The structure in question is a 2-story wood-framed single family residence built in 1993. The roof structure consists of prefabricated wood trusses spaced at 24" o.c. with 7/16" APA rated OSB sheathing , (span rating = 24/16). Limited visual observation of the attic spaces revealed no damage or deterioration to the sheathing or framing members, and the overall system appeared to be in generally good condition and to have performed well to date under service loads, - The new roof system under consideration is the Double Roman cementitious tile system, manufactured by Westile. According to the manufacturer, the product has a gross weight of 10.4 lbs per 13" x 16'/" unit, or approximately 7 pounds per square foot (psf). Considering a 3" installation lap, this calculates to a net system weight of approximately 8.6 psf. When combined with the weight of the sheathing, trusses and ceiling materials, the overall roof system has a dead load of approximately 13.5 psf, which we , consider to be within usual and reasonable design allowance for the dead load of a residential roof. It is our understanding that the tile system will be installed on horizontal battens, which will contribute to the stiffness and weight-bearing capacity of the existing sheathing. Based upon the above information, it is our opinion that the existing; roof structure is structurally sufficient to support the additional loads imposed by the new roof system without additional reinforcement. Dear Mr. Builard: As requested, we conducted a soil and foundation investigation at the subject site on September 30, 1992. The foundation investigation was performed by drilling two test borings to depths of 15'-0" and 13'-6" within the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recomnendations presented below are based on the results of data gathered during the site investigation, observation of general field conditions, and previous experience in the area with similar materials. PROPOSED CONSTRUCTION Based on conversations, we understand that a conventional wood frame residence will be constructed at the site. The proposed structure is planned to contain a basement level. Accordingly, we expect that the foundation excavation will range in depth from about 3-1/2 feet to about 8 feet below the existing ground surface. Foundation loadings for the proposed structure should be relatively light. SITE AND SUBSOIL CONDITIONS The site of the proposed construction is a gently sloping property in a modern residential area. The proposed structure will be placed over the site of our two foundation test borings, whose locations are shown on Figure 1. Generaily speaking, the ground surface in the area of the structure slopes towards the northwest at about 2.0 to 3.0 percent. The existing ground cover consists of weeds and grasses. Mr. Bullard -2- October 2, 1992 Soil conditions in the area of the two test borings are variable with depth below groundlevel. Foundation Test Boring #1, which was drilled near the southeast corner of the building site, encountered firm and slightly moist to moist topsoils from groundlevel to a depth of 3'-6"; stiff and moist to medium moist sandy clays from 3'-6" to 12'-0"; firm to compact and slightly moist sands and gravels from 12'-0" to 15'-0"; and experienced auger refusal on cobbles at 15'-0", the maximum depth explored. Foundation Test Boring #2, which was drilled near the northwest corner of the building site, encountered firm and slightly moist to moist topsoils from groundlevel to a depth of 2'-0"; stiff and moist to medium moist sandy clays from 2'-0" to 11'-0"; firm to compact and slightly moist sands and gravels from 11'-0" to 13'-6"; and experienced auger refusal on cobbles at 13'-6". No free groundwater was encountered by either of the test borings on the date of the subsurface investigation. TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully inspected as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and for testing in a one-dimensional consolidation unit. Based on the results of the investigation combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as follows: l. The sandy clays which were encountered by the test borinqs from ground level to depths above and below planned foundation bearing levels have a low to moderate shrink-swell potential and a moderate to nedium bearing capacity. When these soils are wetted from an initially dry state, they will expand until they reach their equilibrium moisture content. Conversely, when these soils are dried from an initially wet state, they will shrink until they reach a fairly dry state. These shrink-swell characteristics of the clayey soils can result in movement and cracking of foundations and slabs placed on these materials if the soils are subjected to moisture variations after construc- tion and if an improper design is used. 2. At the time of the investigation, the underlaying clayey foundation materials were generally moist to medium moist. In this state, these materials have a low existing in situ swelling potential. It is very desirable that all of the clayey materials which wilt be used to support concrete flatwork and foundations be prevented from drying before and during htr. Bullard -3- October 2, 1992 construction. If the soils are allowed to dry, their swelling potential will increase in proportion to the drying that occurs. Al1 structural foundations for the proposed building should be carefully designed within recommended load limits of minimum dead load pressure and maximum allowable soil bearing pressure in order to prevent future movements from either swelling or settling. 4. In order to ninimize future problems from the presence of potentially swelling soils at the site, precautions should be taken to prevent the drying of all clayey materials present at foundation levels during construction. If the foundations are constructed in the summer or more than several months after this report, Ne should be contacted to determine if the soils have dried significantly following our subsoil investigation. FOUNDATION RECOMMENDATIONS (GENERAL) 6ased on the suosurface conditions and geotechnical considerations described above, a design known as a Controlled Pressure Foundation System may be used at this site. This system uti izes t e ea oad o t-e structure to prevent soil expansion and protect against the presence of clayey soils with a low-moderate swelling potential located below foundation level. Dead load soil pressures for a given structure can be increased by decreasing the contact area between the subsurface materials and the foundation elements. As used in context with the recommendations of this report, the maximum allowable soil bearing pressure (dead load plus one-half live load) refers to the greatest unit pressure permiss- ible, beyond which excessive soil deformations and settlements could occur. Conversely, the minimum dead load pressure is the lowest unit pressure permissible, below which swelling of the subgrade soils could occur. It is the function of the foundation design to size the foundation elements such that the foundation pressures are never less than the minimum dead load pressure and never greater than the maximum allowable soil bearing pressure. aased on these considerations, specific recommendations are given below for the foundations at this site. FOUNDATION RECOM(IENDATIONS (SPECIFIC) Controlled Pressure Foundation System Based on the subsurface conditions and the proposed construction, the following criteria should be used for the design of a controlled pressure foundation system at this site. l. All foundations which bear on the properly prepared sandy clay soils and which are placed at the depths described under t4r. Bullard -4- October 2, 1992 PROPOSED CONSTRUCTION soi bearing pressure pressure of 1,000 psf. should be designed for a naximum allowable of 3,000 psf and for a minimum dead load All exterior foundations must be placed at least 3'-0" below final exterior grades to provide protection againt frost action. As a practical matter, we estimate that a properly designed foundation system may incorporate narrow footing and/or wall-on-ground construction possibly combined with grade beam and pad construction. A grade beam and pad system consists of constructing the foundation walls as beams to span over void-forming materials while being supported on properly designed pads located at appropriate spaCings and bearing on the underlaying natural materials. All isolated column loads must be supported on pads designed according to the stated maximum and minimum bearing values. Tne final design of actual foundation sizes and areas will be made by the structural engineer based on tne plans for the proposed structure and the criteria given above. Precautions must be taken to prevent the drying of all exposed clayey foundation materials during construction. If the clayey materials should dry, they would shrink, their swelling potential would increase, and the minimum dead load pressures given above might not be sufficient to prevent heaving if the soils are rewetted after construction. PREPARATION OF UNSUITABLE FOUNDA I N BEARING AREAS Extreme care must be used in the preparation of all foundation bearing areas since the minimum dead load pressures used to resist swelling could result in excessive settlement if incompetent materials are present. Prior to foundation construction, the base of the completed excavation should be thoroughly inspected for the presence of unsuitable bearing materials including frozen soils, incompetent soils, disturbed materials, and improperly compacted fill. All disturbed and unsuitable subgrade materials present must be completely removed from foundation bearing areas and the resulting excavation backfilled with good quality, non expansive, structural fill materials compacted to 95 percent of standard Proctor density at optimum moisture content, or else the foundations must be extended sufficiently deep to bear on the underlaying natural undisturbed soils. Al1 excavated areas must be backfilled and compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. FOUfdDATION REINFORCING All foundation walls must be well reinforced in accordance with the structural requirements. Minimum reinforcement in walls should consist of two #5 bars top, bottom, and under windows and blockouts. In t4r. Bullard -5- October 2, 1992 addition, all walls should contain sufficient horizontal reinforcing to enable then to span an unsupported distance of 15 feet. FLOOR CONSTRUCTION The upper natural sandy clays encountered in the borings at and below proposed bearing levels have a low to moderate shrink-swell potential. While these natural materials have more than adequate strength for the support of slabs, tney can upon wetting tend to heave lightly loaded slabs supported above these materials since there is not enough dead load from the slabs to counteract the swelling pressures that can be generated. It is not possible to predict the exact amount of slab heave that will occur to slabs placed on the potentially expansive soils at the site. If the soils could be totally protected from post-construction wetting, then no heaving would occur. If on the other hand, the under-slab materials experience drying before construction and are subjected to liberal wetting after construction, we estimate that from 1/4 inch to 1-1/4 inches of heaving may occur. The floor heaving may be accompanied by cracking of the slab. If the cl i ent and owner wi sh to el imi nate the possi bi 1 i ty of al l fl oor heaving, then the only reliable solution to our knowledge is the construction of a structural floor with an air space below the floor. If the owner and client are willing to accept the possibility of the heaving of floors constructed as slabs-on-grade, then we recommend that the details outlined below should be carefully followed for all floors constructed as slabs-on-grade above potentially expansive materials. These measures will not necessarily prevent slab movements; however, they will help prevent the movements of slabs from affecting either the foundation or the superstructure of the building. 1. The slabs may be placed directly on the undisturbed, natural soils, or on properly compacted and non expansive fill materials. 2. Slab movements from subsoil expansion may be minimized by removing at least 3 feet of all potentially expansive materials from below slab locations and replacing the expansive soils with a stable, non expansive, low permeability structural fill which is compacted from 92 to 95 percent of standard Proctor density at optimum to optimum plus 2 percent moisture content. 3. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all columns and utility lines which pass through slabs. Iir. Contraction joints having a minimum depth of 1/4 of the thickness of the slabs and a width of at least 1/8 inch should be scored or sawed at spacings not to exceed 15'-0" on centers. 5. If hot-water heat is used, the piping should not be placed beneath the concrete slab. If a forced-air furnace is used, a 2-inch collapsible connection should be provided between the furnace and tne heat ducts. Provide flexible connections for all slab bearing mecnanical equiprnent to allow for at least 2 inches of vertical movement. 6. Construct a 2-inch void space above or below all partitions resting on concrete slabs. 7. Prevent all clayey soils that will support the slabs from drying prior to slab construction by appropriate means. 8. If the clayey soils present at slab level(s) should dry, they should be scarified for the entire depth of drying or for at least 8 inches, whichever is greater, and they should then be recompacted with the addition of moisture to from 92 to 95 percent of standard Proctor density at optimum to optimum plus 2 percent moisture content. In addition, good backfill and surface drainage should be provided, and lawn irrigation minimized, as discussed later in this report. BACKFILL ANU SURFACE DRAINAGE For the foundation system to function best, the subgrade soils should be prevented from drying before construction and from being wetted after construction. Expansion occurs only when the underlayin9 expansive materials are wetted. Wetting can generally be minimized by using a relatively impervious backfill and compacting the backfill sufficiently so that it does not settle following construction. The backfill should be free of debris and should be moistened and compacted to the extent that it does not experience future consolidation. Sufficient water should be added to the backfill to permit proper compaction; however, the backfill should not be puddled. If compaction is not feasible, a berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the foundation wal l s. It i s not uncommon for such pi pi ng to shear at the foundati on walls due to movements in the backfill. It is recomnended that the pipes pass through slotted openings in the foundation walls or that flexible connections 6e used to compensate for shifting of the foundation wall backfilt. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. Mr. Bullard -7- October 2, 1992 The final grade should be sloped well away from the structure on all sides. A minimum slope of 12 inches in the first 10 feet is recommended. All downspouts should empty into extensions which slope away from the foundation walls and extend beyond tne limits of all backfill. The point of discharge should be at least 7 feet from the foundation walls and good drainage should be maintained at this point. Al l future owners of the structure shoul d be advi sed of the presence of the underlaying potentially expansive materials, their potential detrimental effects to the structure, and the need for keeping moisture away from the foundation and slab-on-ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. There should be no watering or irrigation within 7 feet of the foundation walls. The ground surface in the area may be lined with a suitable geotextile fabric to control plant growth. The area next to the structure may be paved or covered with gravel, bark chips, or other materials requiring absolutely no rainfall or irrigation. SUBSURFACE UNDERDRAIN The results of the investigation indicate that a subsurface underdrain system is not presently needed for the proposed construction. However, it is possible that heavy site watering and heavy precipitation, failure to maintain good surface drainage, and unanticipated events, when combined with the presence of underlaying low permeability clayey materials, could make the presence of an underdrain system a desirable feature at a later date if a basement level is constructed as is presently planned. Therefore, we recommend that all lower levels of the structure which are placed below final finished exterior grade be protected by the installation of an underdrain system during construction. An acceptable underdrain system may consist of a layer of free-draining granular materiai beneath the lowest floor level connected to perimeter and lateral drains. The free-draining granular material used should contain less than 5 percent passing the No. 200 sieve and more than 50 percent retained on the No. 4 sieve. The drain pipes should be at least 3 inches in diameter, should be placed at least 1 foot below the floor level, should be surrounded by at least 12 inches of free-draining granular material, and should be graded to sumps or outlets at a minimum slope of 1 percent. Provisions should be made to remove collected water from the sumps by pumping or by gravity flow to a suitable daylight outlet. LIMITATIONS The above recommendations are based on the exact location where the test borings were drilled, the proposed construction, and the assumption that the subsurface conditions do not vary greatly from those encountered in the test borings.
