In view that the water pressure is higher than average at this location and based on our calculations (see attached to this letter), we would confirm that the 3/4" water tap and water meter sizes are adequate, under the condition that the water service line from the common water meter to each uniY s individual utility room manifold be increased to a 1-1/4" diameter copper K tubing. Based on the worst case and reasonable water demand from each unit, the attached calculations show that the cumulative pressure losses will not exceed a level to would cause the service pressure to drop below the typical requirements for residentail use. If a pressure restrictor or a pressure reducer valve is used, these should be installed only after the water service has split to each unit, preferably within each uniYs uUlity azea and after the 1-1/4" service line has been connected to the main plumbing. Mr. Turgeon: Influence of the proposed runoff detention pond on proposed residential construction in the subject lots has been evaluated. Conclusions and recommendations presented herein are based on the referenced subsurface investigation report, the referenced subdivision plat and our experience with similar conditions. The proposed plat indicates a surface water runo£f detention pond will be constructed between Lots 3 and 4. Residences constructed on these lots will be within 50 feet of the detention pond. The referenced subsurface investigation determined that groundwater is within four to five feet of the ground surface. Recommendations contained in the report, and implemented in the building designs reviewed by this firm, have considered the possibility of shallow groundwater and the effect of shallow groundwate r on the proposed construction. Soils beneath the property are very granular and highly permeable. Any runoff detained in the pond should infiltrate rapidly and dissipate into underlying gravel layers. Any effect on the groundwater table around the pond should be limited and short lived. Foundation support soils should remain stable and capable of supporting anticipated loads when saturated or submerged beneath the water table. Plans call for construction of several two story, multi-family residences over crawl spaces. Wood and concrete masonry superstructures will be supported by reinforced concrete foundations. Excavation locations are indicated in Fiqure l, Test Hole Location Plan. The soil profile exposed in the excavations was very consistent and is summarized below: 0- 2 Feet SAND; slightly to moderately clayey, silty, cjravelly, slightly Ir, mndrrate]y ~r3.inic, medium ri(~nse, slightly mo.i.st, brown Co dark brown, (SC). 2- 8 Feet SAND; very gravelly, to GRAVEL; very sandy, fine to very coarse grained, slightly clayey, medium dense, moist to wet, (SP-(7P). Suils are cioii-co!iesive and samples suitable for swell consolidation testing could not be obtained. Soils should have very low to nil swell potential. Consolidation potential should be low. Groundwater was encountered in all test pits at depths of feur to 1_iv~! t(!uL. Cruuiidwater may be s]_iylitly niore sliallow during periods of heavy precipitation and water infiltration. Contact pressure should be calculated using full dead load plus I ii I I livc: luaj. Foundations should be constructed on existing soils that are smooth, even and free of loose soil, rocks and debris. Foundations should not be constructed on frozen or saturated soils. Dxain systems should be constructed around the interior foundation perimeters. The drains should be graded to a sump pit within the crawl space areas. The sump should be fitted with an automatic pump to discharge water a minimum of ten feet from foundations. Particular attention should be yiven to proper grading of drain pipe. Improper grading, such as high or low spots in the drain pipe, could lead to drain failure and over wetting of foundation bearing soils resulting in damage to the foundation and superstructure. Backfill placed against foundation walls should be free of trash and fragments of rock over six inches in maximum diameter, moistened, and adequately compacted to prevent settlement. Excessive compaction may cause damage to foundation wall. Foundation wal]s should be a minimum of seven days old pr.ior to b.aclcfilling. All - walls over 4.0 feet high should have floor systems in place or be well braced to prevent damage from lateral pressure. Cross section area to be filled and/or excavated indicating original slope, new slope and depth of fill. E. Statement which indicates the proposed use or purpose for said fill or excavation. F. Relative elevation of adjacent properties. G. Erosion control plan showing placement of control devices such as hay bales, etc.. Files oa EngiaeatTormTill Permi[.wpd , 1 Rev. 04/02 3. 501-20,000 Cubic Yards: Operations in which earth materiai fill or excavation exceeds 500 cubic yards but does not exceed 20,000 cubic yards may be allowed by a permit issued by the City Engineer after review of an application and supporting information. The following information shail be submitted with the required application form: A. A site plan, prepared and signed by a Colorado registered professional engineer, at a scale of no less than1 inch to twenty feet (1:20) which illustra4es the following: 1. Location an dimensions of all property boundaries and structures on the site. 2. Location and extent of areas to be filled and/or excavated. 3. Location of existing waterways and drainage courses indicating any chenges. (for a site containing an established irrigation ditch, a letter of approval from the appropriate ditch company shail be required). 4. Location of existing and proposed points of ingress. 5. Location and extent of existing vegetation, proposed changes in such vegetation and methods of rehabilitation on site vegetation after earthwork operations are complete. 6. Erosion control plan. 7. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours with contour intervals of 2 feet and spot elevations. 8. At least two cross sections (east to west and north to south) through the site showing depth of fill and/or excavation. 9. A drainage report may be required if site runoff characteristics are changed. 10. Relative elevations of adjacent properties and structures. 11. Statement of purpose of intended fill and/or excavation. 4. Performance Standards: The following provisions shall apply to all Minor Excavation and Fill Permits: A. Rehabilitation: Within thirty(30) days after cessation of filling and/or excavation, rehabilitation for the site shail have been completed in accordance with the approved plans. Rehabilitation shall consist of leveling, grading, landscaping or any combination thereof to minimize potential erosion ancl be acceptable to the City Engineer. B. Debris: Debris and/or contaminants shall not be used except with the approval of the City Engineer. "For the purpose of this Section, the term debris shall have the same meaning as the terms "garbage, trash or junk" as defined in the Wheat Ridge Code of Laws, Section 15-4." In no case shall debris or contaminates identified or classified as hazardous waste by local, state or federal agencies be used as fill in any fill areas within the City of Wheat Ridge. C. Excavation and/or fill areas shall be graded to facilitate weed control until final grades are set and site rehabilitation and use occur (must be leveled with side slopes not to exceed 3 to 1). Any fill requested under this permit within the 100 year flood zone MUST COMPLY WITH WHEAT RIDGE CODE OF LAWS, SECTION 26-801, FLOOD PLAIN ZONING ORDINANCE.
