2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Budding Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. T ssuance or gr ing of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
pl abl code o y ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

1. This permit was issued based on the information provided in the permit application and accompanying plans and
specifications and is subject to the compliance with those documents, and all applicable statutes, ordinances,
regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must
be made in writing and received prior to the date of expiration. An extension of no more than 180 days made be granted
at the discretion of the Chief Building Official and may be subject to a fee equal to one- half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to
the standard requirements, fees and procedures for approval of any new permit. Re- issuance or extension of expired
permits is at the sole discretion of the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior
and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy
of all required inspections and shall not proceed or conceal work without written approval of such work from the
Building and Inspection Services Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of

TERMS AND CONDITIONS
As appiicant for a building permit in the City of Wheat Ridge, t do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
building permit. The issuance of a Certificate of Occupancy requires:
1) The completion of ail required landscaping and related site improvements. Inspections
are performed by the Planning and Zoning Division.
2) The completion of site drainage/grading requirements per the approved site grading
plan and/or final drainage report and plan, if such report and plan is applicable. For all
residential and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the civil engineer of record. Inspection are performed
by the Public Works Department.
3) The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant or cash escrow may be required in lieu of
construction, as determined by the Public Works Department. The Public Works
Department performs public improvements inspections.
4) The completion and approval of a CeRificate of Occupancy Application form and final
inspections. Inspections are performed by the Building Division.
All the above items must be completed and approved by Planning and Zoning, Building and
Public Works before a Certificate of Occupancy is issued. Final Inspection by the Building
Division does not constitute authorization of a CeRificate of Occupancy nor permission for
occupancy. Occupancy of the structure is not permitted untii the Certificate of Occupancy
is issued. (Uniform Building Code, Section 109)
The City is not responsible for any real estate closings or other agreements concerning the
property which may be affected by failure to complete the above items and obtain a Certificate of
Occupancy.

This memo is in regazd to the wall signage allowed for buildings addressed as 4855, 4865. 4875
and 4885 Ward Road.
A sign permit has been requested for wall signage on the building at 4875 Ward Road. There is
an approved development plan for the structures referenced above, however, it was not rewrded
until June 28, 2002. The recarded document allows wall signage with a specific maximum letter
height (8") and color (white). A previous wall sign permit was issued for 4875 Wazd Road on
December 13, 2001, before the development plan was recorded. The permit issued is not
consistent with the color specifications or letter size specified on the plan.
The proposed wall sign is also not in conformance with the development plan in regazd to color,
and letter size. Staff has spoken with the building/property owner and has agreed to allow wall
signage pursuant to the attached specifications. The new specs are to allow wall signage with
letter size not to exceed 18" with no limitation on color. Wall signage will also be allowed on
the rear walls of the front buildings appurtenant to the major interior drive running between the
eastern and western buildings consistent with Section 26-709.M.2.

This memo is in regard to the wall signage allowed for buildings addressed as 4855, 4865. 4875
and 4885 Wazd Road.
A sign permit has been requested for wall signage on the building at 4875 Wazd Road. There is
an approved development plan for the structures referenced above, however, it was not recorded
until June 28, 2002. The recorded document allows wall signage with a specific maxixnum letter
height (8") and color (white). A previous wall sign permit was issued for 4875 Wazd Road on
December 13, 2001, before the development plan was recorded. The permit issued is not
consistent with the color specifications or letter size specified on the plan.
The proposed wall sign is also not in conformance with the development plan in regazd to color,
and letter size. Staff has spoken with the building/property owner and has agreed to allow wall
signage pursuant to the attached specifications. The new specs are to allow wall signage with
letter size not to exceed 18" with no limitation on color. Wall signage will also be allowed on
the reaz walls of the front buildings appurtenant to the major interior drive n,nning between the
eastem and westem buildings consistent with Section 26-709.M.2.

submission. We are offering our responses on an enumerated item-by-item basis
following your format.
Item 1. What is the nature of the proposed occupancy?
Item 1. Response. The tenant finish plans are to provide offices for a business
occupancy (Group B), which offers their clients individual
financial advice sowces. The business also conducts group
financial training seminars. (Assembly occupancy Group
A) in the large conference room on a periodic basis.
Item 2. Does the proposed use wanant designating conference rooms as A-
3 occupancies instead of being ancillary to the "B" occupancy?
Item 2. Response. The designation of the "large conference room 122" as
"Occ Group A-3, (448 s.£) is wnect as noted, since this is
a distinct and separate occupancy from the "Occ Group B."
The "conference room 103" is noted incorrectly as "Occ
Group A-3 (236 sf.)." Correcting the error, should delete
this and the "minor accessory use" (236 s.£) note to be
inserted. (I,ess than 10% of major use azea 236 s.£ / 4918
s.£ = 0.04 = 4%).
Item 3. UBC Table 10-A indicates an occupant load factor of 15 for
conference rooms; you are proposing an occupant load factor of 7?

UBC, Sect. 10033.1.5 - due to the occupant load of the "large
conference room" exceeding 50, doors need to swing in the
direcUon of travel.
The "lazge conference room" with the correctly inserted occupant
load factor of 15 (per item 3 response, above) would compute in
corrected fashion to 30 OL. With this revised occupant load factor
and occupant load of 30 OL, being less than 50 OL, would allow
the door to swing in either direction. The limit of the total number
of occupants exiting from one door, being less than 50 OL, would
required only one door (two doors will be the choice, both
in-swinging, as shown).
Interior hall must be considered as a cottidor and constructed
accordingly due to occupant load, two exits being required and
only one exit allowed to exit through and intervening room. UBC
1004.2.2 (exceptions), 10043.3.
The occupant load total of the tenant space (Group B: 47, Group B:
minor accuracy use: 16, Group A-3: 30 equals 930L) by
calculation will require two exiu (two exits aze shown, one to the
building exterior and one to the building rated corridor lobby
leading to the exterior.) Add door at File Room 119a in
order to not classify that room as an "intervening." This
modification should be an interpretation that will be code
compliant.
The responses, as noted, are also reflected on the construction documents as
"clouded revisions, number l." Together, this letter and the revised documents are
resubmitted for permit review.

This memo is in regard to the wall signage allowed for buildings addressed as 4855, 4865. 4875
and 4885 Ward Road.
A sign permit has been requested for wall signage on the building at 4875 Ward Road. There is
an approved development plan for the structures referenced above, however, it was not recorded
until June 28, 2002. The recorded document allows wall signage with a specific maximum letter
height (8") and color (white). A previous wall sign permit was issued for 4875 Ward Road on
December 13, 2001, before the development plan was recorded. The permit issued is not
consistent with the color specifications or letter size specified on the plan.
The proposed wall sign is also not in conformance with the development plan in regazd to color,
and letter size. Staff has spoken with the building/property owner and has agreed to allow wall
signage pursuant to the attached specifications. The new specs aze to allow wall signage with
letter size not to exceed 18" with no limitation on color. Wall signage will also be allowed on
the rear walls of the front buildings appurtenant to the major interior drive running between the
eastem and western buildings consistent with Section 26-709.M.2.

The only fire alarm required to be installed is to monitor the kitchen hood.
We will be installing a dialer that will tie into the hood to report any malfunction to the
monitoring company.

This is in regard to our conversation concerning the above-mentioned property. As I
stated then, the B occupancy that you aze building does aot have any fire alarm
requiremenrcs per the 1997 edition of the Uniform Fire Code.
AJthough the installation of the Commercial Style Cooking Hood System is required to
be eledrically supervised by an approved alann monitoring system. I have sent you a
copy of this code arnendment with tlfis letter for your review. Tltis is not a LJFC
requirement ihat is why 1 originally said it was not needed. This is a 1997 iJFC
amendment adopted by the City of Wheat ltidge and the Wheat Ridge Fire Protection
District. Since this building is located within the City of Wheat Ridge they ue the
authority having jurisdiction and we enforce the codes and amendments they adopt.
