2. Structural fill has been placed to level of bottom of footings. Soils engineer has tested sub-grade.
3. Fortning of perimeter footing has been completed and rebar set.
Observed placement of rebar in perimeter footings and pads. Work appears to be in general compliance with
the Contract Documents except to add 3 sets of vertical bars on each side of overhead doors. Mike with TCC
indicated they would add those bars prior to pouring this afternoon.

Corrections/additions were made to the Drainage Plan sheet and the Civil Plan Set (sheets
C-1 through C-7). All Planning Department comments, except for lighting, have been
addressed by the project owner, Mr. Ron Leslie. Henkels & McCoy, Inc. has informed
Mr. Leslie that the Planning Department requires lighting infomiation. Per discussion
with Planning Department staff, re-submittal of the Planned Building Group Plan is not
necessary. Henkels & McCoy, Inc. addressed the following Engineering and Building
Department comments for this second submittal.
DRAINAGE STUDY (DISCUSSION)
1. The Juchem Ditch Company should approve and sign the amended drainage report and

The foRowing is in response to your code review comments for the subjeM project, dated 9/4/01:
1. / Comment: Provide a letter from the Owner stating no weldittg equipment will be used within the
buidding due to the proposed occupancy.
Answer: Owner will provide letter under separate cover.
2.V Comment: The storage mezzanine is to be desigrzed for a 250 paf storage ioad per UBC, Chapter 16,
correct plans attd provide calculations.
Answer: Chapter 16 addresses structursl design requirements with respect to Gve loads and
dead loads. Live loads are dictated by Table 16-A, which shows two separate load categories for
storage areas. It provides for "Light Storage" at 125 psf snd "Heavy Storage" at 250 psf. Iu the
case of this building, there is storage space on the ground floor (slab-on-grade) for heavy storage
and there is storage space on the menanine for light storage. Items that will be stored on the
mezzanine are items such as air filters, oil filters, etc. The mezzanine will be posted for 125 psf
live loads as required in paragraph 1607.3.5.
3. Comment: Provide vendlanon information for the storage area that eomplies with UBC Secnon
1202.2.2.
Answer: Section 1202.2.2 addresses special ventila6on requirements where Class I, II or III-A
iiquids are use in buildings. In such cases, sia air chenges per hour are required. There will be
no Class I, II or III-A liquids used in this building. There may be small amounts of gasoline in
the gas tanks of the vehicles stored in the building.
4. ✓ Comment: Pravide a note on the elecMcal plan stating all general purpose outlets in the shop area
shall be GFCI proteeled.

and applicable wind loads. Doors and operators shall be designed to operate for a mimmum of
10,000 cycles. Design doors to withstand a wind load of 201bs. per square foot, in an inwazd and
outwazd direction, or as otherwise applicable to the site location of this project.
B. Provide an experienced installer who has completed installations of sunilaz type, size and complexity
with this project.
1.5 I3ANDLING AND STORAGE
A. Deliver overhead doors, track and operators in manufacturer's standard containers, wrapped or
crated to provide protection during shipment and jobsite staging. Shipments shall bear
manufacturer's labels indicating product designation and handling instructions
B. Inspect door panels and other components upon delivery. Notify shipper and/or manufacturer of
damage in transit and re-order replacement of product pnor to need for installation. Only minor
dunage may be repaired at the site, provided repaired items match quality and durability of new
products as accepted by the Architect. Remove damaged items that cannot be repaired at the site.
C. Store products during construction period in accordance with manufacturer's instructions. Avoid
damage due physical impact, twisting or warping, humidiry and moisture.
PART 2-- MATERIALS AND PRODUCTS
2.1 MANUFACTLIRERS
A. Subject to compliance with the Specifications, provide doors and frames from one of the followiing
manufacturers:

2.2 MATERIALS
A. Steel for overhead doors shall comply with ASTM A 653, cold rolled sheets, commercial quality with
a minimum strength of 33,000 psi and G60 hot-dipped zinc galvanized coating.
B. Provide door panels with overall sizes and types shown on the Drawings. Provide door panels of not
less than 26 gauge steel on both sides of panel, with ribbed or fluted profile. Panels shall be 24" in
height and 2" thick with rabbeted or tongue-and-grooved top and bottom edges to provide
weathertight seal between panels. Reinforce bottom section wdh a continuous angle or channel and
provide bottom weatherstrip.
C. Provide doors that aze straight, free of defects and blemishes, and have correct finish material
thiclrness. Provide panels wRh 2" insulated core material per manufacturer's standard. Doors shall
be finished with manufacturer's standard primer and powder coat finish coats on inside and outside
surfaces in color as selected from manufacturer's standard colors.
23 TRACKS AND ACCESSORIES
A. Provide manufacturer's standard galvanized steel track system for the applicable door size and
weight, designed for lift type and profile shown on the Drawings. Provide complete track assembly
including attachment brackets for ngid support.
B. Provide heavy duty steel ball-bearing rollers, hinges behveen panels, weatherstripping, slide locking
bolts, spring counterbalance mechanism, and electrical door operator.
C. Provide electrical door operator of size for door and cycles indicated, complete with motor, starter,
geaz-reduction unit, clutch, brake, trolley draw baz or jack shaft, controls and disconnect. Each door
shall have a 3 button control station with open, close and stop positions. Control in closed position
shall lcek door. Provide door with electric automatic sensor edge mounted at bottom of door to
immediately stop and reverse downward door travel.
D. Provide windows of type and arragement shown on Drawings. Provide manufacturer's standard size
clear float glass.
PART 3-- CONSTRUCTION AND INSTALLATION
3.1 INSTALLATION
A. lnstall overhead doors acurately in position per manufacturer's instructions. Mount tracks plumb
with jamb, tapered to allow tight seal when closed, and securely welded or bolted to building jambs
and roof structure per details. Support and braced track as required to provide strength and rigidity
without sag, sway or vibration durmg door operations.
B. Hang door panels straight and level, fitting in the opening with proper clearances at head and jambs,
allowing smooth opening and closing. Install hardwaze, operator and accessories to provide complete
door installation ready for use.
3.2 ADJUSTING AND TOUCH-UP
A. After installation, inspect all doors and frames to find and repair daniaged surFaces. Repair or
replace any damaged materials so that repairs aze undetectable. Any costs for replacing doors for
non-compliance will be absorbed by the Contractor.

B. Make final adjustments and lubricate doors and hardware prior to the final inspection. Door shall be
squaze, plumb and smooth operating.
C. Immediately after installation of doors, frames and borrowed lights, touch up primer wat and sand
smooth before final painting operations begin.
D. Demonstrate operation to Owner's representative. Provide operarion and manitenance manual.

duct to transpwt air tram the inside of the duct into the
duet deteetore sensin0 chamber and badc out ro the duct.
It the sampled air contains a cwiceniraGOn of smoke
greater than or equal t0 the alarm threshpld of 1he inlemal
smoke detaetor, the unit wiil go mto alarm.

loading dock. At the present time no fire hydrants would

1. The installation will need to be in accordance with

2. Mechanical ventilation will need to be at a rate of
not less than 1 cubic foot per minute per square foot
of floor area over the storage area.
3. Systems will need to operate continuously.
4. A manual shutoff control will need to be provided
outside the room adiacent to the access door into the
room or location apProved by the Fire Marshal. The
switch will need to be of a break glass type and will
need to be labeled " Ventilation System Emergency
Shutdown".
5. The exhaust system will need to be arranged to
consider the density of the potential fumes
or vapors raleased. For fumes and vapors that are
heavier than air, exhaust will nead to be taken
within 12 inches of the floor.
6. The location of both exhaust and inlet air openings
will need to be arranged to provide air movement
across all portions of the floor and room to
prevent the accvmulation of vapors.
7. Exhaust ventilation cannot be recirculated with in
the room or building if the materials stored are
capable of emitting hazardous vapors.
9. "No Smokine" signs will need to be provided and will
be provided by the Fire Marshal's Office.

Approval of Final Drainage Study, Erosion Control Plan and
Van Gordon Street Construction Drawings
Dear Mr. Haviland,
This letter is to inform you that the final drainage study,
erosion control and Van Gordon Street construction drawings for
the above referenced project have been reviewed and approved for
construction. Please be aware of the followinq items regarding
the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
any Temporary Certificate of Occupancies.
2_ Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainaqe report and plan.
It will be the responsibility of the contractor for the
project to repair any damage to the existing public
improvements on Van Gordon Street and/or West 48th Avenue as a
result of related construction traffic in the area. Also, the
contractor will be responsible for maintaining Van Gordon
Street and West 48th Avenue on a regular basis such they are
free of construction debris and tracking from construction
traffic accessing the site.
lpon completion of the drainage improvements the engineer,
MJM, shall provide to the City of Wheat Ridge a letter of
srtification statinq that the various improvements, as
afined in the drainage report and plan, have been accurately
rveyed to confirm that their construction is in accordance
th these documents. The certification letter shall be

1. A separate permit is required to be obtained from the City
of Wheat Ridge Huilding Department for the installation of
the sprinkler system.
2. The fire department connection needs to be a minimum of
36 inches above finished grade.
3. The fire department connection will need to be located
to within 150 feet of a fire hydrant.
4. All hose connections need to be National Standard Threads.
5. The sprinkler system is in excess of 100 heads and the
control valves and water flow will need to be supervised
bY a central, remote or proprietary service.
6. Audible alarm horns will need to be installed as needed to
activate upon sprinkler system flow.
7. All valves, tests and drains will need to be labeled.
8. The hydraulic calculation cards will need to be placed
at the riser.
9. The valve room will need to be labeled "Sprinkler Control
Valves.
10. Twenty four hours notice required for all inspections and
tests.
