Work shall comply with 2012 IRC & 2014 NEC. Per IRC Sec. R314, smoke detectors are required
to be installed in every sleeping room, in hallways outside of sleeping rooms, and on every
level of the structure.
Both the front and back of this permit are required to be posted on the job site at all
times. If the complete permit is not present, inspections WILL NOT be performed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original ermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

(1) This permit was issued in accordance with the provisions set forth in your application and is subject to the laws of the Slate of
Colorado and to the Zoning Regulations and Building. Codes of Wheat Ridge, Colorado or any other applicable ordinances of

The following items are required for the minor building permit submittal for the
property located at 5000 Ward Road, Wheatridge. If any of the required items
are not included in the submittal, the submittal will be considered incomplete and
returned immediately without review.
Minor permit is defined as: fence installation, signage, decks or covered
patios, concrete work in excess of 500 square feet, sheds, garages and
over the counter permits.
You do not need to submit a site plan with over the counter permits.

Notes.
The electrical service panel and present branch circuit wiring are existing and are assumed to be in
good working condition, meeting present codes. No work is included in the base bid to
upgrade any existing wiring other than as per above or service equipment. The
present service is also assumed to be sufficient to handle all new loads.

One year guarantee on all new parts and labor. All invoices are due net 10 days, with 1.5% Interest due per month
on all accounts over 60 days, retroactive to the original billing date. If collection is necessary collection costs and

The sign must meet a setback from the street right -of -way.
If the sign is less than 7 feet in height, the sign must be setback 5 feet.
If the sign is between 7 feet and 15 feet the sign must be setback 10 feet.
For most freestanding signs, the maximum height is 15 feet. For properties within % mile of the
interstate, freestanding signs may be 50 feet tall. These signs must be setback at least 30 feet from
the street right -of -way.

cxisting bui]Ainbs at the alove noted residence on November 20, 2002. Duritg ouz oisi1, we
obscrvcd the existing loadins dock atca where the new building additien is to be cunstracted.
The new section of the building is to be founded oii the wuig walls of the existing loading dock
as it extends out from the cxisting building and the end of the new construction will betsr upon
the concrece lading dock slab-on-grade. 'I'he wing wails are concrete retaining walls lhut appear
tv be fii undc;d uu a continuous footing along the length of the londing dock. T6e existing
conercu slab-on-grade beteveen the retaining walls appears to be constructed with a thickcnul
edge whei+e ii adjoins the exterior concrctc ramp. The existing the concrete wing walls end
c;oncrete sla~-oa-grade is in excellent condition with no visible signs of settlement nr other
distress.
Bascd on obsercatiuns during our site visit, it is our pmfessiontil opinion that the existing
concrete wing walls and concn:te slab-on-grude is structurally adeyuate to suppurt the
anticipuled additional loads due to the oonstruction oP the buildiitg addition.

I wanCed you to be aware of the fact that we have been putting aside material for this job
over the past several months in anticipation of utilizing all of the materials for the job
from our inventory. McKee Construction Company will be providing labor only.
We simply are out of room in our existing building and the outside yard and truck
personnel have no where to gather to stage the deliveries which has been an impediment
in our business. By adding this simple addition, they will have a more orderly area to
