The purpose of the inspec- tion was to observe the foundation of the home, to determine my opinion of the structural integriry thereof, and to develop a plan of repair as needed. The inspection was limited to these items and did not involve any other component or system of the home. The inspection did not involve investigation for mold, lead based paint, asbestos, or any other environmental concerns. GeneraL• • The home is a 2 story residential structure, reportedly constructed in the 1970's, and is facing West. The foundation is of poured concrete construction enclosing a partial basement, partial crawlspace, and attached garage. • No other engineering reports, home inspection reports, azchitectural plans, or contractor documents were available for review. Observations and Opinions: • The front porch of the home has azeas of flat and/or reverse slope. Buried downspout pipes were observed but no visible discharge outlets could be found, and roof drainage appeazs to infikrate the foundation soils as a result. Effloresence in the basement, at the foundation walls and floor slab, indicates saturated soils and moisture migration through the con- crete. A sump pit was observed but there was no observed perimeter drain system. The front foundation wall has buckled inwazd, excessively, causing a 1/2" horizontal crack and asso- ciated diagonal cracking. The North foundation wall has also displaced inwazdly but to a lesser de- gree than the front wall. Both walls are in need of structural restraint and repair. Recommendations: • Brace the basement foundation walls on a11 sides. • Remove front porch and fully excavate the front foundation wall. • Realign the front wall as much as possible and restrain with 3 helical tiebacks per the attached dia- grams. Epoxy inject all cracks. Backfill and compact the exterior soils in lifrs not to exceed 8" and replace the porch. • Install a counterfort at the exterior side of the North wall in alignment with the steel beam, per the attached diagrams. Epoxy inject all cracks. • Sawcut and remove the perimeter of the basement floor slab, and install a perimeter drain system COYLE INSPECTION ENGINEERS, INC. per the attached diagrams. The existing sump pit may be used but may need to be deepened to ac- commodate the incoming drains. Note that the foundation wall bracing must be in place prior to re- moving the slab floor sections. Replace the floor slab where removed. • Install slip joints in the stairwell frame walls. Adjust the main floor beam to level as needed. • Install a bwied downspout drain system (4" PVC - non perforated pipe) per the attached diagram. All work to be in conformance with local building codes and safety regulations. Utility ►ocates are required and any utility conflicts with the repairs shall be reported to this office far possible plan revisions. Limitations - This inspection and repair design represents the professional opinions of this firm for the area in question, given the visual observations made. No guazantees are made regazding the future structural integrity of the home as soil conditions can be unpredictable and unknown conditions could exist.
