Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

the order they are received and due to the volume of requests, time to process

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

This letter is to confirm tue results of negotiations between Lou Fico, Jr. and
myself conceming the PRD at 35h and Quail St.
It was agreed to modify the plan for this development as follows:
. Remove the 6-foot privacy fence shown on the plan in the
southwest corner of the development and north of the urigation
ditch.
. Install a 6-foot privacy fence south of the ditch extending for
approximately 95 feet from the southwest property comcr to the
oast along the south property line. This fence is not to bridge
over the ditch or be connected to the existing west-side fence so
as to a11ow wildlife movement and ditch maintenance access.
. Two large evergreen trees are to be installed as shown on the
plan in the southwest comer of the development between the
ditcli and our property line.
These changed are satisfactory to Carol and me and when completed we will
have no further concems about this PRD construction.

This letter is in regazd to conditions of issuance for the building permit numbered 7813 at 3595
Quail Street.
The permit was issued contingent with meeting landscaping and fencing requirements pursuant
to the Planned Residential Development zone district approval, however, it did not specify what
those conditions of development were. Pursuant to the original rezoning and development plan
approval (Case Nos. WZ-94-4 and WZ-95-2), conditions of issuance for Lot 5, Quail Cove
Subdivision aze as follows:
The structure on Lot 5 is limited to one story in height. Although the house will
be roughly 24' in height, it is considered a ranch because there is no usable second
story floor space.
2. A 6' high solid privacy fence must be constructed along the reaz property line and
along the south a distance of at least 55'.
3. Two evergreen trees at least 6' in height be planted in the southwestem comer of
the lot.
4. Existing mature trees on the property will be saved unless in direct conflict with
the building foundation.
5. The property to the south located within the conservation easement must be maintained in an "uncuY" (natural) state. It is okay to remove dead plant material
but it can not be "cteaz cut". The ditch in this azea must remain an open channel.

As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and conditions
set forth below for the issuance of a Certificate of Occupancy in connection with this building permit. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and framing systems. Inspections are performed by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading p]an and/or
final drainage report and plan, if such report and plan is applicable. For all residential projects of
three or more attached units and nonresidential projects with ari approved final drainage report and
plan, a letter of certification is required from the projects civil engineer of record. Inspections are
performed by the Public Works Department.
3. The completion and acceptance by the Ciry of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of construction said
improvements. The Public Works Department performs these inspections or provides the
Development Covenant.
4. The completion of all required ]andscaping and rela[ed site improVements. Inspections
are performed by the Planning and Zoning Division.
5. For all single family and duplex residential projects an Improvement Location Certificate
showing lot drainage and spot elevations prepared by a registered professional Iand surveyor shall
be submitted £or review prior to issuing Certificates of Occupancy.
All the above items must be completed and signed off by Planning and Zoning, Buiiding and Public
Worl:s beFore a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
constimte authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Uniform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements conceming the property which
may be affected by failure to compete the above items and obtain a Certificate of Occupancy.

In conjunction with the approval of the building permit

inform you that all existing public improvements located along
the frontage of said address shall be restored, (if damaged from
related construction) to an acceptable condition, as determined
by City of Wheat Ridge Public Works Department, and prior to the
issuance of a Certificate of Occupancy.
