Retaining Wall Adjacent To Drive: The existing timber retaining wall appears to be failing and near the end of its design life, and should be replaced. The adjacent curb & gutter shows lateral movement and settlement of several inches as well. The retaining wall can be replaced with Keystone Standard units in order to minimize excavation. Due to the condition of the existing curb and gutter, excavation for the proposed retaining wall may require removal and replacement of the curb and gutter as well. 2. Retaining Wall Adjacent To Tennis Court: Although this retaining wall does not appear to be failing, it does appear to be deteriorating and near the end of its design life. As removal of this retaining wall may be detrimental to the edge of the tennis court, it may be desirable to simply construct a retaining wall consisting of Keystone Compac units in front of the existing wall. It should be noted that experience has shown that timber retaining walls in multi-family developments have shown to have a typical design life of 20 to 25 years, depending of site conditions.
