I, the property owner, by my signature, attest that I currently reside at the project
property, intend to reside at the property for a period of one year after completion of the
project, and am personally performing all work, without the assistance of hired or
professional workers. If professionals are hired, those contractors are licensed with the
City of Wheat Ridge and are listed on the permit. Consultations and inspections will only

1. This permit was issued based on the information provided in the permit application and accompanying Flans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall no proceed or conceal work without written approval of such work from the Building and Inspection Services

exceeds one (1) year, full fees shall be paid for a new permit.

(5) Contreclor shall notify the Buildin9 Inspector hventy-four (24) hours in advance for all inspectians and shall receive written approval on Inspection card before
proceediin with successive phases o( the job.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
buiiding permit. The issuance of a Certificate of Occupancy requires:
1) The completion of all required landscaping and related site improvements. inspections
are performed by the Pianning and Zoning Division.
2) The completion of site drainagelgrading requirements per the approved site grading
plan and/or final drainage report and plan, if such report and plan is appiicable. For all
residential and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the civil engineer of record. Inspection are performed
by the Public Works Department.
3) The compietion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant or cash escrow may be required in lieu of
construction, as determined by the Public Works Department. The Public Works
Department performs public improvements inspections.
4) The completion and approval of a Certificate of Occupancy Application form and final
inspections. Inspections are performed by the Building Division.
All the above items must be completed and approved by Planning and Zoning, Building and
Pubiic Works before a Certifcate of Occupancy is issued. Final Inspection by the Building
Division does not constitute authorization of a Certificate of Occupancy nor permission for
occupancy. Occupancy of the structure is not permitted until the Certificate of Occupancy
is issued. (Uniform Building Code, Section 109)
The City is not responsible for any real estate ciosings or other agreements concerning the
property which may be affected by failure to complete the above items and obtain a Certifcate of
Occupancy.
