In order to pass a final inspection on commercial elastomeric or similar type roofing, a
letter of inspection and approval from the manufacturer technical representative stating
that "the application of the roof at (project address) has been applied in accordance with
the installation instruction for (roof material brand name) roof covering" is required to
be on site at the time of final inspection.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must
be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. A ladder extending 3
feet above the roof eave and secured in place is required to be provided for all roof
inspections. Roof ventilation is required to comply with applicable codes and/or
manufacturer installation instructions, whichever is more stringent.

1. This permit was issued based on the information provided in the permit application and accompanying Flans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
1. If this permit expires, a new permit may be required to 1: obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.

Gentlemen,
In regards to Bob Gasper's (Whzatridge Building Departrnent) request for
1erainaee calculations, please review the ioliowing.
On the east building, we have an approximate rooi acea of 24,9^0 squaze feet.
There are 13 down sgouts on this building, so each downspout s et is found that one0
square fee[. Using the rainfall data and drainage chait( eosed) t
square inch of down spout wi1: I-ain 110 sGewre feet of roof area. Dividing 830 by 110
tells us that each down spout must be at least 7-5 ir.ches sqiaare. We installed 3"x4"
outlets which give us 11.7' squaze, 4.2" laYger than needed.
On the south building, we have an approxunate roof area of 6,100 square feet.
There a:e 14 down snouts on this building, so each down spout services roughly 440
square feet. Dividing 440 hy 110 tells us that each down spout must be at least 4" square.
using 3"x4" ouiiets, we are 7.7" larger than needed.
On the west building, we are the same as the east buildiag. 42" larger than
needed.
As for eutter sizin$ the calculations show that gutters for these buildings must be
at least 4.8" in width with a depth of 3.5" minimum• The gutters we installed are 6" in
width and 4.5" in depth. Both dimensions exceed the cninimum required.

Dear Mr. Barrett:
The company insuring Highland West and the three buildings at
6350-6360 and 6370 West 38th Avenue, also known as Highland
South, is concerned about the codes for reconstruction should a
catastrophe occur to one or all o£ the buildings.
All of the buildings conformed to the Uni£orm Building Code in
existence at the time they were constructed. Today the Codes
vary somewhat £rom the earlier ones. The UBC and other related
codes are revised in part every three years. There have been
nine code changes since Highland West was constructed.
Structurally, the changes are minor. The greatest changes are in
safety-related items; smoke and fire detection warning; fire
suppression systems; smoke removal; areas o£ refuge; and as of
January 26, 1992, the federal requirement £or Americans with
Disabilities Act is in force.
I cannot speak for the ADA requirements at this time. The
Department o£ Justice of the United States is the enforcing body.
However, should a real disaster strike Highland West, we would
evaluate the damage and permit reconstruction based on the
present codes. The areas to be repaired or repiaced would need
to con£orm to all updated codes. I£ the building or some system
in the building was damaged in excess of 50 percent of the whole,
the entire building or system would need to conform to the
updated codes. Example: If the building was damaged more than
50% by £ire, the reconstruction would require a£ull-blown fire
extinguishing system, a full automatic and manual fire alarm
system, all wiring to conform to the current National Electric
Code, dual glazing and safety glazing of the complete structure,
doors establishing areas o£ refuge on all £loors above the first
floor and partitions on all floors that would divide the hallways
from the elevator lobbies.
The buildings that make up Highland South are more up-to-date on
codes, however, in the same scenario, we would require a£ull
sprinkler system and alarm system.

If, £or some reason Highland West was completed destroyed, under
the present zoning laws of the City, it would not be allowed to
be reconstructed over thirty-five (35) feet in height. There may
be a variance allowed to build higher or to the original height,
but that would need to go through a separate process other than
building permit applications.
