling
operations. Investigations performed on nearby sites may also have been considered in
these results.
The following represents the results of the field observations, the laboratory analysis as
well as our experience in the area and adjacent data.
SUBSURFACE CONDITIONS

SLAB RECOMMENDATIONS
The Slab Performance Risk at this site is judged to be `low' (defined as less than 3%
swell with a 500 psf surcharge). These soils may be suitable for the construction of
slabs. It must be understood however, that the risk of slab movement does exist.
Changes in the water content of these soils may cause the soil to swell or shrink, which
may cause movement or cracking of slabs. Potential water sources include but are not
limited to: water line breaks; excessive precipitation; irrigation system malfunctions;
over -watering; negative site grading (toward the structure); a rise in a water table; a
leaking hot water tank, hot tub, or water feature; a nearby septic system; downspout
malfunctions or incorrect gutter/downspout construction; failure to provide a pump in a
sump pit.
If some movement of a slab is not acceptable, any potentially finished or partitioned
room areas should be constructed using a structural floor system over a void space,
rather than a slab.
(Note: So-called `structural slabs' which bear on soil, are still slabs -on -grade, and are not
to be considered a structural floor system.)

GENERAL SLAB INFORMATION
Vertical movement of slabs and the force they exert on lower partition walls and thereby
the structure above, is the number one cause of foundation and structural damage in the
Front Range area. Should the owner elect to accept the risks of expansive /
consolidating soils and the effects they may have on slabs, the following have been
shown to be helpful when constructing slabs. The following must not be construed as an
approval, release or exception, to construct slabs or basements. It is simply general
information which describes and limits the damage which can result from the
construction of slabs and basements.
Slabs should bear on undisturbed natural soils, or on properly conditioned and re -
compacted soils. If the on-site soils are potentially expansive or may consolidate, it is
preferable to bear slabs on non -expansive imported materials - materials which will also
minimize the transfer and/or retention of any water below the slab. Materials with a
Liquid Limit below 30 and a Plasticity Index less than 15 are preferred. The use of
gravel may allow undesirable migration of water below the slabs.
Slabs shall be isolated from foundation components by slip joints constructed to allow
the independent movement of the slab. Slabs shall also be separated from any utility
components by isolation joints. Mechanical equipment resting on slabs must be fitted
with expandable / collapsible sections in order to allow movement of the slab without
damage to the equipment or to the structure.
Non-bearing partition walls constructed over floating slabs must be constructed with a
minimum of 2 inches of `float' to allow for movement of the slab without damaging any
part of the structure above. Float shall be built into the framing AND drywall AND
trim. See the Float Diagram later in this report. All doors similarly built shall be
constructed with at least a 1 inch gap at floor level. Door trim must also be isolated from
slab movement. It is the owner's responsibility to monitor and maintain all floats and
gaps as necessary. Garage door trim must be isolated from floating garage slab
movement. If additional information on float is needed, please contact this or any
geotechnical office. See Fig. 2 — Float Detail - later in this report.
Slabs must be appropriately reinforced to resist the anticipated loads as well as the
effects of the supporting soils. Floor slabs must also be scored in accordance with the
American Concrete Institute (ACI) recommendations in order to control cracking of the
slab due to shrinkage or other factors. These scores should be a maximum of 12 feet
apart.
CAUTION: Bathrooms constructed on slabs in basement levels involve unique risks.
They are difficult to install without inadvertently creating a solid connect between the
supporting slab and the first floor framing above. Tile, tubs, and showers may create a
solid `stacked' condition. If the slab moves upward, this may cause cracking, bending,
and breakage of floor tile, wall tile, the tub body, plumbing connections and fittings.

Serious consideration should be given to any bath installations in basement levels.
Discussion of the above between owner, builder and/or buyer is important.
The decision to construct basement baths is a risk taken by the owner.
If some movement of a slab is not acceptable, any potentially finished or partitioned
room areas should be constructed using a structural floor system over a void space,
rather than a slab.
SITE PREPARATION
We anticipate that additional grading may be necessary. Site preparation procedures should
be performed such that the potential for accumulation and standing of water around the site
is minimized. Clay soils should be kept from desiccating (drying and shrinking) by
sprinkling the soils occasionally. Drainage swales or channels should be created where
necessary in order to route water away from the excavation and construction area.
BACKFILL
The backfill placed around the foundation walls should be methodically compacted to help
reduce settlement after completion of construction. The top one foot of the backfill
material must be relatively impervious to aid in routing water away from the foundation.
This is accomplished by the addition of clay to the top 12 inches of soil, if needed, or
simply by using clayey soils in this layer. Installing landscaping fabric may be useful,
because landscaping fabric restricts downward movement of water (through it) and causes
water to be shed away from the structure.
The on-site soils may be wetted prior to being used as backfill - to reduce their expansive
properties, where present — and to aid in compaction. Do not add water to backfill soils
already in place. The on-site soils, exclusive of topsoil and organics, are suitable for use as
backfill. First floor framing should be constructed prior to the backfill process, or, the
foundation walls should be supported by bracing or some other means.
SURFACE DRAINAGE
The area surrounding the structure should be graded so as to provide adequate drainage
away from the structure. This is accomplished by creating a 10 percent slope (12 inches
vertically for every 10 feet horizontally) down and away from the foundation in soil
areas, and a minimum 4% slope on hard surfaces. Low spots should be filled in order to
prevent accumulation and standing of water near the structure.
Surface water running toward the structures from up slope areas should be diverted around
and away from the structures by means of drainage swales or other similar measures.

Decorative edging should be constructed to allow water to flow through, around or under
the edging and not so as to cause damming of water behind the edging.
Sprinkler systems should be constructed so as to keep the area within 5 feet of the
structure as dry as possible. Sprinkler heads or other irrigation components should not
be placed in, nor should they release water into, the area that is within 5 feet of the
structure.
Downspouts must terminate outside of the backfill area of the structure and a minimum
of 6 feet from the structure. Downspouts should discharge well beyond the limits of the
backfill. The use of long downspout extensions in-place of splash blocks is advisable.
See Fig. 1 for a graphical representation of some of the above.
MOLD
Mold has become an issue in building construction. The health risks associated with the
vast majority of mold spores are minimal or non-existent, however, the debate continues
and litigation on this subject is increasing. The use of proper drainage techniques
outside of the structure, and the use of subsurface perimeter drains, should keep water
from accumulating in a way which would trigger mold formation. However, the most
current building practices which reduce the likelihood of mold formation, should be
gathered, studied and followed.
LIMITATIONS / DISCLAIMER
In any subsurface investigation, limited data is available from which to formulate soil
descriptions and generate recommendations for foundations and related construction
components. The samples taken are indicative of the subsurface materials at the time
and at the location the samples were taken. Precipitation, seasonal changes, and
excavating are just a few of the factors which may create changes in the composition of
the site. If conditions are encountered which are significantly different from those
described in this report, contact this office before proceeding.
This report does not address nor was intended to address any environmental issues,
hazardous materials or toxic waste issues, or other subsurface situations or conditions
other than those described within this report.
This report is intended for the sole use of the above named client and their approved
agents, and only for the proposed construction referred to herein. This office cannot be
responsible for any conclusions or recommendations made by other parties based upon
the data contained herein.

Review is limited to the contents of the plans submitted and any errors or omissions contained herein shall not be
construed as permission to allow any conditions to exist in violation of the codes of the City of Wheat Ridge
3 As part of the foundation inspection and PRIOR TO THE FIRST FRAMING INSPECTION, a completed, signed and
sealed, Foundation Setback and Elevation Certification shall be submitted to the City for review. The certification
form shall be fully completed by a Professional Land Surveyor licensed in the state of Colorado, stating that the
foundation was constructed in compliance with all applicable minimum setback and elevation requirements to
the city.
4 Burial depth requirements:
Electrical - direct burial conductors shall be a minimum of 24 -inches deep, non-metallic conduit 18 -inches deep
or 24 -inches under driveways. (IRC Table E3803.1)
Water Lines - shall be a minimum of 36 -inches deep. (IRC P2603.6)
Gas Service Piping - installed a minimum of 12 -inches below grade or 8 -inches below grade where serving
individual outside appliances. An 18 AWG yellow insulated tracer wire must be installed adjacent to
underground nonmetallic gas piping and terminate above grade at each end. (IRC G2415.1.2 and G2415.17.3)
5 Underground plumbing pipe shall have a solid and continuous load-bearing support. Piping cannot bear on
rocks. Pipes passing under a footing or through foundation wall shall be provided with a relieving arch or a
sleeve. Trenches parallel to footing shall not extend below the 45° plane of the edge of the footing. Water
piping must be buried a minimum 36 -inches deep. Water service pipe may be installed in the same trench as
the building sewer provided the sewer pipe material is listed for underground use within the building or the
water service pipe is separated from the sewer by a minimum distance of 5 -feet horizontally or elevated at
least 12 -inches above and to one side of the sewer line.
6 Frost depth to the bottom of the foundation footings must be as noted on the engineered plans. If not noted,
the frost depth to the bottom of the footings must be a minimum of 30 -inches below finished grade. (IRC

7 Caisson and helical pier foundations will not be inspected by Boulder County. A qualified, Colorado -licensed
engineer must perform the placement, drilling, and reinforcement of drilled piers. A signed, sealed and dated
inspection report must be provided to Building Inspection Services prior to the rough inspections R110.5.2.3)
8 A perimeter drain system that discharges to an approved drainage system is required around all foundations
that enclose usable spaces below grade. Foundations that retain earth and enclose interior spaces below grade
must be damp proofed. (IRC R405.1, R406.1)
9 Slabs below grade must maintain a minimum of 6 -inches above the design water table. The interior finished
crawl space grade must be a minimum of 36 -inches above the design water table.( R401.2.1.3and R401.2.1.5)
30 Garage floor surfaces must be approved noncombustible materials. Floors must be sloped to facilitate the
movement of liquids to a drain or toward the main vehicle entry doorway. (IRC R309.1)
lx. Foundation plates and sills must be bolted to the foundation wall as prescribed on the engineered plans. if -
not noted, bolts shall have a minimum diameter of %-inch, embedded at least 7 -inches and spaced not more
than 6 -feet apart. A minimum of 2 bolts are required per plate section, with one bolt located within 12 -inches
of each end of each plate. (IRC R403.1.6)
Rough Framing and Wood Requirements
12 The complete rough inspection is to be made after the rough framing, rough electric, rough plumbing, and
rough heat and ventilation are complete. The building should be fully enclosed with the roof covering and
siding in place.
13 Protection from decay shall be provided in the following locations by the use of naturally durable wood or
wood that is preservative treated in accordance with AWPA U1: (IRC R317)
14 Lumber, plywood, fiberboard, structural logs, and glued laminated timber must be identified by a grade
mark or certificate of inspection issued by an approved agency. (IRC R502.1, R602.1, and R802.1)
A. Wood joists closer than 18 -inches and wood girders closer than 12 -inches to grade located within foundation
periphery.B. Wood framing members that rest on concrete or masonry foundation walls and are less than 8 -
inches from the exposed ground.
C. Sills and sleepers on a concrete or masonry slab that is in direct contact with the ground.
D. Wood girders entering concrete or masonry walls with a clearance less than %-inch.
E. Wood siding, sheathing, and wall framing less than 6 -inches above the ground.
F. Wood members supporting moisture -permeable floors or roofs that are exposed to the weather.
G. Wood furring strips or wood members attached directly to the interior of below grade exterior masonry or
concrete walls.
H. Wood in contact with the ground, embedded in concrete in direct contact with the ground or embedded in
concrete exposed to the weather that supports permanent structures intended for human occupancy shall be
approved pressure -preservative -treated wood.
13 Accessible under -floor areas shall be provided with a minimum 18 -inches x 24 -inches opening through the
floor or 16 -inches x 24 -inches opening through the perimeter wall. When the access is through a below -grade
wall an areaway of not less than 16 -inches x 24 -inches must be provided. Where equipment is located beneath
the floor, the access opening must be within 20 -feet of the equipment and allow the removal of the largest
piece of equipment. (IRC R408.4 and M1305.1.4)
14 Basements greater than 200 square feet and every sleeping room shall have at least one operable
emergency and rescue opening or a door to the exterior.
15 Emergency escape and rescue openings shall meet the following requirements: A minimum clear width of
20 -inches, a minimum clear height of 24 -inches, with a total net clear opening of 5 square feet for grade level
windows and 5.7 square feet for all others. A sill height of not more than 44 inches measured from the finished
floor to the bottom of the clear opening. Window wells for emergency escape and rescue shall provide a
minimum net area of 9 square feet with minimum horizontal projection and width of 36 -inches. The area of the
widow well shall allow the emergency escape and rescue opening to fully open. (IRC R310)
16 Columns must be restrained to prevent lateral displacement at the bottom end to insure against uplift. (IRC
R301.2.1, R407.3)
17 Fire blocking shall be installed to cut off all concealed draft openings in the following locations: (IRC 302.11)
A. In concealed spaces of stud walls and partitions, including furred spaces, vertically at the ceiling and floor
levels, and at 10 -feet horizontal intervals. B, At interconnections between concealed vertical and horizontal
spaces such as occur at soffits, drop ceilings, and cove ceilings. C. In openings around vents, pipes, ducts, cable,
wires, chimneys, fireplaces, and similar openings that afford a passage for fire at ceiling and floor levels. D. In
concealed spaces between stair stringers at the top and bottom of the run, and between studs in line with the
run of the stairs at unfinished walls.
18 At least one egress door shall be provided for each dwelling unit. The egress door shall be side -hinged, and
shall provide a minimum clear width of 32 -inches (813 -mm) when measured between the face of the door and
the stop, with the door open 90 degrees (1.57 rad). The minimum clear height of the door opening shall not be
less than 78 -inches (1981 -mm) in height measured from the top of the threshold to the bottom of the stop. Other
doors shall not be required to comply with these minimum dimensions. Egress doors shall be readily openable
from inside the dwelling without the use of a key or special knowledge or effort. (IRC R311, R311.2)
19 There shall be a floor or landing on each side of each exterior door, except where a stairway with 2 or fewer
risers located on the exterior side of the door, other than the required exit door, a landing is not required for the
exterior side of the door. The landing must be no lower than 73/ -inches below the top of the threshold of the door
provided the door does not swing over the landing. (IRC R311)
20 Stairways must be at least 36 -inches in width. Handrails shall not project more than 4% -inches. The
maximum rise may not exceed 7% -inches. The minimum tread depth may not be less than 10 -inches. Minimum
headroom is 6 -feet, 8 -inches. For stairways with solid risers a nosing of 4 -inch to 1% -inches shall be provided.
When open risers are used the opening between the treads shall not allow the passage of a 4 -inch sphere to
pass through. Landings must be provided at the top and bottom of the stairway that is the width of the stairway
measuring at least 36 -inches in the direction of travel. Handrails shall be provided on at least one side of
stairways with 4 or more risers and ramps with a slope exceeding 1:12. Handrails shall be mounted 34 -inches to
38 -inches above the nosing of the treads. Handrails must be continuous for the entire length of the stairs and
provided with a minimum space of 1% -inch between the wall and the handrail. Ends shall be returned or
terminate in newel posts or safety terminals. See the requirements and more information. (IRC R311.7.8.2)
21 Handrail Grip Size Shall Be:A. Circular Handrails: 1% -inch to 2 -inches perimeter. B. Non -Circular: 4 -inches to
6% -inches perimeter with a maximum cross section of 2% -inches. C. Perimeter Dimension Greater than 6% -
inches: shall have a finger recess on both sides.
22 Guards must be provided for porches, screened porches, balconies, fixed seating and raised floor surfaces
more than 30 -inches above the floor or grade below. Guards must have a minimum height of 36 -inches. Open
sides of stairs with a total rise of more than 30 -inches above the floor or grade below shall have guards not less
than 36 -inches high. Intermediate rails shall not allow the passage of a 4 -inch sphere. (R312) Window fall
protection must be provided for window openings less than 24 inches above the finished floor and more than 72
inches above grade or surface below. (R312.2)
23 Ceiling heights for habitable rooms, hallways, bathrooms, toilet rooms, laundry rooms, and basements shall
be a minimum of 7 -feet measured from the finished floor to the lowest projection of the ceiling. Non -habitable
basements may have a ceiling height of 6 -feet, 8 -inches with clearance below beams and ducts of 6 -feet, 4 -
inches. Bathroom may have a ceiling height of 6 -feet, 8 -inches at the fixture front clearance area and over the
fixture. (IRC R305.1)
24 Attic access must be provided for attics that exceed 30 square feet and that have a vertical height of 30 -
inches or greater. The access must be located in a hall or readily accessible location with a minimum 22 -inches x
30 -inches access opening. The access must provide a minimum of 30 -inches headroom. (IRC R807)
25 Enclosed attic and rafter spaces must have cross ventilation for each space through screened openings. The
total net free ventilating area shall not be less than 1 to 150 of the area of the space ventilated. The area may
be reduced to 1 to 300 if 50-80% is provided by ventilators located in the upper portion of the space or if a
vapor barrier not exceeding 1 perm is installed on the warm side of the ceiling. At least a 1 -inch space is
required between the roof sheathing and the insulation at the location of the vent. (IRC R806)
26 Rafters must be framed to a minimum 1 -inch nominal ridge board that is not less than the depth of the cut
end of the rafter or to each other using a gusset plate. Hip, and valley rafters shall be a minimum of 2 -inches
and not less in depth than the cut end of the rafter. Hip and valley rafter shall be supported at the ridge by a
brace to a bearing partition or be designed. (IRC R802.3)
27 Rafters and ceiling joists having a depth -to -thickness ratio exceeding 5:1 shall be provided with lateral
support at points of bearing to prevent rotation. Rafters and ceiling joists having a depth -to -thickness ration
exceeding 6:1 shall be supported laterally by solid blocking, diagonal bridging or a continuous 1 -inch by 3 -inch
wood strip nailed across the rafters. (IRC R802.8) Roof trusses or rafters must be attached to supporting walls
with approved hurricane clips. Trusses must be braced to prevent rotation and to provide lateral stability in
accordance with the construction documents and the individual truss design drawings. (IRC R502.11.2, R802.11)
28 Trusses must be designed and fabricated in accordance with ANSI/TPI 1. A licensed professional shall
prepare the truss design. Trusses must be legibly marked within 2 -feet of the center to identify the
manufacturer, the design load, and the spacing. Truss engineering and layout must be provided at the site at
the rough framing inspection. (IRC R502.11 and R802.10)
29 Roofing material installed in the mountain areas is limited to Class -"A" roof coverings. Wood roofs in the
plain areas are limited to minimum Class "B" roof coverings. Shingle installation shall meet the manufacturer's
high -wind installation procedures in areas where wind load is greater than 105 mph 3 sec gust( R301.2.1, R325).
30 All habitable rooms shall be provided with aggregate glazing area for natural light of not less than 8% of the
floor area of such rooms. The glazed areas need not be installed in rooms where section (M1507) is satisfied
and artificial light is provided at an average of 6 foot candles at a height of 30 inches.
31 Safety glazing shall be installed in the following hazardous locations and be permanently labeled as safety or
tempered glazing: glazing panels in doors; glazing enclosing spas, bathtubs or showers; glazing panels adjacent
and within 24 -inches of the edge of a door; glazing panels greater than 9 square feet within 18 -inches of the
floor; glazing used for railings; glazing used for barriers for swimming pools and spas; and glazing enclosing
stairways, landings, and ramps within 36 -inches horizontally of a walking surface. See the Boulder County Land
(IRC R308)
32 Roofs decks and enclosed roofed areas must be provided with roof drains installed at the low point of each
roof. Where roof drains are installed, overflow drains or scuppers are required. (IRC R903.4)
33 Exterior finish materials must conform to the conditions of your Site Plan Review to include: roof covering,
siding, ignition resistant construction, color requirements, conforming light fixtures which comply with the
approved lighting plan, and re -vegetation requirements. Glazing and Window Requirements
32 Skylights must be: (IRC R308.6 Table N1102.1)
A. laminated glass (with restrictions).
B. fully tempered glass (with retaining screen).
C. Skylight U -factor required U-0.45.
Skylights installed on roofs flatter than 3 units vertical to 12 units horizontal must be mounted on a curb
4 -inches above the roof.
Heating and Ventilation Requirements
33 Crawl spaces shall be provided with conditioned air in compliance with Section N1102.2.9. Crawl space walls
shall be insulated in accordance with Table N1102.1 or Table N 1102.1.2. Crawl space wall insulation shall be
permanently fastened to the wall and extend downward from the floor to the finish grade level and then
vertically and/or horizontally for a least an additional 24 -inches. Exposed earth in unvented crawl space
foundations shall be covered with a continuous Class I vapor retarder with a minimum thickness of 10 -mil. All
joints of the vapor retarder shall overlap by 6 -inches and be sealed and taped. The edges of the vapor retarder
shall extend at least 6 -inches up the stem wall and shall be attached to the stem wall. N1102.2.9.2.2 Ventilated
crawlspaces. Ventilated crawlspaces shall be provided with insulation in accordance with Table N1102.1.
34 A, Habitable rooms must be provided with outdoor openings for ventilation equal to at least 4% of the floor
area and shall have heating facilities capable of maintaining 68* at 3 -feet above the floor and 2 -feet from
exterior walls. B. The windows need not be openable in a room where an opening is not required to be an
egress window and a mechanical ventilation system is capable of producing 0.35 air change per hour in that
room, or a whole house mechanical ventilation system provides 15 cubic feet of outdoor air per minute.
35 Bathroom exhaust fans shall exhaust directly to the exterior and must be provided in bathrooms where
windows of at least 3 square feet are not provided. The mechanical ventilation must be capable of providing an
exhaust capacity of 50 cfm intermittent or 20 cfm continuous exhaust. (IRC R303.3, M1507.4)
36 Dryer vents must be rigid metallic, independent of all other systems, shall terminate outside the building, be
equipped with a back draft damper, and sized and terminated per the manufacturer. The maximum length of
the exhaust duct shall be 35 -feet (Unless approved under the manufacturer's listing) from the connection to the
transition duct from the dryer to the outlet terminal. Where fittings are used, the maximum length of the
exhaust duct shall be reduced in accordance with (IRC Table M1502.4.4.1) Flexible transition ducts are limited
to 8 -feet, shall not be concealed within construction, and shall be listed and listed per UL 2158A. (IRC M1502)
37 Appliances and equipment shall be installed in accordance with the conditions of their listing.
Manufacturer's installation instructions must be available at the time of the inspection. (IRC G2408.1, M1307.1,
M 1401.1, (M 1902.2 )
38 Appliances shall be accessible for inspection, service, repair and replacement without removing permanent
construction. 30 -inches of working depth and width shall be provided in front of the control side of an
appliance. (IRC M1305.1)
39 Gas and solid fuel appliances located in a garage and hazardous locations shall be elevated so the source of
ignition is at least 18 -inches above the floor. Rooms and spaces that are communicate directly with the garage
and are not part of the living space shall be considered as part of the garage. Appliances located in garages
must be installed at least 6 -feet above the floor or protected from motor vehicle impact. (IRC G2408.2,
G2408.3)
40 Combustion air is required for all liquid fuel, solid fuel and gas appliances. (IRC M1701.1, G2407)
41 Gas burning appliances may not be located in or obtain combustion air from: a sleeping room, bathroom,
toilet room, or storage closet unless it is a direct vent appliance or installed in an enclosure that opens only into
a bedroom or bathroom in and such enclosure is provided with a solid weather-stripped door, a self-closing
device and all combustion air is taken from the outdoors. (IRC G2406.2)
42 Gas logs installed in solid fuel burning fireplaces shall be tested in accordance with ANSI Z21.60 and installed
per the manufacturer's installation instructions. Gas logs installed in bedrooms must be direct vent or provided
with an approved source of outside combustion air. The approved gas log set must be installed in the Solid -fuel
burning appliances at the final inspection. (IRC G2406, G2432, and G2434)
43 B, BW, and L vents and factory -built chimneys must be provided with a clearance to combustibles per them
a manufacturer's listing. Where vents pass through insulated assemblies, they must be provided with an
insulation shield. A clearance of 9 -inches is required between single wall vent connectors and combustibles. Gas
vents must penetrate through the roof flashing, jack or thimble and terminate in a Chimneys listed cap or per
the manufacturers listing. Decorative shrouds installed at terminations shall be listed and installed per the
manufacturer. (IRC G2425, G2426, G2427)
Electrical Requirements
44 All electrodes present at each structure shall be bonded together to form one grounding electrode system
to include: Concrete Encased Electrodes (UFER), water piping, ground rings, grounding rods, and plate
electrodes. Bonding shall ensure electrical continuity. The electrode conductor must be connected in an
approved manner and inspected prior to concealing. (IRC E3607, E3608, E3609, E3610, E3611)
45 All hot, neutral, and grounding conductors in electrical boxes shall be tied together with a mechanical
connection at the time of rough inspection.
46 Recessed lighting fixtures must either be IC -rated or installed in a sealed box in which the insulation is at
least 3 -inches from the light fixture. All recessed lights must be tightly sealed or gasketed to prevent air leakage
through the fixture into the ceiling cavity. (IRC N 1102.4.5)
47 Tamper -resistant Receptacle outlets are required in every kitchen, family room, dining room, living room,
parlor, library, den, sunroom, bedroom, recreation room or similar dwelling areas spaced so that no point along
the wall line exceeds 6 -feet from an outlet. (IRC E3901, E3902, and 4002.1-4002.14)A Counters 12 -inches in
width or wider shall have receptacles placed no more than 20 -inches above the counter top and spaced so no
point exceeds 24 -inches from an outlet. B. Island and peninsula counters with a length at least 24 -inches and a
width of 12 -inches or greater must be equipped with at least one outlet. C. At least one receptacle shall be
installed in a bathroom within 36 -inches of each basin. D. A least one receptacle outlet must be installed in each
laundry, basement, attached garage and detached garage with power. E. At least one receptacle outlet that is
accessible while standing at grade level and located not more than6-feet, 6 -inches (1981 -mm) above grade,
shall be installed outdoors at the front and back of each dwelling unit having direct access to grade. Balconies,
decks, and porches that are accessible from inside of the dwelling unit and that have a usable area of 20 square
feet. F. Attics or crawlspaces containing equipment must be provided with at least one receptacle outlet
within25-feet of the equipment. G. Hallways 10 -feet or more in length.
48 Two 20 -amp rated branch circuits shall serve receptacles in the kitchen, pantry, breakfast area, and dining
area. At least one 20 -amp branch circuit shall supply bathroom receptacles and at least one 20 -amp branch
circuit shall supply laundry. (IRC E3703.2, E3703.3, E3901)
50 Ground fault protection shall be provided on all 125 -volt, single phase, 15 and 20 -amp receptacles in the
following locations: bathrooms, garages, unfinished grade level accessory buildings, at exterior locations,
crawlspaces, unfinished basements, kitchen counters, within 6ft. of laundry, utility and wet bar sinks,
boathouses, hydro massage, spa and hot tub locations. Receptacles must be in a readily accessible location.

51 Combination type Arc -Fault circuit interrupters must be installed on all 120 -volt 15 and 20 -amp branch
circuit outlets in Receptacle outlets are required in every family room, dining room, living room, parlor, library,
den, sunroom, bedroom, recreation room, hallway, closets, and similar dwelling areas. (IRC 3902.12)
52 At least one wall switch -controlled lighting outlet shall be installed in every habitable room, bathroom,
hallway, (10ft) stairway, attached garage, detached garage with electric power, and at the exterior side of each
outdoor egress door having grade level access. Attics, under floor spaces, utility rooms and basements
containing equipment or used for storage must be provided with a switch
53 Smoke alarms shall comply with UL 217. Smoke alarms are to be powered by the building's wiring operated
light. (IRC E3903)with battery backup and shall be interconnected so the actuation of one alarm will activate all
alarms in the dwelling unit. Smoke alarms shall be installed in the following locations: (IRC R314) A. In each
sleeping room; B. Outside each sleeping area in the immediate vicinity of the bedrooms; and C, One on each
additional story including basements.
54 Carbon Monoxide alarms are required in a single-family dwelling that has fuel -fired appliance(s), or a
fireplace, or an attached garage. The alarm must be installed within 15 -feet of the entrance to each sleeping
room. Must be listed by a nationally recognized, independent lab. Plugs into a dwelling's electrical outlet and
has a battery backup. They may be combined with a smoke -detecting device if the combined device complies
with applicable law. (IRC R315)
55 Clothes closet lighting shall be limited to surface -mounted or recessed incandescent fixtures with
completely enclosed lamps, and surface -mounted or recessed fluorescent fixtures.Surface mounted fixtures
shall be installed on the wall above the door or on the ceiling with the following clearances between the fixture
and the nearest point of a storage space: (IRC E4003.12)A. Incandescent fixtures or LED shall have a minimum
12 -inch clearance. B. Fluorescent fixtures shall have minimum 6 -inch clearance. Recessed fixtures shall be
installed in the wall or ceiling with the following clearances: A. Recessed incandescent fixtures shall have a
minimum 6 -inch clearance to the nearest point of storage. B. Recessed fluorescent fixtures shall have a
minimum 6 -inch clearance to the nearest point of storage.
56 Working space must be provided around energized equipment for servicing and maintenance. The minimum
dimensions shall not be less than 36 -inches in depth and 30 -inches in width in front of the equipment. Working
space shall extend to at least 6 -feet, 6 -inches above the floor. (IRC E3405.2)
57 Electrical fixtures installed in wet or damp locations shall be installed so that water cannot enter or
accumulate n wiring compartments or other electrical parts. Fixtures installed in wet locations must be labeled
"suitable for wet locations". Fixtures installed in damp locations must be labeled "suitable for damp locations"
or "suitable for wet locations". Switches or circuit breakers located in wet locations or outdoors must be
enclosed in a weatherproof enclosure. Outdoor receptacles must have a weatherproof enclosure and an in -use
cover. Cord -connected fixtures, hanging fixtures, track lighting, pendants, and ceiling fans shall not be located
within3-feet horizontally and 8 -feet vertically from the top of a tub or shower rim. (IRC E4003.9, E4002.8,
E4002.9,(E4002.10, E4003.9, E4003.10,E4003.11)
Plumbing Requirements
58 DWV systems shall be tested on compellation of the rough piping installation by water or for piping system
other than plastic by air with no evidence of leakage. Either test shall be applied to the drainage system in its
entirety or in sections after rough piping has been installed .1) Water test 10 feet above the highest fitting
connection or to the highest point of the completed system. The system shall prove leak free for 15 minutes.
2) Air test shall maintain 5lbs of pressure for 15 minutes.
59 Piping must be inspected and tested prior to concealing. It shall be protected against physical damage and it
must be approved for use and bear the identification of the manufacturer. (IRC P2503, P2603, P2608.1)
60 Bathtubs, walls above bathtubs with shower heads, shower floors, and shower compartments shall be
finished with a non-absorbent surface which extends to a height not less than 6' above the floor. Showers must
have a minimum 900 square inches of interior area and a minimum dimension in each direction of 30 -inches.
Shower valves must be pressure balance/thermostatic mixing valves. Shower receptors shall have a curb
threshold not less than 1 -inch below the sides and back of the receptor. The curb shall measure a minimum of
2 -inches to a maximum of 9 -inches above the top of the drain. (IRC R307, P2708, P2709)
61 The centerline of toilets or bidets shall not be less than 15 -inches from adjacent walls or tub. Toilets, bidets,
and lavatories must have a minimum clear space of 21 -inches in front of the fixture. Lavatories require a 4 -inch
clearance to wall or to a toilet. (IRC P2705)
62 Showers and tub/shower combinations shall have control valves of the pressure balance, thermostatic
mixing or combination pressure balance/thermostatic mixing valve types with high limit stop per ASSE 1016 or
CSAB125.1. Tubs shall also have a control valve as listed for a shower or a water -temperature -limiting device
that conforms to ASSE 1070. The high limit stop for a device shall be set to a maximum of 120*. (IRC

63 Shower doors shall have safety glazing; hinged show door shall open outward. (R308.4.5 , P2708.1)
64 Backflow prevention must be provided to prevent contamination of potable water. This includes but is not
limited to: hose connections, irrigation systems, boilers, solar systems, fire sprinklers, and dishwashers.
Backflow device must be inspected and approved by a 3rd party agency. (IRCP2902.2, Table P2902.3, P2717)

66 Supply Ducts in attics shall be insulated to a minimum of R-8. All other ducts shall be insulated to minimum
R-6. ( N 1103.2. 1)
67 Combustible insulation shall be separated a minimum of 3 -inches from fan motors and heat -producing
devices. Insulation shields must be provided where vents pass thorough insulated assemblies and must
terminate at least 2 -inches above attic insulation materials. Can lights must be airtight if located in the building
envelope. (G2426.4)
Class I or II vapor retarders are required on the interior side of the insulation in framed walls, floors and
roof/ceilings of the building's thermal envelope. The vapor barrier is not required in construction where
moisture or freezing will not damage the materials, or where the framed cavity (or space) is ventilated to allow
moisture to escape. A vapor retarder is not recommended on a concrete basement foundation wall or in a
shower /bath compartment (IRC 702.7, R702.7.1).
Wallboard Requirements
68 The garage shall be separated from the residence and its attic by materials of not less than %-inch gypsum
board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms
above by not less than 5 8 -inch Type X gypsum board. Where the separation is a floor -ceiling assembly, the
structure supporting the separation shall also be protected by not less than %-inch gypsum board. (IRC R302.6)

Final Inspection Requirements
74 Buildings shall have approved address numbers, building numbers or approved building identification
placed in a position that is plainly legible and visible from the street or road fronting the property. (IRC 319)
75 All dwellings shall have a controlled method of water dispersal from roofs that will collect and discharge all
roof drainage at least 5 -feet from the foundation. Gutters, downspouts, downspout extensions shall be deemed
adequate to meet these requirements. Surface drainage shall be diverted to a storm sewer conveyance or other
approved point of collection so as to not create a hazard. Lots shall be graded so as to drain surface water away
from foundation walls. The grade away from foundation walls shall fall a minimum of 6 -inches within the first
10 -feet. (IRC R401.3 and R801.3)
Swimming pools, fountains, hot tubs, spas, and hydro -massage "Jacuzzi" tubs and similar installations shall
comply with all provisions of the IRC for the approval of bonding equipment and lighting. All 15 and 20 amp,
single-phase 125 -volt receptacles located within 20 -feet of the inside walls of pools, outdoor spas and hot tubs
shall be protected by a GFCI. Motors and equipment must be accessible without damaging the building
structure or building finish. (IRC E4202, E4203, EE4204, E4205, E4206)
The reinforcing shell of the pool shell, metal forming shells, coping stones, deck, brackets of niche fixtures,
metal fittings, and electrical equipment, located less than 5 -feet horizontally and less than 12 -feet above
maximum water level of swimming pools and built in place hot tubs shall be bonded together. The parts
specified above shall be connected to an equipotential bonding grid. (IRC E4204.2)

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding A'h-inch exists. Asphalt shingles are required to
be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturera€rms installation
instructions, whichever is more stringent. In order to pass a final inspection of
elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer's technical representative stating that "the application of the roof at
(project address) has been applied in accordance with the installation instruction for

(4) No work of any manner shall be done that will change the natural Flow of water causing a drainage problem.
(5) Contrador shall notify the Building Inspedor twenty-four (24) hours in advance for all inspections and shall receive written
approval on inspection card before proceeding with successive phases of the job.
(fi) The issuance of a permit or the approval of drewings and specifcations shall not be construed to be a permit for, nor an
approval of, any violation of the provisions of the building codes or any other ordinance, law, rule or regulation. fUl plan review
