I . This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing, and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original ermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, anviolation of any provision of any
applicable code or any ordi f
e or regulation of this jurisdiction. Approval of work is subject to ield inspection.

TERMS AND CONDITIONS
As applicant for a building pemut in the Ciry of Wheat Ridge, I do hereby agree to the terms and conditions
set forth below for the issuance of a Certificate of Occupancy in connection with this building permit. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing mechanical and framing systems. Inspections aze perfoimed by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan, if such report and plan is applicable. For all residenrial and
nonresiderrtial projects with an approved final drainage report and plan, a letter of certification is
required from the projects civil engineer of record. Inspection aze performed by the Public
Works Department.
3. The completion and acceptance by the CiTy of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of construction said
improvements. The Public Works Department performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspections
aze performed by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Works before a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
wnstitute authorization of a Certificate of Occupancy nor pemrission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Uniform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements conceming the property which

between The Consolidated Mutual Water Company, hereinafter called "Consolidated", and

WITNESSETH:
WHEREAS, the hereinafter described property has or may have a source(s) of
water supply other than Consolidated's and
WHEREAS, the Stockholder desires to obtain water from Consolidated at the
address known and numbered as 3885 Union Court;
NOW, THEREFORE, in the consideration of the premises, and the promises and
Agreement hereinafter contained, the parties hereto agree as follows:
1. Consolidated agrees that a 3/4-inch tap, numbered 23112 to serve 3885
Union Court, may be made and used in the customary manner when the Stockholder has
fulfilled the requirements of Consolidated's, which includes but is not limited to this
Agreement, said tap to furnish water to the following described property, to wit:

2. The Stockholder agrees they will not cause or permit the presence of any
connection or condition on the above described property through which any water or other

1. Label all glazing required to be tempered due to location.

2. The foundation plan needs to be stamped by an engineer licensed with the state of
Colorado.
3. Submit engineers calculations and design for structural slab in garage.
4. Submit steel beam sizes on plans.
5. Provide a detail ofthe structural steel floor system being installed in basement area,
showing connections and have and engineer stamp structural floor.
6. Provide truss specifications and include the type of roof covering being installed.
7. Provide electric service calculations, it appears that a 225 amp service may be a
little small due to square footage of home.
8. Label all GFCI outlets and label garage outlet height. (18" A.F.F. minimum)
9. Due to the fixture count of the structure a 1 inch water meter wi#h a 1-1/4" service
line and branches are required.
10. Have an engineer approve retaining wall design or provide manufacture information
on permitted height and supports.
11. Provide a guardrail detail for all retaining walls over 30 inches in height.
