The eddress of the site is 3882 Unlon Court, Wt»at Ridys, Cdorado. The invesUgetlon was undsRaken to evalunte site qeotechnical conditlons and to recommend - consvuaion and dssipn detNis concerniny foundatlon and slab systema and other applicable recommendatlons based upon the peotechnical condiUona encountered. The conctusions and recommendaUons ere based upon the review of the data gathered durin9 the field investigation, _ laboratory testinp and upon our experience with eimllar peotechnical investiyatfone. y Factual data gathered duriny the field investipation is presented in Figures 1 and 2. ~ PROPOSED CONSTRUCTION Based upon our discussbns with the owners, Ms. Lee Nellson and Mr. Larry Kelierman, architectural final consVUCUon drawinps are currently belnfl completed, however, the consWCtion detalls have not been finalized at the time of the issuance of this report. It is our understanding that the residence will " be a 2-story wood frame and stone and stuxo veneer superstructure supported on reinforced concrete foundations. A full or parUal, flarden•level basement is planned at site. _ Our site reconnaissance indicated that some minor amounte of fill may be necessary to raise the final grade ot the aite. 1 Currently, the sfte Is located in a nswly dwalopsd subdivision within an area of prsvfously consVucted sin918 famlly residences. Ths site is moatly flat and psntly sbpss from the south of the site to the north. Overlot pradinfl haa been complsted nt the aite and a detendon pond also has been consGcuted on the aouthern porUon of ths sfte (refer to Flpure 1). FIEID INVESTIGATION The site was investlqated by drillinq 2 test holes to investigate the subsoils across the site. The test hofes were located in the fieid at approximate locatlon of the buildiny footprint as established by the owners. The test twles wers advanced usin9 a CME 55 Vudc-mounted drill rip. Three and 1/2 inch solid stem auper and five and one querter inch dinmeter hollow stem aupers and center bit were used to drill to deptha where sampllny was eelected. At selected elevnUons, a 2 inch dfameter sampler was lowered down the drill hole. A 140 pound hammer droppfnQ 30 inches was used to advance the sampler into the subsurface aoils. The number of hammer drops ("blow" count) was recorded for a speafied depth of sampler penetration. Samples were collected In brass Iiners that were placed in the interior of the sampler. - The samples were loyyed in the ffeld end returned to our oHice for further inspectlon, Upon compleUon of the drlliiny and samptinp proyram, the test holes wers chedced for total depth and for free water. The test holes were baddfllsd priw to leavinp the alte. 2 - Ths subsoil oonditlons on the site wxs invssdpabd by drlllin9 2 tsst holes nt the sits (refer to Figure 1). The sotls sncountered in tset holes wsn lopped durinp the drillinp operations, and samples of the soils wero taken nt various dspShs to outline the subtoil conditlons bsnsath the aits. In qeneral, the subsoils are felrly unifwm acrose the site'but vary with depth (rofer to Fiyure 2). - Approximately, 0 to 2 fest of mammads fill (sllly sand) was encountered over 4.0 to 6.0 feet of sand. Beneath the silty sand, sand and yravel was encountered below approwmately 6 feet to 20 feet, the entlre dspth explored in both tsst holes. Oroundwater was encountered during drillinfl in both test holes at 18.5 and 13.5 feet below the existing groundsurtace in test holes 1 and 2, rsspectlvsiy. Upon complsbon o} the samplinp propram in test hole 2, groundwater was measured at the same depth below the exisdnp yround surface. Laboratory teaUng conducted on a aampte coobcted nt ft ofU indicated the foilowiny: 3 Swell/Conwlidation Teet Date - The type of foundation selected to support the propossd struduns Ia bassd upon saveral consideraqons including the dspth of the sxcavatlon, the subsoii encountsred et that dspth and the depth to 9roundwater. Based upon the rssulte oi our fleld invscUpaUon, it fa our opiniori that the siructures ahould be supported on conventlonal spread footlnfls placed on the silty days. The footin9 should be designed for a maximum soll bearlnp pressure of 1500 pounds per square foot (psf). The - dead load pressure should be maintainsd as hiph as pracMical. Footings shoutd be proportioned as much as posslbie to minimize any ditterentlal settlement. The _ bottom of the }ootinys should be plnced a minimum of 36 inches below final prade for frost protection. In ndditfon, the flround suriace in the area bsnsath the fooUnfl should be scarftied and reoompacted to reduce the potentlal for sstttement due W loose aoiis ss a result of the foundadon excavating process. Any loose or otherwise unsuftabls materfal shoutd be removed from beneath area of footing construction. We should bs called to obesrvs both the sxcavaUon and construction of the footlng to verify compliance with our recommendatlons. INTERIOR FLOOR SLAB CONSTRUCTION Depending upon the extent of the excavatlon, the soils countered at the sits are stable at their natural _ moisture contents, however, besed upon the laboratory testing may consolidate whsn wetted. The owner should understand that thers le some risk assocfated with slab-on-prade construction. 4 If the owner is willinfl to asaume ths risk of some potentlal movement, the folbwinp recommendadona should be considered to reduc• the potentlal aoii•re{ated concsma with respect to Interlor floor slab consVudion: 1. Separate the elab from eil bearinp members and utllity lines to allow independent movement (i. e., consVUCt e"floatlnp" slab). In addidon, posiUve contrd joints should be provided at the junctlon d the slab with foundatfon walls. 2. Joints should be scored In ths slab at maximum 200 square foot areas. Reinforang mesh is not necessary in tha slab unlsas required by FHA. 3. Conetruct a minimum 2 inch void epace above or below pertiUons plnced on the slab. in finished areas, ell furrinp strips, drywall, door Jambs, paneli(ng, etc. should stop 2 inches from the top of the slab. - 4. If a forced air tumace is ueed, a minimum 2 fnch collapeible connection should be provided betwssn ths furnace end ths hest duds. H hot water hsatinq fa used we recommsnd that ths pipinp not be placed under the floor slab. - DRAIN SYSTEM ConstrucUon of foundatlons and elab systems on the site should correspond to recommendaUons previously outlined in this report. In addiUon, we recommend that a drain system be installed around the exterior perimetar of the strucWre be installed to reduce potentlal water from the surface infilVation 5 from wetting foundatlon end slab supportlny solls. The drain system should be composed of 8 inch dismster perforsted pipe embedded in a minimum of six inches of clean 9ravel (0.75 inch size)(refer to Fiyurs 3). Ths drein should be underlafn with polyethylene (piastlc) and covered with sithsr filtx fabric or peAorated felt paper. The grade of the drain should have a podtlvs slops uound ths porimetsr of the foundatlon. The drain - system should be led to a posiUve pravity ouUall. The drain system can be graded to a sump pit allowing pump discharge. A pump would not be required untll actuai water acxumuladon occurs, and the amount ot water could not be balled from the sump. BACKFILL AND 3URFACE DRAINA(iE CONSIDERATIONS The foundation soils should be prevented from befnp wetted efter construction. Qenerally, this can be axomplished by insurinp that the baddill eround the foundaUon walis will not settle after completion af construction, and that the badQili materiai is somewhat pervious. _ Backfili placed sgainst the }oundation should be free of trash, frozen materlals and/or any other deleterious materials. The use of the onsite soils is acceptable providing the material can be placed - in s manner that will not allow the formation ot voids when placed in bacldill areas. We recommend that the backflll be compacted during placement to reduce the likelihood of future settlement. The backfill should be moistened and compacted in areas where backfill will support sidewalks and exterior pavements. 6 The final extarior proundaurfacs should be posRJvely qraded away from the foundatlon. We recommend a minimum of 1 foot drop in the fint 10 feet bs matnffiined in erees that are not covered - by pavements or sidewalks. If decoretive landscapiny that nquirss periodic irripatlon Is plenned, ws rscommend that all sprinkler heads be placed so that the spray under fuil ptssaure, does not fNl within 5}eet of the foundation walis. Consideretion should bs pivsn to usinp dec:aatlve rock landscaping or other efmilu type qround cover, If plantin9a requiring watsrinp ars plennsd, we recommend plante rsqulrinq minimum or no irrigation such as succulants be used. Downspouts, sill cocks and the sump ouUall should discharye beyond the limits of the backfill. We recommend the use of splash blodcs and/or dovmspout extensions to achieve these conditlons. IIMITATIONS AND FINAL DESIGN REVIEW This report haa been prepared for the axclusive use of providiny tinai peotechnical desipn criteria for the proposed single family resfdence construction. These criteria were selected in accordance with generally accepted soil and foundatlon enpineerlnQ practices, and were based upon the data gathered during our field investigation.
