The following is a summary of the observations made: New Observations: Reviewed the helical piers. There were 2 piers installed under the north chimney next to the existing push pier spaced at approximately 3' o.c., and 1 installed on the west wall spaced approximately 1'-6" north of the southernmost existing push pier. o The pier spacing was observed and appears to be in conformance with the construction documents. o The piers were installed to refusal or to a depth no less than that specified in the construction documents. o The helical piers appear to be installed in conformance with the structural mitigation plan. The new concrete pads for the existing mono posts were observed. There were (3) T-0" x Y-0" x 8" pads installed at existing post locations in the crawl space. o The observation occurred before concrete was poured. o The placement & reinforcement appear to be installed per the structural plans. Site grading around the perimeter of the house did not appear to be modified. Vegetation around the perimeter of the house did not appear to be modified. Volatile Soils: The moisture around the foundation elements must be controlled for the useful life of the building. Time has shown that Colorado soils can be unstable and structures can experience damaging movements due to expanding and shrinking soils, primarily when moisture changes occur. Maintaining consistent soil moisture contents around all foundation elements is crucial to minimizing foundation movements. Even with properly engineered/constructed foundation systems these volatile soils can still exert excessive pressures causing damage in the residence. If the Owner would like further insight about the on-site soil conditions and preventative measures, a Geotechnical Engineer should be consulted. Geotechnical Consideration: It is possible that the piers may consolidate the soil under the piers. Because of this, periodic surveys of the supported structures should be conducted to assure project success. The Owner should be responsible for annual surveys certifying project success. It is recommended that a baseline survey be conducted immediately. The Owner should report all findings and reports to the Structural Engineer. If vertical movement of the foundation walls is discovered, the piers should be re -pressurized. A Geotechnical Engineer should be present for the re -pressurizing of the piers. The purpose for the site visit and observation was to review the structure for movement of the foundation. The subject property is a single-family home with a crawlspace located in an established neighborhood. The buildings are assumed to be built in between 1963 (based on an online search of the Denver County Assessors records). The foundation is constructed of concrete and is assumed to be on spread footings. In 2007, there were 5 push piers installed at the north west corner of the house. In 2015, there were 4 additional piers added in the northwest corner of the house. These were to supplement the push piers in this area. The house appears to be constructed of wood with lap siding and brick veneer. The observation was visual and limited to the exterior and the interior house. No observation was performed on the roof structure. For purposes of this report we assume that the house faces east. Observations • In the master bedroom at the south west corner there was a vertical crack in the corner and cracking of the sheet rock below the window on the west wall • In the upper floor bedroom on the northwest corner, there was a vertical crack at the front of the closet and inside the closet • On the exterior of the house there was cracking in the brick. Some of these cracks appeared to be new, many of them may have been previously patched • There was a cracks on the front wall of the foundation and the crawl space • Many of the foundation walls in the crawl space had white power or effervesce on them. This indicated that there has been water migrating through the foundation. • At the time of the site visit the sump pits were dry • In places the soil was moist under the vapor barrier • The concrete pads supporting the monoposts in the crawlspace, were deteriorating and had excessive amounts of effervesce on them. • In 2007, there were five push piers installed in the north west corner of the house. The below recommendations will help prioritize items by severity. The evidence of additional cracking in places away from the existing piers indicates there may be additional settlement of the interior and exterior of the structure. I believe that the cracks in the master bedroom or related to the south side of the structure settling. The cracks in the northwest corner bedroom at the closet are most likely caused by settlement of the of the house or the interior supports. There is evidence that the subsoil conditions in this location may not be capable of supporting the push piers. Recommendations The cracks observed in the walls were likely caused by vertical movement of the foundation. These movements are most likely caused by contraction and expansion of the soil due to changing moisture content. The solution is to drain water away from the house and prevent it from infiltrating the soil next to the foundation. The following is a prioritized list of recommended repairs that should be made to stabilize the foundation: • Step one excavate two remaining push piers and repressurize. This was completed on February 20 and no additional lift was achieved. • Three new helical piers should be installed at the northwest corner of the house. One of these will be placed just north of the southernmost west pier. The other two will be under the corners of the chimney. • Remove and replace the concrete pads under the monoposts in the crawlspace. • Monitor the rest of the house for further signs of vertical movement. Additionally, more helical piers may be required if continue differential settlement occurs. • Patch and monitor cracks in concrete, brick veneer and drywall. This will give a baseline for any new movement. If new movement is observed, contact DL Engineering Inc. for further assessment. General Information: Site Drainage • The moisture around foundation elements must be controlled for the useful life of the building. Lack of proper drainage is often a contributing factor to foundation damage observed. The site drainage around the structure must be maintained such that precipitations will quickly drain away. The use of proper slope slabs -on -grade, moisture barriers, swales, and surface/subsurface drainage systems are strongly recommended. Extensions should be attached to properly functioning downspouts and roof drains such that they discharge a minimum of 10 feet away from the structure. General Information: Site Vegetation • The vegetation around the perimeter of the structure can eventually lead to foundation movements. Vegetation can hold moisture in soil and create excessive pressure on the foundation system. In order to reduce the risk, bushes, shrubs, and treessho e carefully removed by an experienced professional. Care should be taken to no urthliw of disturb or damage the existing foundation system. Recommendations The cracks observed in the walls were likely caused by vertical movement of the foundation. These movements are most likely caused by contraction and expansion of the soil due to changing moisture content. The solution is to drain water away from the house and prevent it from infiltrating the soil next to the foundation. The following is a prioritized list of recommended repairs that should be made to stabilize the foundation: • Step one excavate two remaining push piers and repressurize. This was completed on February 20 and no additional lift was achieved. • Three new helical piers should be installed at the northwest corner of the house. One of these will be placed just north of the southernmost west pier. The other two will be under the corners of the chimney. • Remove and replace the concrete pads under the monoposts in the crawlspace. • Monitor the rest of the house for further signs of vertical movement. Additionally, more helical piers may be required if continue differential settlement occurs. • Patch and monitor cracks in concrete, brick veneer and drywall. This will give a baseline for any new movement. If new movement is observed, contact DL Engineering Inc. for further assessment. General Information: Site Drainage • The moisture around foundation elements must be controlled for the useful life of the building. Lack of proper drainage is often a contributing factor to foundation damage observed. The site drainage around the structure must be maintained such that precipitations will quickly drain away. The use of proper slope slabs -on -grade, moisture barriers, swales, and surface/subsurface drainage systems are strongly recommended. Extensions should be attached to properly functioning downspouts and roof drains such that they discharge a minimum of 10 feet away from the structure. General Information: Site Vegetation • The vegetation around the perimeter of the structure can eventually lead to foundation movements. Vegetation can hold moisture in soil and create excessive pressure on the foundation system. In order to reduce the risk, bushes, shrubs, and treessho e carefully removed by an experienced professional. Care should be taken to no urthliw of disturb or damage the existing foundation system. The purpose of the inspection was to observe the foundation and structure of the home, to determine my professional opinion regarding the structural condition thereof. The inspection did not involve any other sys- tem or component of the residence. No soil or other material sampling, testing, or analysis was performed. The inspection did not investigate for mold, asbestos. lead based paint, or other envi- ronmental or hidden issues. General: • The proper[y is a one story, single family residential dwelling unit, and was reportedly con- structed in 1963. The home shall be considezed to face East for the purpose of this report. • No soils reports or other engineering documents were provided for my review. Observations and Opinions: • The foundation is of poured concrete construction, supported on spread footings, and enclos- ing a crawlspace and attached gazage. • As viewed from the exterior and the interior the home has experienced recent structural move- ment. The movement is likely the result of rehydration of the foundation bearing soils follow- ing yeazs of recent drought conditions. • The home has beea recently renovated, and cracking in the drywall has occurred since that time. The most noticeable movement is along the rear wall and NW corner, and through the central azeas of the home. However, the movement is not considered major or indicative of structural failure. The fireplace chimney at the North wall has experienced slight rotation, and masonry cracking exists at both sides where it abuts the North wall. Minor movement has oc- curred at the garage, but to a lesser degree than the NW corner. • The crawlspace soils were dry at the time of inspection, but there is evidence of historical moisture conditions. which is not unusual for this area of the metro area. Effloresence was ob- served on the foundation walls and piers. Some minor concrete degradation was also ob- served, primarily at the concrete pier footings, but not excessive. Since the crawlspace style foundation is shallow relative to the exterior ground elevation, the foundation is more suscep- tible to moisture fluctuation and seasonal movement than a full basement style foundation. ~ c~~ COYLE INSPECTION ENGINEERS, INC. Many of the homes in this area have had similar type movement over the yeazs. • Two sump pits and pumps were observed in the crawlspace. However, the pump nearest the access has had the discharge pipe cut and does not discharge to the exterior. This condition needs to be conected. • Despite the movement, foundation wall cracking was minimaL Underpinning the rear wall, NW corner, and fireplace is recommended at this time per the attached diagram. The other portions of the perimeter foundation should be monitored for future movement, but do not warrant underpinning at this time. • I recommend cutting off the concrete pier risers and installing adjustable steel monoposts to support the central beams. These posts will allow adjustment of the beam at this time to lessen the pressure on the main floor system through the middle of the home, and will allow for fu- ture adjustments as needed. • The crawlspace should be cleared of wood and organic debris. I recommend mold inspection, testing, and mitigation as needed. Ideally, a fully sealed moisture barrier could be installed to minimize humidity in the crawlspace to prevent future mold growth. Standard Limitations: This inspection was visual and cursory in nature, but represents the professional opinions of this firm based on the observations made and information available for review. No soil or material sampling/testing was performed. No warranties are made or implied regarding the future stability of the property as soil conditions can be highly unpredictable and unknown conditions could be present. The opinions expressed and recommendations made are based upon experience with similar properties under similar conditions, and rely in part on the information and testimony pro- vided by others.
