Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermitfee.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Please be advised that we met with Patrick Van De Weghe, the property owner
of 3885 Urban Street on March 1, 2000, regarding the sizing of the water service
to his home. It was agreed Ehat he would only install two outside hose bibs and
eliminate the full bath in the basement. He is also going to inCrease the size of
the service line from the meter pit to the house per Consolidated's specifications,
to a 1-1/2 inch copper p+pe.
Wiih these changes the water service should be adequate. It was also discussed
with him tFiat if the w2der service should become less than adequate at some
future time, it would be the owner's responsibiliry to do what is necessary to
improve the service.

The foundation excavation at the subject location was observed to verify
results of the subsurface investigation report. At the time of the
observation , the contractor had begun to place fill material in the
excavation. The soils exposed in the perimeter walls of the foundation
excavation indicate that the foundation ahould be supported on
Conventional Sqread Footinq.
An exterior perimeter drain syatem is recommended for the subject
reaidence.
The overall project soil report ahould be consulted for the applicable

Subject: Density-Compaction Test Data, Foundation Overexcavation Backfill, 3880
Urban Street, Lot 4, Appletree Lane Subdivision, Wheat Ridge, Colorado.
Dear Mr.Hills :
At your request, density - compaction tests have been performed on the subject
foundation overexcavation backfill. Based on modified Proctor criteria (ASTM D1557) for
granular material, the final compaction tests have exceeded the 95% minimum
requirement. Additionally, the moisture contents of the tests were within the required
project specifications. No claim is made by this firm as to the adequacy of this
overexcavation backfill to support the intended foundation type.
Density-compaction testing was performed on a part time, on call basis. The site
conditions noted and test resuits reported apply only to the locations, elevations, dates
and times that the tests were performed. This testing does not infer that any other fill
placed at the site complies with the project and/or commonly accepted specifications and
in no way relieves the earthwork contractor of his responsibility to compiy with those
specifications. Our testing was performed to the standard of care of geotechnical
engineers in this area at the time of the work. No other warranty, expressed or implied,
is made.

(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspeclions antl shall receive wntten approval on inspection card before
proceediing with successive phases of the job.
(6) The issuance of a pertnit or the approval of tlrawin9s and specifcations shall not be constmed ro be a permit for, nor an approval of, any violation of the provisions
ot the builAing codes or any other ordinance, law, rule or regulation.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and conditions
set forih belw for the issuance of a Certificate of Occupany in connection with this building pertnit. The
issuance of a Certificate of Occupancy requires: -
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and framing systems. Inspections aze performed by the Building Division.
2. The comple[ion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan, if such report and plan is applicable. For all residential and
nonresidenlial projects with an approved final drainage report and plan, a letter of certification is
required from the projects civil engineer of record. Inspection are performed by the Public
Works Department.
3. The compleUon and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of conswclinf said
improvements. The Public Works Departrnent performs thcsc inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspections
are performed by the Plaiming and Zoning Division.
All the above items must be completed end signed off by Planning and Zoning, Building and Public
Works before a Certificate o( Occupancy is issued. Final Inspection by the Building Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Unfi(orm Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements concerning the propcrty which
may be affected by failure to compete the abovc items and obtain a Certificate of Occupancy.
The City is under no obligation to issue n temporary Certificate of Occupancy.

At your request, two test holes were drilled on February 19, 1999, to
provide foundation recommendations for a future single family residence
to be built on the subject lot. Neither an engineering geological study
nor an environmental study are a part of this report.
A conclusion and recommendations for design and construction based on
the soil and groundwater conditions are included. Information contained
herein is based on a field and laboratory investigations and experience
with similar projects.
The soils encountered in test hole number one are as follows:

4'-0" - 17'-0" Clay, Sandy, Slightly Calcareous in Part, Stiff,
Moist, Brown

The soil tests from test hole #1 on this lot indicate a-1.4°s
consolidation at a depth of 9'-0" , and no movement at a depth of 14'-
0" , with an increase in moisture under a load of 1,000 psf. The soil

tests from test hole #2 on this lot indicate a 5.5% swell at a depth of
81-0" , with an increase in moisture under a load of 1,000 psf.
Groundwater was noted at 21' -0" in test hole #1 and 23' -0" in test
hole #2 at the time of the drilling operation. Test hole #1 was caved
at 22'-0" and test hole #2 was caved at 221-6" when checked 24 hours
after the drilling operations.
These observations represent the groundwater condition at the time of
measurement and may not be indicative of other times. Ground water
levels can be expected to fluctuate with varying seasonal and weather
conditions.
FOUNDATION RECOMMENDATIONS
Based on the soils encountered and our experience with similar
situations, it is our recommendation that the above residence should be
supported on Conventional Spread Footings.
The garage footing should be constructed at the same elevation as the
basement footing elevation. The top 6 feet of soil below the footings
should be removed. Drill (4) equally spaced 10 inch diameter holes at
the bottom of the excavation to the depth of the gravelly sand. These
holes should be cased with 10 inch diameter PVC pipe. Fill these holes
with 3/4 inch washed gravel and cover with Marifi 5140 fabric (or
equal) . Slope the bottom of the excavation to the new holes. Place a
minimum of 3 inches of 3/4 inch washed gravel on the bottom of the
excavation and cover the gravel with Marifi 5140 fabric (minimum overlap
of 3 inches is recommended). Replace the 6 feet of removed soil with
class 6 base coarse compacted to minimum 95% of Modified Proctor ASTM-
1557 within ± 2% of optimum moisture content. The new man-made fill
shall be compacted in 8 inch loose lifts. Contractor shall obtain
uniform density to minimize future differential movement.
The placement of the man-made fill should be tested for compaction and
moisture content.
Based on the above recommendations and experience with similar sub-
surface conditions, the foundation can be supported by conventional
spread footings designed for a maximum bearing pressure of 2000 pounds
per square foot provided total settlement of 1-1/2 inches and
differential settlement of approximately 1 inch are acceptable. Maximum
bearing pressure should be calculated using full dead load plus full
live load.

Foundation should be placed at least three feet below the final ground
surface to avoid damage from frost penetration. Footings should be
placed on man-made fill which is smooth, even and free of large rocks or
loose materials. Footings should not be constructed on frozen or
saturated soils.
The foundation walls should be designed for a lateral earth pressure
computed on the basis of an equivalent fluid unit weight of 50 pcf for
backfill consisting of site materials.
INTERIOR FLOOR SLAB CONSTRUCTION
The homeowner/builder should be aware that concrete floor slabs placed
on these soils may move if soils become wet. The only positive means of
preventing slab movement is construction of a suspended floor over
crawlspace. If risk of movement can be tolerated, the following
procedures should be implemented to prolong slab life and promote better
slab performance:
1. Concrete slabs should be separated from all bearing members and
utilities to allow independent movement, i.e., a"floating slab".
2. Joints should be scored in the slab at maximum 200 square foot
areas.
3. A minimum void space of three inches should be constructed above
or below any non-bearing partition walls placed on the slab. In
finished areas, any furring strips, dry wall, door jambs,
paneling, etc. should stop a minimum of two inches above the
floor slab.
4. If hot water heating is used, the piping should not be placed
under the floor slab. If forced air heating is used, a flexible
connection should be utilized to allow some movement between the
furnace and the heating ducts.
5. Foundation drain systems and landscaping should be completed in
strict compliance with recommendations outlined herein to help
prevent wetting of slab support soils.
It should be noted that potential movement of slabs supported directly
on man-made fill could exceed the partition void space recommended in
number 3, above. These void spaces are not intended to anticipate total
potential slab movement. They are, however, intended to prevent
immediate damage to the superstructure and serve as an indicator of slab

movement. Partition void must be maintained by the homeowner for the
life of the structure.
DRAIN SYSTEMS
Due to the presence of expansive soils and the potential for excessive
surface water inflow, a drain system should be constructed around the
exterior basement foundation perimeter. The drain system should be
constructed in accordance with the detail shown in Figure 1 and should
be graded to a sump pit with an automatic pump. The line from the sump
pump should discharge a minimum of 10 feet away from the foundation
walls with a positive outfall off the site.
Particular attention should be given to placing polyethylene along the
bottom of the drain and up the foundation wall and to proper grading of
the drain pipe. Improper grading, such as high or low spots in the drain
pipe, could lead to drain failure and over wetting of foundation bearing
soils resulting in damage to the foundation and superstructure.
FOUNDATION BACKFILL
Backfill placed against foundation walls should be free of trash and
fragments of rock over six inches in maximum diameter, moistened, and
compacted to minimize future settlement. Controlled puddling should not
be used.
The area surrounding foundation walls should have a positive slope away
from the walls. A one foot drop in elevation for the first ten feet away
from walls is recommended. The owner should periodically inspect the
surface around the foundation to locate and correct grading problems
which may be caused by the settlement of the foundation backfill.
LAWN AND r+ANDSCAPE IRRIGATION
Due to the unstable nature of soils when they are saturated, lawn and
landscaping irrigation should be controlled as much as possible to
prevent additional wetting of subsoils. If a sprinkler system is
installed, heads should be placed so that under full pressure, spray
does not fall within five feet of the foundation walls.
Decorative landscaping, such as rock and/or bark should be used in areas
directly adjacent to foundation walls. Shrubbery planted within five

feet of foundation walls should be hand watered and this watering should
be minimized.
Downspouts and sill cocks should not be allowed to discharge directly
onto the ground surface. Splash blocks and/or downspout extensions
should be used wherever possible to discharge water beyond the limits of
foundation backfill where backfill soils are not covered by pavement
and/or sidewalks. The owner is encouraged to read Special Publication
No. 43 by the Colorado Geological Survey titled A Guide To Swelling
Soils For Colorado Homebuvers and Homeowners for additional information
concerning landscaping and irrigation procedure for semi-arid environ-
ments.
GEOTECHNICAL RISK
The most significant aspect of any geotechnical evaluation, as it
applies to structure construction on expansive soils, is risk. The
procedures used by geotechnical engineers to generate recommendations
for construction on expansive soil sites are not an exact science, but
rather a tool for making educated guesses, thus risk is a major factor.
Decisions and designs of the engineer are derived from the empirical
data of the testing methods, but more so, from the engineers experience
and judgment. The mentioned facts offered on geotechnical designs on
expansive soils, must allow considerable tolerance for the designing
engineer, who can only attempt to design a system structure that can be
without total risk.
The recommendations presented in this report are not a guarantee for
unity and interaction between the soils and the proposed structure, but
are more of a meticulous estimate of the designs, procedures, and
methods that should be used to lend strength and integrity to the system
structure. All parties involved in the construction and future occupancy
of this system structure should be aware of the level of risk involved
in building a structure on expansive soils, and ultimately be the
deciding factor to whether the risk is within an acceptable range.

foundation recommendations for the proposed residence in accordance with
generally accepted geotechnical engineering practices. No other
warranty, expressed or implied, is made.

In any subsurface soil investigation it is necessary to assume
conditions encountered in the field investigation are representative of
the site. However, there are occasions where actual conditions differ
from those encountered during the field investigation.
Subsurface soil conditions should be verified through visual observation
of the foundation excavation by a representative of this office prior to
foundation construction.
Open hole observation, soil moisture and compaction testing, foundation
footing observation, foundation wall steel placement and drain system
construction should also be observed to insure compliance with these
recommendations.
