At your request, a representative of Jehn Engineering visited the subjec[ project on July 15, 2006, for the
purpose of evaluating the installation of the hangers supporting the flush framed first floor joists. The
tloorjoists above the new basement are framed into the web blocking of [he First floor steel beams. At Ihe
time of our visit, the referenced joist hangers were connected to the LVL web blocking with 4- I Od
hanger nails instead of the intended 8 nails. The top two nail holes on each side of the hangers could not
be used because the web blocking was not installed tight to the top flange of the steel beam, and the wood
plate on the top flange was narrower than the beam t7ange. Our calculations indicate that sufficient hanger
capacity can be provided by installing an additional N 16 nail (.162 dia. x 2'/z" length) to each side of
each hangec The new nail should be located at least I" from the edge of the web blocking, and at least l"
from other nails. Pre-drill pilot holes [hrough the hanger flange and in[o the LVL to prevent splitting of
the blocking.
During the observation of the floorjoist hangers, other framing discrepancies were noted. Those
discrepancies, with repair recommendations, are as follows.
1. All the bolts for [he steel beam web blocking had not been installed. Complete the bolting.
2. The steel columns supporting the steel beams were not installed plumb, and are not centered on
the steel beams. Re-install the columns.
3. The firs[ floor, flush framed, steel beam parallel to the floorjoists, and located beneath the roof
bearing wall, did not have a top flange wood nailer plate, and was not installed tight to the
plywood sub-flooc Provide wood blocking between the steel beam and sub-floor, and shim tight
as required.
No other discrepancies were noted, and no addi[ional repairs are recommended a[ this time.

Dear Ciry of Wheat Ridge Building Department,
I am informing you that I am removing myself from the permit of
address 5230 Quail St, permit # ~l qdA , as general
contractor.
I feel it is in my best interest, the interest of the owners, and the
project in general, if I am no longer associated with the project.
I do not wish to raise a red flag conceming the construction of the
project to this point, for it is progressing along in a professional
manner. This is a situation, i feel is volatile, between the
owner/bank/ and the owners construction representitive, that I no
longer wish to be part of.
I am not requesting a refund on the permit, and encourage you to
roll it over to the homeowner, as a homeowner permit, frorii here
on.
I apologize for this situation, I have never had to do this in my life,
but feel it is necessary for everyorle involved.
