The City of Wheat Ridge has found the above referenced address to be in violarion of the Intemational Property
Maintenance Code and/or Uniform Code for the Abatement of Dangerous Buildings and/or The Wheat Ridge Code of
Laws due to the following conditions,
I. Unsafe and un-maintained electrical equipment, exposed wiring, open boxes, improperly installed electrical
devices. UCADB Sec. 302 (1, 2,16) IPMC 6043, 6051
2. Unvented and improperly installed gas heater. UCADB Sec. 302 (16) IPMC 6031
3. Unscreened trash dumpster. WRCL 26-614
4. Inoperable derelict vehicles. WRCL 15-24 (h)
5. Unscreened exterior storage in G I zone dish-ict along north property line. WRCL 26-631
6. Blocked and inaccessible gas and electric meters and equipment. UCADB Sec. 302 (16)
7. Improperly labeled and maintained exits within facility. IPMC 702.5, 703.1, 704.1
Due ro the above referenced structure being considered as a dangerous building pursuant to the Uniform Code for the
Abatement of Dangerous Buildings Code and being a fue hazard due to the electrical conditions, you are hereby
notified to discontinue use or repair all outstanding items at the above referenced address within Thirtv (30) davs from
the date of receipt of this letter. Failure to comply with said notice and order will result in services to the building being
disconnected.
Any owner or person aggrieved with the ruling of the enforcing officer may appeal the decision. This appeal must be
filed under the appropriate authoriry, in writing within thirty (30) days of receipt of this notice.
