The following requirements aze made under the 2003 International Fire Code adopted
by the C9ty Council of the City of Wheat Ridge, Colorado, and the Fire Board of the
Wheat Ridge Fire Protection Dishict.
1. All System Inspection Requirements shall be covered on the attached sheet.
2. The electrical panel shall be addressed with the 5310 on the main electrical
disconnect.
3. Keys sha11 be provided for the Alarm Panel to be placed in the Knox Box.
4. The Fire District shall receive a copy of the alarm test prior to final testing,
5, All exit corridors sha11 remain cleaz at all times of construcfion.
6. All penetrations through rated walls shall have FIRE CAULK applied to continue
fire ratings.
7. The Fire District shall be notified if the alann is to be out of service for longer
than 5 hours.
8. All fire lanes shall remain cleaz of all construction velucles during conshvction.

(1) This permit was issued in accordance with theprovisions set forth in your application and is subject to the laws of the State
of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable ordinances
of the City. .
(2) This permR shall expire if (A) the work authorized is not commenced within siMy (90) days from issue date or (B) the building
authorized is suspended or abandoned for a period of 180 days (3) If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no changes
have been or will be made in the original plans and specifications and any suspension or abandonment has not exceeded one
(t) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the naturel flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspectortwenty-four (24) hours in advance for all inspections and shall receive written
approval on inspection card before proceeding with successive phases of the job.
(6) The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor an
approval of, any violation of)pe provisions of the building codes or any other ordinance, law, rule or regulation. All plan review

(1) This permitwas issued in accordance with the provisions setforth in your application and is subjectto the laws of the State of
Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable ordinances of
the City.
(2) This permit shall expire if (A) the work authorized is not commenced within sixty (90) days from issue date or (B) the building
authorized is suspended or abandoned for a period of 180 days.
(3) If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no changes
have been orwill be made in the original plans and specifications and any suspension or abandonment has notexceeded one
(1) year. If changes have been or if suspension or abandonmen[ exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspector twenty-four (24,) hours in advance for all inspections and shall receive written
approval on inspection card before proceeding with succe5siv~phases of the job.
(6) The issuance of a permit or the appmval of drawings and specifcations shall no[ be cons[rued to be a permit for, nor an

The following requirements are made under the 2003 International Building Codes
and the 2003 International Fire Code with amendments as adopted by the City of
Wheat Ridge.
1. Building Plans were reviewed under the 2003 International Building Codes, 2002
N.E.C. and aze subject to field inspecrion for compliance.
2. Building shall meet the City of Wheat Ridge Prescriptive Energy Code or the
2003 International Energy Conservation Code.
.~3. Fire alann plans shall be submitted to the Fire District and Building Departsnent
as a separate pernut. (Alarm system shall compliant with N.F.P.A. 10 and A.D.A.
requirements).
4. Required Knox box per Fue Deparhnent.
5. Fire sprinkler plans shall be submitted to the Fire District and Building
Department for approval and will be submitted under a sepazate perxnit. (If
required).
6. Ali Fue caulking/stopping systems shali be inspected by a third party inspector
and will be inspected by the Building and Fire Department staff by destructive
inspection the standard fire stop systetns shall comply with ASTM E119/UL263
for standazd fire test method for building construction and matterials, ASTM
E814/iJL1479 for through penetrations and ASTM E1966/[JL2079 for joints.

7. Fire extinguishers shall be mounted in the main corridors with a minimum rating
of 2A-40BC with no greater than 75 feet travel distance between extinguishers or
according Fire Dishictstandards.
8. Buildings shall be addressed with 5" numbering and put in a lighted location, the
job site shall haue an address during conshuction or no inspection will take place.
9. "NO SMOKING" signs shall be posted at the entrance to the construction site.
10. The existing fire alann system shall be in normal operation when construction
work is finished eaoh day if applicable.
11. The Fire District shall be norified if the Fire Alarm or sprinkler systems are to be
down greater than 5 hours.
12. Exterior doors that aze blocked from the inside shall state, "Blocked Access" on
the outside far the Fire Department.
13. "ALL" Fire lanes shall remain clear at all times of conshuction.
14. All alarm devices shall be supported to structure through out the tenant finish.
15. All bathrooms and access shall comply with A.D.A.
16. Where plumbing fixtures are required, sepazate facilities shall be provided for
each sex and shall comply with A.D.A. if there is an occupant load greater than 15
people.
17. Drink fountain is require per IPC section 403.
18. Any changes to the existing approved plans shall be submitted to the Wheat Ridge
Building Department and Fire District.
19. Ceiling lamination and ceiling panels must be self supporting from structure.
20. Panic hazdware shall be installed on all required egress doors if occupant load is
greater than 50 in any occupancy.
21. All approved plans and permits from Wheat Ridge Building DeparhnenY and the
Fire District shall remain on site until a Certificate of Occupancy is received.
22. Any "HOT WORK" operations shall haue a required extinguisher with a
minimum rafing of 2A-40BC within 20 feet.
23. Exit signs shall be accompanied with frog eyes for back up lighting.
24. Need proper cleazance in front of all equipment needing serviced.
25. Electrical shall be labeled, "Electrical Room No Storage".
26. All equipment must be installed to manufactures installarion criteria and
minimum IBC standards.
27. Any existing items in the field that do not meet minimum code requirements must
be brought up to code per field inspection.
28. Subject to field inspection.
29. All plumbing shall meet A.D.A. guidelines.
30. Ali low voltage wiring shall be supported from structure and shall not lay on
ceiling.

I have completed my initial review of the above-mentioned building permit application, and I have
the following comments:
1. Please submit a site plan drawn to scale: This site plan should detail the lot (complete
with dimensions for each lot line), the placement and size of the existing building and
location and dimensions of all parking stalls.
2. Please be awaze that adequate pazldng facilities must be provided for this use. One
parking stall is required for each 200 square feet of usable floor area. Areas such as
restrooms, hallways and mechanical rooms may be excluded from the calculations. One
van accessible parking stall must be provided.
3. Any exterior signage will require a separate building pertnit.

The following requirements are made under the 2003 Ixtternarional Fire Code adopted
by the Fire Board of the Wheat Ridge Fire Protection District and the City Council of the
City of Wheat Ridge, Colorado.

front door, 3 to 5 feet from the floor surface.
9. Any changes to approved plans shall be submitted to the Fire District for
approval.
10. The Fire District shall be notified 48 hours before the final inspection is to be
scheduled.

12. A list of products to be stored or sold in the store shall e submitted to the Fire
District.
The complete scope of work was not submitted with this plan review and may be
subject to other requirements.
