Information provided by the water disuict indicates that the available water pressure is approtcimately 85 to 95 psi. The proposal is to service each two unit duplex ( 2 d.u. per lot ) with one 3/4" water tap and water meter. In view that the water pressure is higher than average at this location and based on our calculations (see attached to this letter), we would confirm that the 3/4" water tap and water meter sizes are adequate, under the condition that the water service line from the common water meter to each uniYs individual utility room mazrifold be increased to a 1-1/4" diameter copper K tubing. Based on the worst case and reasonable water demand from each unit, the attached calculations show that the cumulative pressure losses will not exceed a level to would cause the service pressure to drop below the typical requirements for residentail use. Mr. Turgeon: Influence of the proposed runoff detention pond on proposed residential construction in the subject lots has been evaluated. Conclusions and recommendations presented herein are based on the referenced subsurface investigation report, the referenced subdivision plat and our experience with similar conditions. The proposed plat indicates a surface water runoff detention pond will be constructed between Lots 3 and 9. Residences constructed on these lots will be within 50 feet of the detention pond. The referenced subsurface investigation determined that groundwater is within four to five feet of the ground surface. Recommendations contained in the report, and implemented in the building designs reviewed by this firm, have considered the possibility of shallow groundwater and the effect of shallow groundwater on the proposed construction. Soils beneath the property are very granular and highly permeable. Any runoff detained in the pond should infiltrate rapidly and dissipate into underlying gravel layers. Any effect on the groundwater table around the pond should be limited and short lived. Foundation support soils should remain stable and capable of supporting anticipated loads when saturated or submerged beneath the water table. Deaz Mr. Romberg, I have completed the first review of the above referenced documents for the Turgeon Subdivision retention pond improvement project received on January 30, 2004, and have the following comments: 1. Please change the name of the plan to Retention Pond Improvements, from Detention Pond Improvements. 2. The elevations for the contour lines shown on the plan appeaz to be 2 feet different the as-built information included with the original Drainage Certification Letter from Mr. John Griffith, P.E. (Please see attached copy of the Certification Letter). 3. The pond will need to be re-graded. Fill material needs to be placed into the pond to bring the bottom pond elevation up to 5401 in order to alleviate the 15" of standing water that occurred during the 2003 irrigation season. 4. Please include a Note on the sheet pertaining to the type of fill material to be used, as well as any information necessary for the conect placement of the material. 5. A new percolation test will be required prior to final acceptance of the work. Please include a note stating this requirement, and also indicate the locations within the pond where the testing shall be performed. 6. Upon completion of the pond improvements, the Engineer-of-Record Mr. Richard Romberg, P.E., shall provide to the City of Wheat Ridge a written, signed and sealed Drainage Certification Letter. The Letter shall state that the pond grading and drainage facilities were constructed per the approved Retention Pond Improvement Plan, the drainage shall still function as defined in the original approved Final Drainage Report and Plan (reference the new percolation test results), the site has been accurately surveyed to confirm that the grading and the construction of the pond improvements was completed, and that the drainage facilities shall function in accordance with these documents. The Drainage Certification Letter shall be submitted to the City for review and approval prior to issuance of any building permits. The Public Works Department requires 2 signed and stamped copies of the Retention Pond Improvement Plan. Please provide these with the next submittal.
