134. Interior alterations, repairs, fuel -fired appliance replacements, or additions, any of
which require a building permit, occurs or where one or more rooms lawfully used for
sleeping purposes shall have an operational carbon monoxide alarm installed within fifteen
feet of the entrance to each room lawfully used for sleeping purposes.

I . This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpennit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granti of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code or any inaice or regulation of this jurisdiction. Approval of work is subject to field inspection.

any contracts to affect those improvements or repairs to which
the City of Wheat Ridge, Colorado, by and through its authorized
ofEicials, is not a signatory or party, and that no person or

acquire any rights, claims, or interests in l-he escrow funds
after the above-specif.ied expiration date.
The only requirement to withdraw the escrow funds on behalf
of the people of the City of Wheat Ridge, Colorado, shall be a

City of Wheat Ridge, Colorado. Said letter sliall state that the
improvements, as set forth in the above-mentioned Development
Agreement, have not been completed or provided by
Don Lutz
(Contractor/Developer/Owner) and that the date of
October 26, 1993
has expired or passed.
The City may, in its discretion, release portions of the
escrow to the owner upon presentation to the City of satisfactory
proof of completion of work represented by the amount released
from the escrow. No such funds shall be finally released,
however, unless and until a Lien Waiver or Release of Claim, in a
form satisfactory to the City Attorney has been provided to the
City. The parties acknowledge that the City is not under any
obligation to release all or any portion of said escrow until all
work contemplated in the Develop,nent Agreement above-described is
completed, and partial release of the escrow shall not obligate
or require the City to release any additional portions thereof.
Tlie escrow described herein is held in trust for the people
of the City of Wheat Ridge to insure that all required
improvements are completed. No contractor, subcontractor, or
other third-party shall acquire any interest in any portion of
the escrowed funds held by the City while the same are in
possession of the City.

Upon completion of the improvements specified herein, any
amounts remaining in escrow shall be returned to the owner, or
his successor in title. Until such time as any remaining
escrowed funds are returned as herein described, no person or
entity, other than the owner or his successor and the City of
Wheat Ridge, shall possess any right or claim to said funds.
