TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the tecros and conditions
set forth belw for the issuance of a Certificate of Occupany in connection with this bwlding pemut. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and frazning systems. Inspections are performed by the Building Division.
2. The completion of site drainage/grading requiremenu per the approved site grading plan
and/or final drainage repoR and plan, if such report and plan is applicable. For all residential and
nonresidential projects with an approved final drainage report and plan, a letter of certification is
required from the projects civil engineer of record. Inspection aze perfornied by the Public
Works Department.
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of constructinf said
improvements. The Public Works Depardnent performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspecuons
are perfortned by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Works before a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Unfiform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements concerning the property which
may be affected by failure to compete the above items and obtain a Certificate of Occupancy.
The City is under no obligation to issue a temporary Certificate of Occupancy.

This is a request for an administrative variance to allow a] 0% increase in lot uea coverage for a
structure.to be built at 3869 Union Court. If approved, he proposed structure will cover 3,491.6
squue feet of the propedy.
The applicant has proposed to build a 3,491.5 squaze fa )t single-story residence upon a 12,697
square foot property. It has been the applicant's intent 13 construct a single-story structure
mainly for convenience, and believes that the single-sto y structure will benefit the adjacent
property owners in that it will not obstruct any views oi the neazby foothills.
Pursuant to Section 26-6 (2) of the Wheat Ridge Code c f Laws, " the zoning administrator is
empowered to decide upon applications for minor varia ices or waivers from the strict application
of any of the `development and use regulations' of tlus : oning ordinance under the following
conditions:
The variance or waiver does not exceed 10 pera nt of the minimum or maximum
standard.
2. That the zoning administrator finds that the 'finc ings of facts' as set forth in subsection
(2)(c) hereof, are substantially complied with an i support the request.
3. The zoning administrator has notified adj acent p•operty owners by letter of notice and

On February 18, 1999, I made a field observation of the footings €or this
residence. The perimeter footings were placc in general conformaace with
tkze plans and were approved. The interzor footings were not deep enough-
this was corrected and the f'ootiirgs were approved for general conformance
with the plans.
On March 2, I made a field observation of the piacement of the reinforcittg
steel in the foundation walls. The added reinforcing steel directly over the
windows was not in place. These bars were added and the placement was
approved for general conformance with the plans.

Colorado Soil and Engineering, Inc. ProjectNumber 97-1204
Colorado Soil and Engineering, Inc. made a visit to the subject site on February 15, 1999 for the purpose
of performing an open hole inspection at the subject site.
The purpose of the open hole inspection was to verify that conditions in the excavation were suitable for
the proposed construction. The soil in the excavation consisted of approximately two feet of dark brown,
sandy clay topsoil over six feet of brown clayey sand. This material is approved for a bearing capacity of
2,500 psf, as stated in Colorado Soil and Engineering, Inc. report number 97-1204. There is some risk of
movement with this type of foundation. However, it is our belief that any foundation movement would
be minimal on this site.
Due to the ctay content of tlie soil, it is our iecotnmendatian fhat a foundation perimeter drain be
installed around any buildings constructed on the site.
