I have reviewed the plans for the above listed site. I have the following recommendations in addition
to the review of August 26,1996 (attached):
LANDSCAPE:
1. All mature trees to be trimmed of branches up 6'-S' from the ground to allow for natural
visual observation from surrounding areas to the parking lots and building..
2. All shrubs and bushes mature height to not exceed 36". This height reduces the risk of
persons hiding. It also allows for natural visual observation onto the property both for the
parking lot and building.
3. Plants/landscape immediately next to the building should be low-growing ground cover only,
not to exceecJ 18" mature height to allow for maximum natural visual observation and eiiminate
concealment for potential offenders. The trees and bushes indicated in the landscape plans
create a potential danger and/or a perception of danger for users of the property.
4. There should be minimal landscaping immediately next to parking areas and sidewalks.
Landscaping near vehicles and pedestrian areas often raises the perception of criminal activity.
5. Ground cover should not include any type of rock material. Rocks can be and are often
used to break windows in the neighboring buildings and cars.

1. The building finish should be with an anti-graffiti paint or sealant.
2. From the site plan, it is not possible to review the interior layout of the building for any crime
prevention recommendations.
FENCING:
1. Any solid privacy fencing/walls should be avoided as they provide cover and conceaiment,
raising risk and fear of crime. Fences should be constructed of material or in a manner that
allow s for observation through. Material or a design such as wrought iron provides visibility
and discourages and prevents climbing over.
2. Fencing should be sealed or finished with an anti-graffiti paint/sealant to aid in the ease of
clean up.
SITE:
1. During construction, the property should be clearly posted with "No Trespassing" signs.
This may help deter trespasses, and allow the Police Department to cite offenders with the
crime along with any others offenses that may be committed by trespassers.
LIGHTING:
1. Exterior lighting in the parking log should be a minimum of 2 candle foot maintained. This
will provide for brightly lit areas that discourages criminal activity due to the illusion/perception
of observation and recognition.
2. Building entrances and pedestrian walkways immediately next to the building should be a
minimum of 5 candle foot maintained.
3. The storage yard on the west side of the building should be lit with a minimum of 5 candle
foot maintained lighting. This area by design of the building has little natural observation
features and poses a higher risk of criminal activity.
4. The north side of the building, even though there are no indicated doors or windows, should
be lit with a minimum of 2 candle foot. The darkness that would be provided without lighting
may provided cover and concealment for criminal activity to occur in and around the building.
From these plans, I have no further recommendations at this time. Revisions in the plans, may alter
my recommendations.
While my recommendations do not guarantee a crime-free environment, it has been experienced that
application of the concept of Crime Prevention Through Environmental Design (CPTED) veill reduce
the opportunity for crime to occur and will enhance the quality of life.

the 1994 Uniform Fire Code and have the following comments.
1. Site:
1. The address and unit numbers will need to be posted on a
temporary basis and will need to be provided on the finished
building in a minimum of 4 inch numbers.

of unobstructed width, capable of supporting the imposed

Street we would like to apologize for any inconvenience that we and our
subcontractors may have caused you on the morning of July 9, 1997.
Our subcontractor was scheduled to pour concrete on Wednesday morning.
Because of the amount of concrete, he needed get an early start in order to
finish before the temperature got too hot. This was a one time situation, and will
not happen again.
We are attempting to minimize the impact of construction to the neighborhood,
however, from time to time, we will be making a lot of noise. In the future, we will
not start earlier that 7:00 a.m.
We would like this project to be a positive addition to the neighborhood and want
to be a good neighbor.

This letter is to inform you that the final drainage study, and
erosion control for the abqve referenced project have been
reviewed and approved for construction. Please be aware of the
following items regarding the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
Temporary Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. It will be the responsibility of the respective contractor(s)
for the project to repair any damage to the existing public
improvements on Tabor Street as a result of related
construction traffic in the area. Also, the respective onsite
contractor(s) will be responsible for maintaining Tabor Street
on a regular basis such that it is free of construction
debris and tracking from construction traffic accessing the
site.
5. Upon completion of the drainage improvements the engineer,
GNA, Inc., shall provide to the City of Wheat Ridge a letter
of certification stating that the various improvements, as
defined in the drainage report and plan, have been accurately
surveyed to confirm that their construction is in accordance

Per your request, I have inspected existing plans for the development in the 4500 block of Tabor
St. The developer has tried to incorporate three existing large trees into the new development.
However, the root system of all three trees will be severely impacted and will not survive
construction. In addition, the proposed landscaping for the front of the office spaces include a
species of plant that attracts honeybees, and may be a problem to employees and visitors.
If needed, I can meet with the developer to explain the protected root zone of the mature trees he
is trying to save. If you have any further questions, feel free to contact my office.
