A summary of our observations and recommendations is presented below, Existing Conditions For the purposes of this letter, we have assumed that the front of the residence faces to the north. The residence is a one story masonry structure with a basement. The basement is below existing grade on the north and partially below existing grade (garden level) on the south. We understand the residence, which was constricted in the 1960s, was purchased in December of 2010. The foundation type is not known. The residence has three sumps where water is pumped from on a periodic basis. Sump I is located on the exterior of the residence south of the southeast building corner. Sump 1 discharges on the ground surface several feet south of the sump. Sump 2 is located in the basement along the west foundation wall. Sump 2 discharges outside into a buried pipe. The outlet for the buried discharge pipe was not observed. Sump 3 is located in the basement along the north foundation wall. Sump 3 discharges outside near the northwest corner of the garage, At the time of our visit, water was measured in Sump I at a depth of 69 inches below the ground surface, in Sump 2 at a depth of 22 inches below the basement floor slab and in Sump 3 at a depth of 18 inches below the basement floor slab. Apparently the sumps are not connected to a perimeter or French drain system. On the exterior, the surface drainage conditions are generally poor. In most areas the ground surface has little or no slope away from the structure, In some areas, it appears that settlement of foundation wall backfill has resulted in the ground surface sloping down towards the residence. CIlJ Steve Marks July 25, 2011 Page 2 discharges into perforated drain pipe the runs underground. The outlet for the drain pipe was not observed. The other roof downspouts discharge onto concrete splash blocks. After a period of heavy rain in May 2011, water appeared in the basement along the east and south foundation walls. The water was up to about I inch deep. At the time of the flooding, the pumps in Sumps 1 and 2 were not working and were subsequently replaced. During the week of July 10, 2011, a small amount of water appeared in the southeast comer of the basement after a period of heavy rain. We understand water ponds outside the residence near the southeast building corner during heavy rain. Recommendations To control the flow of water into the basement, we recommend the installation of a perimeter drain system and improvement of the exterior drainage conditions. Irrigation near the structure should be kept to a minimum. Roof downspouts should be provided with extensions so they discharge well away from the residence. The sump pumps should also discharge well away from the residence. To the extent possible, the ground surface adjacent to the residence should slope down away from the foundation walls. On the west side of the residence, the perforated discharge pipe for the roof downspout should be replaced with nonperforated pipe that discharges well away from the residence. The discharge point for the buried pipe running from sump 2 should be determined and extended if it doesn't discharge well away from the residence. After the recent heavy rains, only a small amount of water was observed in the southeast comer of the basement. It is possible, that with the three sumps now operational, an improvement of the exterior surface drainage conditions, particularly at the southeast building corner would control the flow of water into the basement. However, the owner should be aware that if the perimeter drain is not installed, there would be a risk of water in the basement at some point in the future. New Perimeter Drain If a perimeter drain system is installed, it should consist of drain pipe placed in a gravel filled trench running completely around the inside perimeter of the basement. The drain should be constructed as shown on Figure 1 and as discussed below. 1) Installation of the drain will require removal of the basement floor slab adjacent to the foundation walls. Removal of the slab will reduce the lateral support at the base of the foundation walls. We recommend the foundation walls be shored or that portions of the floor slab adjacent to the wails be left in place. The existing foundation type is not known. However, we have assumed that the structure is founded on a spread footing foundation system. The drain should be placed out from the foundation walls so that the foundations are not undermined during excavation. As shown on Figure 1, excavation should not extend past a 1.5 horizontal to I vertical line extending down from the edge of the footings. Modification of this excavation limit may be required during construction after the subsoil conditions are visible. 3) The drain should consist of 4-inch diameter, perforated drain pipe placed in the bottom of a gravel filled trench. The drain pipe should be placed at least 12 inches below the floor slab and be graded to a sump (or sumps) at a minimum slope of I % where the water can be removed by pumping. 4) The gravel in the trench should extend up to the bottom of the floor slab. A 4 -inch layer of gravel should also extend from the foundation wall to the drain trench. The gravel filled trench, and the gravel layer between the trench and the foundation wall should be completely surrounded with filter fabric. 5) Gravel used in the drain system should consist of minus 2 -inch aggregate having less than 20% passing the No. 4 sieve and less than 5% passing the No. 200 sieve. Limitations This report has been prepared in accordance with generally accepted geotechnical engineering principles and practices in this area at this time.
